<p><strong>Real estate sales</strong> on Anna Maria Island continue to slow down due mostly to low inventory.  Sales for the month of <strong>April 2022 were 57% lower than April 2021 at 40.  The Inventory has started to slowly build and is currently at 94.</strong>  Sales for <strong>April 2022</strong> for Anna Maria City, Holmes Beach, and Bradenton Beach were <strong>40 </strong>(SF-26, Con-9, Dup-4 &amp; Lot-1) <strong>compared to April 2021 </strong>at <strong>70 </strong>(SF-42, Con-23, Dup-1 &amp; Lot-4).  The inventory <strong>continues to be the lowest it’s been in 30 years </strong>and continues to be well below 300 for 36 of the last 45 months.  Inventory is currently at only <strong>94 </strong>(SF-65, Con-25, Dup-2 &amp; Lot-2).  Inventory for the previous 45 months were 79, 88, 82, 72, 72, 72, 76, 100,135, 145, 155, 162, 175, 196, 230, 261, 253, 274, 308, 314, 312, 289, 279, 282, 292, 296, 293, 305, 334, 338, 319, 291, 257, 249, 231, 214, 223, 240, 254, 267, 297, 297, 310, 290, 298.  <strong> Sales have started to slow down, but the inventory has not started to build much yet</strong>.  Looking at <strong>Manatee County</strong> the <strong>average sale price of single-family homes and Condos in</strong> <strong>Manatee County through February 2022</strong> <strong>was</strong> <strong>up again 36.1%</strong> to <strong>$371,367</strong> <strong>above</strong> <strong>February 2021</strong> <strong>at $272,932 </strong>and the current inventory is <strong>down 48.8%</strong> <strong>at 155 from 303 in February 2021</strong>.  <strong>As I noted above, the average sale price of a single-family home in</strong> <strong>Manatee County is $371,367 and the median sales price is 325,000 and the Pending sales are at 447 vs 648 last year. Again.…. <p><strong>        S</strong>ince last month’s newsletter, there were 59 properties that went pended SF-27, Condo-25, multi-family- 4 and the lots- 3.  The single families were listed between $769,900 and $6,900,000; The condos between $400,000 and $4,175,000; The Multi-families between $1,200,000 and $2,295,000.  Of the 94 single-family properties currently for sale, there is only 1 single-family property under $1 million ($999,500) and only 5 between $1 Million and $2 Million the remaining range between $2,195,000 and $28,500,000.<strong>   We have left out Frank &amp; Al’s best buys again this month since there is so little inventory, and it changes so fast.  </strong>If you want to see any properties just call Lynn or me.  <strong>We can also put you on your own automatic search for properties with your specific criteria so you can get them as soon as they go up for sale because the inventory is turning over so quickly, </strong><a href="mailto:Alan@AlanGalletto.com"><strong>let us know what that is today!</strong></a></p>
<p><strong>        To summarize </strong>the <strong>Anna Maria Island Real Estate </strong>Market sales for <strong>April 2022</strong> were <strong>70% lower than</strong> <strong>April 2021</strong>.  The inventory has begun to creep up but is still the lowest I’ve seen it in 30 years, at again only <strong>94 </strong>(SF-65, Con-25, Dup-2, Lot-2)<strong> 19% up from last month but still lower than 6 of the last 12 months at 79, 88, 82, 72, 72, 76, 100, 135, 145, 155, 162 &amp; 175</strong>.  Pended properties (properties under contract) continue to remain about where they have been for the market at <strong>59 </strong>(SF-27, Con-25, Dup-4 &amp; Lot-3) at the low end from the previous thirteen months at <strong>55, 63,</strong> <strong>70,</strong> <strong>85,</strong> <strong>94,</strong> <strong>95, 101, 87, 86</strong>,<strong> 90, 94, 112, 92.</strong>  Distressed properties continue to be non-existent as they have been for the last couple of years with again none in the current inventory and only two in the last thirty-seven months. The <strong>distribution of the 65 single-family properties</strong> currently for sale on AMI <strong>continues to skew to the high end</strong> with 0% (0) &lt;$750K, .1% or (1) between $750K and $1 million, 6% or (5) between $1 million and $2 million and 28% or (18) between 2-3 Million and 62% or (40) over $3 million.  <strong>The highest-priced single-family home</strong> currently is $28,500,000 a 1940, remodeled 3,892 10BR.7.5bath beach house directly on a gulf front lot.  The <strong>lowest-priced is </strong>a half-duplex, 2 BR/2 bath, 1,053 sq. ft. at 208 82<sup>nd</sup> St.  Holmes Beach. The <strong>distribution of the 26 Condos</strong> currently for sale on AMI is .5% or (1) &lt;$500K, 41% or (12) $500K-$750K, 1.5% or (3) $750K &#8211; $1 million and 30% or (7) &gt;$1 million.  You can see that 98% of the single-family prices are over $1 million while 73% of the condos were below $1million and only 27% are over $1 million.  As I mentioned above of the <strong>current inventory of 65 single-family homes </strong>the lowest priced property at <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/414-80TH-STREET-HOLMES-BEACH-FL-34217/A4526948/32/"><strong>208 82nd St, HB</strong> </a>listed at <strong>$999,500</strong> a <strong>2br/2bath, 1053 sq. ft. half-duplex</strong> and the highest is a <strong>$28,500,000</strong> a Gulf Front property <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/102-77TH-STREET-HOLMES-BEACH-FL-34217/A4518449/32/"><strong>102 48th St, HB.</strong> </a> Of the current inventory of <strong>20</strong> condos the lowest-priced unit, this month is <strong>a 1br/1bath Condo at</strong> <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/600-MANATEE-AVENUE-240-HOLMES-BEACH-FL-34217/A4527312/32/"><strong>1603 Gulf Dr. #31 HB</strong></a> listed at <strong>$499,000</strong> and the highest a <strong>4br/4 bath condo at L’Plage, </strong><strong><u>6430 Gulf Dr. #1 </u></strong><strong>listed at $3,095,000. </strong> The prices for single-family homes continue to move up rapidly while condos continue to creep up.  Of the <strong>single-family </strong>properties currently for sale<strong> on AMI,</strong> the<strong> average </strong>list price is <strong>$4,483,625 </strong>and the <strong>median </strong>list price is <strong>$3,685,000 </strong>and for<strong> condos, </strong>the<strong> average </strong><strong>list price</strong> is<strong> $1,025,138 </strong>and<strong> the median </strong>list price is<strong> $716,500</strong>.  <strong> </strong></p>
<p><strong>         L</strong>ongboat Key current inventory stayed about where it was last month at <strong>48 </strong>(SF- 19, Con- 19, Dup- 1 &amp; Lot- 2)  in the low end of the range it’s been in the last twenty-six months  41, 62, 48, 63, 59, 75, 127, 129, 156, 172, 178, 199, 218, 275, 295, 337, 388, 386, 378, 364, 354, 309, 309, 274, 289,359 and significantly lower than the previous seven months at 388, 386, 404, 442, 461, 455, 452. Of the current inventory of <strong>18</strong> single family homes, the average price is <strong>$4,324,000</strong> and the median list price is <strong>$3,047,500</strong>.  For the <strong>29</strong> condos for sale, the average and median list prices respectively are <strong>$2,242,297</strong> &amp; <strong>$1,250,000.</strong></p>

<p>Real Estate Sales on Anna Maria Island for January 2019 started the year much slower than January 2018 and a slower start than the last five Januaries.  <span style="color: #800080;"><strong>Sales</strong></span> in January 2019 for Anna Maria City, Holmes Beach and Bradenton Beach were <strong>15 </strong>(SF-9, Con-5, Dup-1 &amp; Lot-0)<strong><span style="color: #800080;"> down 55% below January 2018</span></strong> at <strong>33 </strong>(SF-24, Con-6, Dup-2 &amp; Lot-1).  As you can see by the charts below that the numbers since 2010, which was when the market bottomed from the peak of 2005, the annual sales continue to be  strong in either  the high 300’s or low 400’s with 2018 sales at 397.  The inventory ticked up this month to 319 where it has been below 300 for the last eleven months in a row and for thirteen of the last fourteen months.  The average inventory over most of the past 30 years has been 400-450 properties for sale at any one time.  As I mentioned, inventory is currently at <strong>319 </strong>(SF-200, Con-81, Dup-23 &amp; Lot-15).  Inventory for the previous fourteen months were 291, 257, 249, 231, 214, 223, 240, 254, 267, 297, 297, 310, 290, 298 as you can see all below 300 except one month.  Whether low sales and high inventory is the beginning of a trend it’s way too early to tell but we’ll keep an eye on it.</p>

<p>To summarize the Anna Maria Island Real Estate Market beginning 2019, January started slower than the previous 5 years.  Pended properties (properties under contract) have ticked up to <strong>43 </strong>(SF-26, Con-11, Dup-5 &amp; Lot-1) above average historically.   Distressed properties continue to be non-existent with again this month no distressed properties for sale on the island and non in the last seven months.  The distribution of the single family properties currently for sale on AMI continues to skewed upward with only (7) or 4% &lt;$500K, (41) or 20% 500K-750K, (53) or 26% between $750K and $1 million and (99) or 50% over $1 million.  The distribution for Condos currently for sale has bumped up a little from last year with (42) or 52% &lt;$500K, (25) or 31% $500K-$750K, (5) or 6% $750K &#8211; $1 million and (9) or 11% &gt;$1 million.  You can see that 76% of the single family prices are over $750K while 52% of the condos were below $500K.  The lower prices on condos is due to the fact that most of the condos on the island were built in the 70’s and 80’s and are 2 bedroom/2 bath and there is not much you can do to improve them other than new kitchens and bathrooms.  They can’t be enlarged.  Of the current inventory of 200 single family homes the lowest priced property is $269,000 (seaside gardens) and the highest is $5,750,000.  Of the current inventory of 81 condos the lowest priced is $219,900 and the highest $2,600,000.  Of the <strong>single-family properties currently for sale,</strong> the<strong> average list price is</strong> <strong>$1,386,370</strong> and the <strong>median list price is</strong> <strong>$1,024,950 </strong>and for<strong> condos </strong>the<strong> average list price </strong>is<strong> $715,193 </strong>and<strong> median list price is $499,900</strong>.</p>
<p>Longboat Key current inventory is <strong>452</strong> (SF- 140, Con- 277, Dup- 2 &amp; Lot- 33) about equal with last month at 455 which was up from the six previous months at 314, 276, 277, 307, 320 and 377.  Of the current inventory of 140 single family homes the average list price is $1,888,296 and the median list price is $1,294,500.  The lowest priced single family home on Longboat Key is $299,000 and the highest is $22,500,000.   For the 277 condos for sale the average and median list prices respectively are $800,075 &amp; $550,000 with the lowest $169,900 and highest $6,395,000.</p>

<p>Sales on Anna Maria Island one month into the second quarter of 2018 show sales<strong> up 8%</strong> at 145 (SF-90, Con-45, Dup-7 &amp; Lot-3) compared to the same point in 2017 with sales of 134 (SF-72, Con-47, Dup-6 &amp; Lot-9). Sales on Anna Maria Island for <strong>April 2018 were up 9% over 2017</strong>. For April 2018 AMI sales were 48 (SF-26, Con-19, Dup-2, &amp; Lot-1) compared to <a href="http://www.annamarialuxuryrealestate.com/anna-maria-island-fl-real-estate-newsletter-may-2017-al-scott-galletto-team/">April 2017</a> at 44 (SF-27, Con-12, Dup-0 &amp; Lot-5).</p>
<p><strong>In the last 12 months sales</strong> (May 1, 2017 to April 30, 2018) for Anna Maria City, Holmes Beach and Bradenton Beach were 414 (SF-243, Con-133, Dup-26 &amp; Lot-12) <strong>up 9%</strong> over the previous 12 months (May 1, 2016 to April 30, 2017 at 379 (SF-216, Con-125, Dup-20 &amp; Lot-18). Of the last 12 months sales (May 1, 2017 to April 30, 2018) only 1% or 6 (SF-4, Con-1, Dup-1 &amp; Lot-0) were distressed properties (bank owned or short sales) compared to 1% or 4 (SF-1, Con-1, Dup-2 &amp; Lot-0) for the previous 12 months (May 1, 2016 to April 30, 2017). Inventory has inched up a little bit just above 300 the last three months after being below 300 over the previous 12 months but again is still well below the historical average inventory on the island of 450-500 properties. Inventory is currently at 308 (SF-181, Con-93, Dup-22 &amp; Lot-12). Inventory for the previous twelve months were 313, 308, 297, 254, 249, 231, 214, 223, 240, 254, 267, &amp; 297.</p>
<p>To summarize the Anna Maria Island market for the first four months of 2018 it’s continuing with very strong sales and historically low inventory which we have experienced since 2010. As evidence at how good the AMI market has been a personal finance site (GOBANKINGRATES- see attached article) used data from Zillow comparing <strong>median home priced from January 1998 and January 2018 in 25 </strong><strong>cities around the country to identify those where prices had gone up the most.</strong> Of the top 10 cities it’s not surprising that 8 were in California, 1 was in Hawaii and the <strong>#5 city was Anna Maria.  Holmes Beach </strong><strong>was #23</strong>…. WOW we are in pretty good company!</p>
<p>The properties on this month’s Frank, Scott &amp; Al’s Great Buy’s list have some changes from last month. The property at <a href="https://youtu.be/x3Gy4ejVcZA">3603 4th Ave</a> has gone under contract for cash and is due to close on 6/29/18. If you’re looking for a great location in Anna Maria City with peaks of the Gulf, then recently reduced<a href="http://www.annamarialuxuryrealestate.com/homes-for-sale-details/744-NORTH-SHORE-DRIVE-ANNA-MARIA-FL-34216/A4206269/32/"> 744 North Shore Dr</a>. listed at $1,295,000 it generates great rental income but also is a great location for a year around residence. The two unit property at <a href="http://www.annamarialuxuryrealestate.com/homes-for-sale-details/601-GULF-DRIVE-S-A-B-BRADENTON-BEACH-FL-34217/A4400607/32/">601 Gulf Dr. S. Bradenton Beach</a> is a great rental property that generates $75K in gross rental income. Call me for more information on these or other real estate opportunities.</p>
<p>If you look at the average and median sales prices for single family homes and condos over the last 12 months versus the previous 12 months you can see that single family homes are up about 22% and condos are up 18% year to year. Pended properties (properties under contract) continue to look strong at 63 (SF-37, Con-17, Dup-6 &amp; Lot-3) which continues to bode well for continued strong sales over the next several months. Distressed properties continue to be non-existent with only two bank owned properties and one short sale property in the existing inventory.</p>
<p>Of the current AMI inventory of 181 single family homes the average sale price is $1,369,380 and the median sale price is $1,195,000. The lowest priced single-family home on the island is currently $379,800 and the highest priced is $4,995,000. For the 93 condos currently for sale on AMI the average and median sale prices are $605,968 &amp; $475,000 respectively with the lowest $199,000 and the highest $2,600,000.</p>

<p>The Longboat Key current inventory is 377 (SF-106, Con-227, Dup-3 &amp; Lot-41) down from the last two months at 377 &amp; 403 and about in line with the previous five months at 304,314,336,345 and 374. Of the current inventory of 105 single family homes the average price is $2,221,871 and the median price is $1,173,000. For the 210 condos currently for sale the average and median prices respectively are $769,354 and $549,000 with the lowest price at $174,900 and the highest price at $6,100,000. Pended properties on Longboat Key are 95 (SF-19, Con-71, Dup-0 &amp; Lot-5) down from last month at 113 and up from the previous six months at 86, 45,54,49,62 &amp; 86. There is only one distressed property on Longboat Key a bank owned condo.</p>

<p>Even though inventory on the island is at <strong>historic lows</strong> Real Estate Sales on Anna Maria Island continues at a very strong pace. The number of sales in July 2017 at <strong>40</strong> (SF-24, Con-12, Duplex (Dup)-2, Lot-2) were <strong>up 25% over July of 2016</strong> at 32 (SF-21, Con-7, Dup-2, Lot-2). As of July 31, 2017 Y.T.D. Anna Maria Island property sales were; 260 (SF &#8211; 152, Con &#8211; 79, Dup &#8211; 15, &amp; Lots -14) up 15% over July 31, 2016 Y.T.D. at 227 (SF-141, Con-60, Dup-14 &amp; Lot-12).<br />
The last 12 months of Florida Real Estate sales for Anna Maria City, Holmes Beach and Bradenton Beach (August 1, 2016 to July 31, 2017) were 394 (SF-223, Con-128, Dup-25, Lot-18) up 7% from the previous 12 months (August 1, 2015 to July 31, 2016) at 369 (SF-211, Con-113, Dup-26 &amp; Lot-19). Of the last 12 months sales only 1% or 5 (SF-3, Con-1, Dup-1 &amp; Lot-0) were distressed properties (bank owned or short sales) compared to 2% or 6 (SF-3, Con-2, Dup-1 &amp; Lot-0) in the previous 12 months (August 1, 2015 to July 31, 2016). Inventory continues to dwindle and run well below the norm. Inventory is currently at 240 (SF-148, Con-72, Dup -13 &amp; Lot-7). Inventory for the previous Eleven months were 254, 267, 297, 297, 310, 290, 298, 314, 303, 308, 343. <strong>Inventory continues to be running at historic lows while demand </strong><strong>seems to be continuing at historic highs.</strong><br />
Well not surprisingly the two great properties from last month that have fantastic rental income on Frank, Scott &amp; Al’s Great Buy’s, 4807 2nd Ave. Holmes Beach at $1,174,000 (recently reduced) and 119 Neptune Lane. Holmes Beach at $1,499,000 have both gone under contract. 4807 2nd Ave. Does $90,000 in gross annual rental income and 119 Neptune Lane does $130,000. The three of our listings that recently went under contract 722 Key Royale, 517 Key Royale and 105 Oak Ave will be closing within the next 2 Few days. Again if you’re looking for one of the newer condos which also rents very well you should<br />
consider <strong><a href="http://www.annamarialuxuryrealestate.com/homes-for-sale-details/7316-GULF-DRIVE-8-HOLMES-BEACH-FL-34217/A4132819/32/">7316 Gulf Drive at La Casa Costiera #8 </a>in Holmes Beach</strong>. It is a 2,136 square foot, 3 bedroom 3 bath condo with private garage and private elevator and partial gulf views overlooking the pool. <p>To summarize the Anna Maria Island market for the first seven months of 2017 demand is very high and the inventory keeps shrinking and is at historic lows. The fast start we got off to is continuing and looks like it will continue into the immediate future. Again, pended properties continue in a very healthy pace which continues to bode well for future sales. Pended properties (properties under contract) are at 49 (SF-31, Con-14, Dup &#8211; 2 &amp; Lot-2). Distressed properties continue to be non-existent with no distressed properties in the current inventory.</p>
<p>Of the current inventory on Anna Maria Island of 147 single family homes the average sale price is $1,189,840 and the median sale price is $1,050,000. The lowest price single family home on the island is currently $387,500 and the highest price $3,800,000. For the 72 condos for sale on the island, the average and median prices respectively are $545,912 &amp; $454,450 with the lowest $199,000 and highest $1,850,000.</p>
<p>Longboat Key’s current inventory is 303 (SF-199, Con- 215, Dup- 1 &amp; Lot- 23) the lowest level in the past ten months (331, 393, 437, 456, 469,304, 314, 336, 345 and 374). Of the current inventory of 80 single family homes the average sales price is $2,486,898 and the median sale price is $1,345,000. The lowest priced single family home on the Longboat Key is $285,000 and the highest is $26,500,000. For the 199 condos for sale the average and median prices respectively are $749,747 and $555,000 with the lowest $218,500 and highest $5,999,000. Pended properties on Longboat Key are 57 (SF-19, Con-37, Dup-<br />
0 &amp; Lot-1) down from 61, 66, 68, 79 &amp; 86 the last five months and about average of 45, 54, 49, 62 and 86 the previous five months. Distressed properties on Longboat Key are only 2, one bank owned single family and one short sale condo.</p>

<p>The last 12 months of Real Estate sales for Anna Maria City, Holmes Beach and Bradenton Beach (May 1, 2016 to April 30, 2017) were <strong>375</strong> (SF-216, Con-121, Dup-20, Lot-18) down 2% from the previous 12 months (May 1, 2015 to April 30, 2016) at <strong>381</strong> (SF-216, Con-116, Dup-29 &amp; Lot-20).  Of the last 12 months sales only .5% or <strong>2</strong> (SF-1, Con-0, Dup-1 &amp; Lot-0) were distressed properties (bank owned or short sales) compared to 3% or <strong>12</strong> (SF-7, Con-4, Dup-1 &amp; Lot-0) in the previous 12 months (May 1, 2015 to April 30, 2016).  Inventory continues to run well below the norm.  Inventory is currently at <strong>297</strong> (SF-166, Con-96, Dup -22 &amp; Lot-13).  Inventory for the previous eight months were 297, 310, 290, 298, 314, 303, 308, 343.  As you can see the inventory continues to run at historic lows while demand seems to be continuing at historic highs which bodes well for continued increase in prices.</p>
<p>Again this month we have two great properties that have fantastic rental income on Frank, Scott &amp; Al’s Great Buy’s, <a href="http://www.annamarialuxuryrealestate.com/homes-for-sale-details/117-WILLOW-AVENUE-ANNA-MARIA-FL-34216/A4155941/32/">117 Willow Ave.</a> City of Anna Maria at $1,395,000 and <a href="http://www.annamarialuxuryrealestate.com/homes-for-sale-details/119-NEPTUNE-LANE-HOLMES-BEACH-FL-34217/A4159005/32/">119 Neptune Ln</a>. Holmes Beach at $1,499,000.  117 Willow does $125,000 in gross annual rental income (an 11 ratio) and 119 Neptune Ln does $130,000 (an 11.5 ratio).  The property at <a href="http://www.annamarialuxuryrealestate.com/homes-for-sale-details/3603-4TH-AVENUE-HOLMES-BEACH-FL-34217/A4160803/32/">3603 4th Ave, Holmes Beach</a> a 3BR/3bath single family, three houses to the beach was reduced last month to $959,000 is still a great rental and it does $85,000 in gross annual rental income (an 11 ratio).  Again the property just off the island at <a href="http://www.annamarialuxuryrealestate.com/homes-for-sale-details/3304-PALMA-SOLA-BOULEVARD-BRADENTON-FL-34209/A4160744/32/">3304 Palma Sola Blvd. Bradenton </a>  a 4,000 square foot, 4 bedroom 3.5 bath on Palma Sola Bay is has a great location for a second home with bay views.  Call me for more information on these or other real estate opportunities.</p>
<p>To summarize the Anna Maria Island market for the first four months of 2017 we got off to one of the fastest starts in the last 5 years.  Again, sales pended properties are up well above the average.  Pended properties (properties under contract) are at <strong>66</strong> (SF-44, Con-14, Dup &#8211; 4 &amp; Lot-4).   Distressed properties continue to be non-existent with no distressed properties currently for sale on the island.</p>
<p>The current inventory of <strong>148 </strong>single family homes the average sale price is $1,238,984 and the median sale price is $1,124,500.  The lowest price single family home on the island is currently $387,500 and the highest price $4,250,000.  For the <strong>95</strong> condos for sale the average and median prices respectively are $568,653 &amp; $475,000 with the lowest $229,000 and highest $1,999,000.</p>
<p>Longboat Key’s current inventory is 437 (SF- 130, Con- 274, Dup- 1 &amp; Lot- 32) a little under 456 &amp; 469 the last two months and well above 304, 314, 336, 345 and 374 the previous five months.  Of the current inventory of 130 single family homes the average sales price is $2,171,733 and the median sale price is $1,272,000.  The lowest priced single family home on the island is $287,500 and the highest is $26,500,000.   For the 274 condos for sale the average and median prices respectively are $785,894 and $559,500 with the lowest $224,900 and highest $5,600,000.  Pended properties on Longboat Key are 68 (SF-15, Con-51, Dup-0 &amp; Lot-2) down from 79 &amp; 86 the last two months and 45, 54, 49, 62 and 86 the previous five months.  Distressed properties on Longboat Key are only 5, 2 condo’s and 3 single families.</p>

<p>Sales on Anna Maria Island for 2016 ended below 2015 but still a good year.  December 31, 2016 Y-T-D AMI sales were 361(SF-212, Con-109, Dup-24, &amp; Lot-16) <strong>down 11% from </strong><a href="http://www.annamarialuxuryrealestate.com/anna-maria-island-fl-real-estate-newsletter-january-2016-alan-scott-the-galletto-team/"><strong>December 31, 2015</strong></a><strong> Y-T-D</strong> at 407 (SF-230, Con-128, Dup-25 &amp; Lot-24).</p>
<p>Sales in December 2016 for Anna Maria City, Holmes Beach and Bradenton Beach were 28 (SF-15, Con-12, Dup-1 &amp; Lot-0) <strong>down 18%</strong> below December 2015 at 34 (SF-16, Con-14, Dup-3 &amp; Lot-1).  Of the 2016 sales only .6% or 2 (SF-2, Con-0, Dup-0 &amp; Lot-0) were distressed properties (bank owned or short sales) compared to 5% or 22 (SF-12, Con-8, Dup-2 &amp; Lot-0) for 2015.  Although we’re running 14% behind last year in sales, we are closing the gap on 2015 which was a very good year for sales.  The low inventory is the primary reason we ran behind 2015 in sales but it looks like inventory is starting to move up again.  Inventory is currently at 325 (SF-182, Con-98, Dup-23 &amp; Lot-22).  Inventory for the previous five months were 290, 298, 314, 303, 308.  The inventory the last two months was below 300 but other than that it hasn’t been below 300 since 2005.</p>
<p>There is something for everybody on Frank, Scott &amp; Al’s Great Buy’s list this month.  The properties at <a href="http://www.annamarialuxuryrealestate.com/idx/mls-a4155941-117_willow_avenue_anna_maria_fl_34216">117 Willow Ave</a> ($1,395,000), <a href="http://www.annamarialuxuryrealestate.com/idx/mls-a4148288-120_neptune_lane_holmes_beach_fl_34217">120 Neptune</a> ($1,995,000) and <a href="http://www.annamarialuxuryrealestate.com/idx/mls-a4161495-103_81st_street_holmes_beach_fl_34217">103 81<sup>st</sup> St</a> ($2,499,900) are all in fantastic locations and are great rentals.  If you don’t mind being just off the island <a href="http://www.annamarialuxuryrealestate.com/idx/mls-a4159279-9931_manatee_avenue_w_unit_9931_bradenton_fl_34209">9931 Manatee Ave. Bradenton</a> a 2,376 square foot, 3 bedroom 3 bath condo with boat dock and lift a great Palma Sola Bay View.  Call me for more information on these or other real estate opportunities.</p>
<p>To summarize the Anna Maria Island market for 2016, we ended up 11% below 2015 but it was still a very strong sales year as you can see from the charts below.  Pended properties continue to be strong and still well above the average.  Pended properties (properties under contract) are at 38 (SF-17, Con-17, Dup-3 &amp; Lot-1).   Distressed properties continue to be non-existent with no distressed properties for sale on the island in the last four months.  The distribution of the single family sales on AMI for 2016 hasn’t changed much with  17% &lt;$500K, 33% 500K-750K, 16% between $750K and $1 million and 34% over $1 million.  The distribution for Condo sales for 2016 also hasn’t changed much and was 80% &lt;$500K, 18% $500K-$750K, 2% $750K &#8211; $1 million and 0% &gt;$1 million.  These percentages have been pretty consistent over the last year.  Of the <strong>single family properties sold in 2016, the average sale has been $940,435</strong> and the median sale $767,500.  In <strong>2015 the average sale for single family homes was $779,381</strong> and the median sale was $630,000.  The current inventory of 182 single family homes the average sale price is $1,266,642 and the median sale price is $1,085,000.  The lowest price single family home on the island is currently $224,900 and the highest price $5,495,000.  For the 98 <strong>condos for sale the average and median prices respectively are $611,045 &amp; $488,500 </strong>with the lowest $189,000 and highest $2,149,000.</p>
<p>Longboat Key current inventory is 437 (SF- 131, Con- 278, Dup- 1 &amp; Lot- 27) up from 304 last month and 314,336 and 345 the three previous months.  Of the current inventory of 131 single family homes the average sales price is $2,234,778 and the median sale price is $1,439,500.  The lowest priced single family home on Longboat Key is $287,500 and the highest is $20,000,000.   For the 278 condos for sale the average and median prices respectively are $837,940 &amp; $629,450 with the lowest $164,900 and highest $5,999,000.  Pended properties on Longboat Key are 54 (SF-21, Con-28, Dup-1 &amp; Lot-4) up from last month at 44 and 54, 49 and 62 the previous three months.  Distressed properties on Longboat Key are only 3 (SF-0, Con-3, Dup-0 &amp; Lot-0).</p>

<p style="text-align: left;">    Sales on Anna Maria Island for 2016 looks to be on pace to end the year in the mid to high 300’s.  October 31, 2016 Y-T-D AMI sales were 303(SF-179, Con-89, Dup-20, &amp; Lot-15) still down 14% from  October 31, 2015 Y-T-D at 350 (SF-206, Con-105, Dup-18 &amp; Lot-21).</p>
<p style="text-align: left;">     Sales in October 2016 for Anna Maria City, Holmes Beach and Bradenton Beach were 21 (SF-9, Con- 10, Dup-0 &amp; Lot-2) down 22% from October 2015 at 27 (SF-13, Con-10, Dup-3 &amp; Lot-1). The last 12 months sales (Nov 1, 2015 to Oct 31, 2016) were 360 (SF-203, Con-112, Dup-27, Lot-18) down 13% from the previous 12 months (Nov 1, 2014 to Oct 31, 2015) at 406 (SF-236, Con-128, Dup-19 &amp; Lot-23). Of the last 12 months sales only 1.7% or 5 (SF-3, Con-1, Dup-1 &amp; Lot-0) were distressed properties (bank owned or short sales) compared to 5% or 21 (SF-13, Con-7, Dup-1 &amp; Lot-0) in the previous 12 months (Nov 1, 2014 to Oct 31, 2015). Although we’re running 14% behind last year in sales, we are still going to have a very good year. I still believe the low inventory is the primary reason we are running behind 2015 in sales. Inventory is currently at 301 (SF-164, Con-89, Dup-20 &amp; Lot-28). Inventory for the previous five months were 290, 298, 314, 303, 308.<br />
The inventory on Anna Maria Island hasn’t been below 300 since 2005.</p>

Distressed properties continue to be almost non-existent with two distressed properties for sale on the island, one single family property and one multi-family property.</p>
<p style="text-align: left;">     The distribution of the single family sales on Anna Maria Island over the last 12 months still hasn’t changed much with 18% &lt;$500K, 32% 500K-750K, 16% between $750K and $1 million and 34% over $1 million. The distribution for Condo sales over the last 12 months also hasn’t changed much and was 84% &lt;$500K, 13% $500K-$750K, 3% $750K &#8211; $1 million and 0% &gt;$1 million. These percentages have been pretty consistent over the last year. Of the single family properties sold the first ten months of 2016, the average sale has been $926,712 and the median sale $765,000. Of the condos sold in the first ten months of 2016 the average sale price was $374,978 and the median sale price was $325,000. In the first ten months of 2015 the average sale for single family homes was $759,954 and the median sale was $627,500. Of the condos sold in the first ten months of 2015 the<br />
average sale price was $394,398 and the median sale price was $359,000. The current inventory of 164 single family homes the average list price is $1,284,733 and the median sale price is $1,060,000. The lowest price single family home on the AMI is currently $324,000 and the highest price $5,995,000. For the 89 condos for sale the average and median list prices respectively are $622,195 &amp; $504,450 with the lowest $189,000 and highest $2,149,000.</p>
<p style="text-align: left;">     Longboat Key current inventory is 389 (SF- 129, Con- 226, Dup- 2 &amp; Lot- 32) up from 304 last month and 314, 336 and 345 the three previous months. Of the current inventory of 129 single family homes the average list price is $2,329,548 and the median list price is $1,395,000. The lowest priced single family home on Longboat Key is $299,500 and the highest is $20,000,000. For the 226 condos for sale the average and median list prices respectively are $838,988 &amp; $625,000 with the lowest $164,900 and highest $5,999,000. Pended properties on Longboat Key are 47 (SF-15, Con-31, Dup-0 &amp; Lot-1) down last month from 48 and 54, 49 and 62 the previous three months. Distressed properties on Longboat Key are only 5 (SF-2, Con-3, Dup-0 &amp; Lot-0).</p>
<p style="text-align: left;">   We are running about 14% in Anna Maria Island sales behind 2015 which ended with sale of 407 but we are still going to end the year with very strong sales.</p>

<p><strong>Sales on Anna Maria Island</strong> for 2016 continues to lag behind 2015.<strong> June, 2016 Y-T-D AMI sales were 195 (SF-120, Con-53, Dup-12, &amp; Lot-10) down 18% from Jun</strong><strong>e, 2015 Y-T-D at 235 (SF-139, Con-71, Dup-10 &amp; Lot-15).</strong>   Last month Y-T-D we were behind 2015 Y-T-D by 20% &amp; two months ago we were behind last year by 28% so we have been gaining and are still running about equal with 2014 which ended the year with 381 sales.</p>
<p>Sales in June 2016 were 33 (SF-22, Con-8, Dup-0 &amp; Lot-3) down 9% from June 2015 at 36 (SF-20, Con-13, Dup-2 &amp; Lot-1). The last 12 months sales (July 1, 2015 to June 30, 2016) were 367 (SF-211, Con- 110, Dup-27, Lot-19) down 10% from the previous 12 months (July 1, 2014 to June 30, 2015) at 409 (SF- 234, Con-121, Dup-27 &amp; Lot-27). Of the last 12 months sales only 2% or 9 (SF-5, Con-3, Dup-1 &amp; Lot-0) were distressed properties (bank owned or short sales) compared to 6% or 24 (SF-14, Con-6, Dup-4 &amp; Lot-0) in the previous 12 months (July 1, 2014 to June 30, 2015). Although we’re running 18% behind last year in sales, we are catching up and the low inventory is a contributing factor to the lower sales. Inventory is currently at 314 (SF-175, Con-96, Dup-15 &amp; Lot-28).  Inventory for the previous four months were 303, 308, 343 and 342.</p>
<p>Again this month these two investment properties are still available. The property at<strong> <a href="http://www.alangalletto.com/idx/mls-a4130013-214_fir_ave_a_anna_maria_fl_34216">214 Fir</a></strong>, a 3BR/2bath each side duplex, three houses to the beach listed at $1,499,900 is a great rental with a 7% return and does $185,000 in gross annual rentals. Another great rental with a 6% return is <strong><a href="http://www.alangalletto.com/idx/mls-a4141977-209_54th_st_holmes_beach_fl_34217">209 54th St.</a></strong> It’s a newly built (2014) 8 bedroom/6 bath, 2,936 sq. ft. home a block to the beach with peaks of the gulf and it does about $225,000 in gross annual rental and is listed at $2,300,000. These returns are exclusive of the increase in the value of the property. Call me for more information on these or other properties.</p>
<p>To summarize the market for the first six months of 2016, we continue to run behind 2015 but still will end the year as one of the top 3 years in sales since 2005. Pended properties continue to be strong and well above the average which could mean a continued strengthening of sales as we continue through the year. Pended properties (properties under contract) are at 42 (SF-23, Con-13, Dup-5 &amp; Lot-1). Distressed properties continue to be non-existent and will continue to be so. There are currently no distressed properties in the inventory. The distribution of the single family sales on AMI over the last 12 months again hasn’t changed much with 20% &lt;$500K, 38% 500K-750K, 14% between $750K and $1 million and 28% over $1 million. The distribution for Condo sales over the last 12 months also hasn’t changed much and was 85% &lt;$500K, 12% $500K-$750K, 2% $750K &#8211; $1 million and 1% &gt;$1 million. These percentages have been pretty consistent over the last year. Of the single family properties sold the first six months of 2016, the average sale has been $926,840 and the median sale $737,500. In the first six months of 2015 the average sale for single family homes was $745,191 and the median sale was $630,000. The current inventory of 175 single family homes the average sale price is $1,208,313 and the median sale price is $979,000. <strong>The lowest price single family home on the island is currently $239,900 and the highest price $5,995,000.</strong> For the 96 condos for sale the average and median prices are $607,349 &amp; $471,000 with the lowest $197,500 and highest $2,149,000.</p>
<p><strong>Longboat Key</strong> current inventory is 336 (SF- 120, Con- 182, Dup- 2 &amp; Lot- 32) down from 345 last month and 374 and 387 the two previous months. Pended properties on Longboat Key are 49 (SF-9, Con-40, Dup-0 &amp; Lot-0) down last month from 62 and 86 and 87 the previous two months. Distressed properties on Longboat Key are only 4 (SF-0, Con-4, Dup-0 &amp; Lot-0).</p>
