<p><strong>          Real estate sales</strong> on Anna Maria Island continue to outpace 2020 which was a historically high sales year.  Sales for the month of <strong>February 2021 were about equal to sales for February 2020 and</strong>  <strong>Inventory at 76 is lower than the pended properties at 95.</strong>  Sales for <strong>February 2021</strong> for Anna Maria City, Holmes Beach and Bradenton Beach were <strong>35 </strong>(SF-22, Con-12, Dup-0 &amp; Lot-1) <strong>about equal to </strong> <strong>February 2020 </strong>at <strong>36 </strong>(SF-17, Con-14, Dup-3 &amp; Lot-2) after being up <strong>79%</strong> and <strong>99%</strong> over the previous two months.  Sales are tapering off not because there is no demand but because there is no inventory. The inventory <strong>continues to be the lowest it’s been in 30 years </strong>and continues to be below 300 for thirty of the last thirty-eight months and seventeen of the last twenty months.  Inventory is currently at only <strong>76 </strong>(SF-43, Con-19, Dup-7 &amp; Lot-7).  Inventory for the previous thirty-eight months were 100,135, 145, 155, 162, 175, 196, 230, 261, 253, 274, 308, 314, 312, 289, 279, 282, 292, 296, 293, 305, 334, 338, 319, 291, 257, 249, 231, 214, 223, 240, 254, 267, 297, 297, 310, 290, 298, and again has hit a new low for this market.  Looking at the <strong>whole county</strong> single family sales for <strong>Manatee County January 31, 2021</strong> Y-T-D were <strong>up again 26%</strong> above January 31, 2020 Y-T-D and the current inventory is <strong>down 64%</strong> from 2020 at this time.  The average sale price of a single-family home in <strong>Manatee County is $510,940 up 21% over a year ago. </strong><strong>Again, this month….I CAN NOT say this strongly enough</strong><strong>;  for those of you </strong><strong>thinking of selling</strong><strong> within the next year or two </strong><strong>now would be a </strong><strong>good time </strong><strong>to put your property on the market while it still is a sellers’ market.  Historically this market has come about every 7-10 years.  As far as you </strong><strong>buyers…buying sooner is better than later.</strong>  <strong>Call (941) 232-2216 </strong>or email me at <a href="mailto:alan@alangalletto.com"><strong>alan@alangalletto.com</strong></a><strong>  </strong><strong>for an opinion of value or to start a search to find a property today. </strong></p>

Distressed properties continue to be non-existent as they have been for the last couple of years with again none in the current inventory and only two in the last thirty-one months. The <u>distribution of the</u> <u>single-family properties</u> currently for sale on AMI <strong>continues to skew to the high end</strong> with only 2% or (1) &lt;$750K, 7% or (3) between $750K and $1 million, 43% or (19) between $1 million and $2 million and 23% or (10) between 2-3 Million and 25% or (11) over $3 million.  The <u>distribution for Condos</u> currently for sale on AMI is 16% or (3) &lt;$500K, 42% or (8) $500K-$750K, 21% or (4) $750K &#8211; $1 million and 21% or (4) &gt;$1 million.  You can see that 98% of the single-family prices are over $750K and 91% are over $1 million while 58% of the condos were below $750K and only 21% over $1 million.  <strong>As you can see again single family prices continue to go up much faster than condo prices.</strong>  Of the current inventory of <strong>43 </strong> “single family homes” the lowest priced property is $725,000 (a 2br/1bath) home at <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/203-HAVERKOS-COURT-HOLMES-BEACH-FL-34217/A4494058/32/"><strong>203 Haverkos Ct. HB</strong></a> and the highest is $6,750,000 a .87 acre gulf front elevated home built in 2014<strong> at </strong><a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/807-N-SHORE-DRIVE-ANNA-MARIA-FL-34216/A4496294/32/"><strong>807 N Shore Dr. AM</strong> </a> Of the current inventory of <strong>19</strong> condos the lowest priced unit again this month is <strong>a 1br/1bath  condo at</strong> <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/611-GULF-DRIVE-N-D26-BRADENTON-BEACH-FL-34217/A4488398/32/"><strong>1325 Gulf Dr. #220 BB</strong></a><strong> at Tortuga</strong> listed at $349,000 and the highest $3,750,000 a 4br/3.5 bath direct gulf front <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/101-67TH-STREET-1-HOLMES-BEACH-FL-34217/A4494387/32/"><strong>Buena Vista,101 67<sup>th</sup> St. Unit 1, HB</strong></a><strong>.</strong>  The prices for single family homes continue to move up rapidly while condos continue to creep up.  Of the <strong>single-family </strong>properties currently for sale<strong> on AMI,</strong> the<strong> average </strong>list price is <strong>$2,449,545 </strong>and the <strong>median </strong>list price is <strong>$1,935,000 </strong>and for<strong> condos, </strong>the<strong> average </strong>list price is<strong> $917,142 </strong>and<strong> the median </strong>list price is<strong> $684,900</strong>.</p>
<p><strong>           </strong><strong>L</strong>ongboat Key current inventory has for the ninth month in a row dropped down again significantly to <strong>75 </strong>(SF- 16, Con- 50, Dup- 2 &amp; Lot- 7) the lowest it’s been in the last twenty months at 127, 129, 156, 172, 178, 199, 218, 275, 295, 337, 388, 386, 378, 364, 354, 309, 309, 274, 289,359 and significantly lower than the previous seven months at 388, 386, 404, 442, 461, 455, 452. Of the current inventory of <strong>16</strong> single family homes, the average price is <strong>$2,642,688</strong> and the median list price is <strong>$1,993,000</strong>.  For the <strong>50</strong> condos for sale, the average and median list prices respectively are <strong>$1,122,004</strong> &amp; <strong>$672,000.</strong></p>

<p><strong>T</strong>he Coronavirus has slowed showings in this market but they have picked up over last week.  Sales in April 2020 were significantly below sales for April 2019 but April 2019 was an unusually high sales month not just for 2019 but any month in the last 15 years.  Year-to-date sales continue to be above last year.  The continued low inventory (under 300) continues to support the current pricing without putting pressure on any reductions.  We will continue to keep you informed of anything that significantly changes, relative to the corona-virus.  Sales for April 2020 for Anna Maria City, Holmes Beach and Bradenton Beach were <strong>23 </strong>(SF-12, Con-9, Dup-1 &amp; Lot-1) <strong>down 56%</strong> below April 2019 at <strong>41 </strong>(SF-26, Con-13, Dup-1 &amp; Lot-1) which as I said was an unusually high sales month.  Sales for April 30, 2020 Y-T-D were <strong>127</strong> (SF-68, Con-46, Dup-6, Lot-7) <strong>up 9% </strong>above April 30, 2019 Y-T-D at <strong>117</strong> (SF-75, Con-34, Dup-6, Lot-2).  Sales for the last 12 months were <strong>385</strong> (SF-230, Con-119, Dup-24 &amp; Lot-12) <strong>up 4% </strong>above the previous 12 months at <strong>369 </strong>(SF-219, Con-120, Dup-22 &amp; lot-8).   The inventory has dropped again below 300 again at <strong>274</strong> continuing to be below 300 for twenty of the last twenty-eight months and six of the last nine months.  Inventory is currently at <strong>253 </strong>(SF-146, Con-77, Dup-13 &amp; Lot-17).  Inventory for the previous twenty-eight months were 274, 308, 314, 312, 289, 279, 282, 292, 296, 293, 305, 334, 338, 319, 291, 257, 249, 231, 214, 223, 240, 254, 267, 297, 297, 310, 290, 298, and continues to be historically low and well below average  for this market.</p>
<p><strong>F</strong>rank &amp; Al’s Great Buy’s list this month have a few changes.  Still available is the 180 degree Bimini Bayfront view, the ideal boater’s home, check out <strong><a href="https://www.annamarialuxuryrealestate.com/homes-for-sale-details/543-67TH-ST-HOLMES-BEACH-FL-34217/A4427158/32/">543 67th St. HB</a></strong> . <p><strong>T</strong>o summarize the Anna Maria Island Real Estate Market for the first four months of 2020, sales were 9% above the first four month’s of 2019 but we expect the 2<sup>nd</sup> quarter to slow down a little and be under the 2<sup>nd</sup> quarter of 2019 because of the corona-virus.  The inventory still remains in the low range, as shown above, at <strong>253</strong> which means there is not any immediate downward pressure on prices.  Pended properties (properties under contract) look strong this month at <strong>42 </strong>(SF-25, Con-10, Dup-5 &amp; Lot-2) above last month at <strong>39 </strong>and still very healthy which continues to allow us to expect consistent sales into the next quarter.  Distressed properties continue to be non-existent as they have been for the last couple years with still only one distressed property currently for sale on the island (a bank owned condo) and only two in the last twenty months.  The <u>distribution of the</u> <u>single family properties</u> currently for sale on AMI hasn’t changed much over the last year or so with only 4% or (6) &lt;$500K, 11% or (17) 500K-750K, 14% or (21) between $750K and $1 million, 46% or (68) between $1 million and $2 million and 25% or (37) over $2 million.  The <u>distribution for Condos</u> currently for sale on AMI is 53% or (40) &lt;$500K, 33% or (25) $500K-$750K, 7% or (5) $750K &#8211; $1 million and 7% or (5) &gt;$1 million.  You can see that again 85% of the single-family prices are over $750K and 71% are over $1 million while 53% of the condos were below $500K.  This distribution of single-family prices and condo prices continues to inch up year by year.  Of the current inventory of <strong>146</strong> single family homes the lowest priced property is still $419,000 (a Sunbow Bay 3br/3bath) and the highest is $6,850,000 again the one acre gulf front complex built in the 1940’s but totally remodeled.  Of the current inventory of <strong>77</strong> condos the lowest priced is this month a 1br/1bath TradeWinds condo at $214,900 and the highest $2,295,000 a 3br/3.5bath direct gulf front Palm Gables unit.  The prices for single family and condos continue to remain creep up.  Of the <strong>single-family </strong>properties currently for sale<strong> on AMI,</strong> the<strong> average </strong>list price is <strong>$1,734,867 </strong>and the <strong>median </strong>list price is <strong>$1,495,000 </strong>and for<strong> condos </strong>the<strong> average </strong>list price is<strong> $563,382 </strong>and<strong> median </strong>list price is<strong> $499,000 not much change from last month</strong>.</p>
<p><strong>L</strong>ongboat Key current inventory has dropped down again to <strong>337 </strong>(SF- 113, Con- 200, Dup- 0 &amp; Lot- 24) about the middle of the last ten months at 388, 386, 378, 364, 354, 309, 309, 274, 289,359 but lower than the previous seven months at  388, 386, 404, 442, 461, 455, 452. Of the current inventory of <strong>113</strong> single family homes the average list price is <strong>$2,070,473</strong> and the median list price is <strong>$1,249,000</strong>.  For the <strong>200</strong> condos for sale the average and median list prices respectively are <strong>$746,024</strong> &amp; <strong>$595,000.</strong></p>

<p><strong>S</strong>ales on Anna Maria Island for May 2019 continue to run well behind sales for May 2018. Sales in May 2019 for Anna Maria City, Holmes Beach and Bradenton Beach were <strong>45 </strong>(SF-28, Con-11, Dup-3 &amp; Lot-3) <strong>down 15%</strong> again below May 2018 at <strong>53 </strong>(SF-30, Con-19, Dup-1 &amp; Lot-3).  Two months into the second quarter sales for May 31, 2019 Y-T-D was <strong>163</strong> (SF-104, Con-45, Dup-9 &amp; Lot-5) <strong>down 18% </strong>below May 31, 2018 Y-T-D at <strong>198 </strong>(SF-120, Con-64, Dup-8 &amp; lot-6).  The inventory has dropped down this month and has been below 300 for thirteen of the last seventeen months.  As I mentioned last month the average inventory over most of the past 30 years has been 400-450 properties for sale at any one time.  Inventory is currently at <strong>293 </strong>(SF-185, Con-74, Dup-21 &amp; Lot-13).  Inventory for the previous eighteen months were 305, 334, 338, 319, 291, 257, 249, 231, 214, 223, 240, 254, 267, 297, 297, 310, 290, 298.  Although a little above 300 for the past four months it has again ticked down below 300 this month.</p>

<p><strong>T</strong>o summarize the Anna Maria Island Real Estate Market for the first five months of 2019 continues to run slower than the previous 5 years.  Pended properties (properties under contract) continue to be good at <strong>55 </strong>(SF-32, Con-17, Dup-5 &amp; Lot-1) a little below last month but still good.   Distressed properties continue to be virtually non-existent with no distressed property for sale on the island and none in nine of the previous ten months.  The distribution of the single family properties currently for sale on AMI continues to skew upward with only 2%  or (4) &lt;$500K, 19% or (36) 500K-750K, 20% or (39) between $750K and $1 million, 42% or (80) between $1 million and $2 million and 17% or (32) over $2 million.  The distribution for Condos currently for sale is 57% or (48) &lt;$500K, 29% or (24) $500K-$750K, 7% or (6) $750K &#8211; $1 million and 9% or (6) &gt;$1 million.  You can see that again 80% of the single-family prices are over $750K while 56% of the condos were below $500K.  Again, the lower prices on condos is due to the fact that most of the condos on the island were built in the 70’s and 80’s and are 2 bedroom/2 bath, 1100 sq. ft.  and there is not much you can do to improve them to increase the value other than new kitchens and bathrooms since they can’t be enlarged.  Of the current inventory of 185 single family homes the lowest priced property is $419,000 (seaside gardens) and the highest is $5,750,000 an old gulf front cottage on a one-acre lot (the cottage is about $50K of the value the rest is the lot).  Of the current inventory of 74 condos the lowest priced is $228,900 (Trade winds) and the highest $2,569,000 (Vista Grande).  Of the <strong>single-family properties currently for sale on AMI,</strong> the<strong> average list price is</strong> <strong>$1,450,666</strong> and the <strong>median list price is</strong> <strong>$1,225,000 </strong>and for<strong> condos </strong>the<strong> average list price </strong>is<strong> $568,092 </strong>and<strong> median list price is $475,000</strong>.</p>
<p><strong>L</strong>ongboat Key current inventory is <strong>386</strong> (SF- 115, Con- 237, Dup- 3 &amp; Lot- 31) significantly lower than the last five months at 404, 442, 461, 455, 452 which were up from the six previous months at 314, 276, 277, 307, 320 and 377.  Of the current inventory of 115 single family homes the average list price is $1,999,547 and the median list price is $1,362,500.  The lowest priced single-family home on Longboat Key is $298,500 and the highest is $15,900,000.   For the 237 condos for sale the average and median list prices respectively are $776,507 &amp; $549,450 with the lowest $214,900 and highest $6,100,000.  The Longboat Key inventory took a significant drop this month the same as the AMI inventory.</p>

Sales in April 2019 for Anna Maria City, Holmes Beach and Bradenton Beach were <strong>41 </strong>(SF-26, Con-13, Dup-1 &amp; Lot-1) <strong>down 15%</strong> below April 2018 at <strong>48 </strong>(SF-26, Con-19, Dup-2 &amp; Lot-1).  Sales for April 30, 2019 Y-T-D was <strong>118</strong> (SF-76, Con-34, Dup-6 &amp; Lot-2) <strong>down 19% </strong>below April 30, 2019 Y-T-D at <strong>145 </strong>(SF-90, Con-45, Dup-7 &amp; lot-3).  The inventory has dropped down this month and has been below 300 for thirteen of the last seventeen months.  As I mentioned last month the average inventory over most of the past 30 years has been 400-450 properties for sale at any one time.  Inventory is currently at <strong>305 </strong>(SF-192, Con-81, Dup-20 &amp; Lot-12).  Inventory for the previous seventeen months were 334, 338, 319, 291, 257, 249, 231, 214, 223, 240, 254, 267, 297, 297, 310, 290, 298 as you can see all below 300 except for four months.  As I mentioned last month whether low sales and high inventory is the beginning of a trend is still too early to tell but it is a continued good sign that the inventory is dropping off.</p>

<p><strong>          T</strong>o summarize the Anna Maria Island Real Estate Market beginning 2019, the first four months started slower than the previous 5 years.  Pended properties (properties under contract) continue to be strong at <strong>65 </strong>(SF-39, Con-18, Dup-7 &amp; Lot-1) another hefty increase over last month.   Distressed properties continue to be virtually non-existent with no distressed property for sale on the island and none in eight of the previous nine months.  The distribution of the single family properties currently for sale on AMI continues to skew upward with only 3%  or (5) &lt;$500K, 18% or (34) 500K-750K, 24% or (45) between $750K and $1 million, 36% or (67) between $1 million and $2 million and 19% or (36) over $2 million.  The distribution for Condos currently for sale is 56% or (45) &lt;$500K, 28% or (23) $500K-$750K, 7% or (6) $750K &#8211; $1 million and 9% or (7) &gt;$1 million.  You can see that again 80% of the single-family prices are over $750K while 56% of the condos were below $500K.  Again, the lower prices on condos is due to the fact that most of the condos on the island were built in the 70’s and 80’s and are 2 bedroom/2 bath and there is not much you can do to improve them to increase the value other than new kitchens and bathrooms since they can’t be enlarged.  Of the current inventory of 192 single family homes the lowest priced property is $419,000 (seaside gardens) and the highest is $5,750,000 an old gulf front cottage on a one-acre lot (the cottage is about $50K of the value the rest is the lot).  Of the current inventory of 81 condos the lowest priced is $228,900 (Trade winds) and the highest $9,500,000 (Layby the railroad complex).  Of the <strong>single-family properties currently for sale,</strong> the<strong> average list price is</strong> <strong>$1,453,297</strong> and the <strong>median list price is</strong> <strong>$1,249,000 </strong>and for<strong> condos </strong>the<strong> average list price </strong>is<strong> $683,785 </strong>and<strong> median list price is $475,000</strong>.</p>
<p><strong>L</strong>ongboat Key current inventory is <strong>404</strong> (SF- 121, Con- 246, Dup- 3 &amp; Lot- 34) significantly lower than the last four months at 442, 461, 455, 452 which were up from the six previous months at 314, 276, 277, 307, 320 and 377.  Of the current inventory of 121 single family homes the average list price is $1,928,479 and the median list price is $1,350,000.  The lowest priced single-family home on Longboat Key is $298,500 and the highest is $15,900,000.   For the 246 condos for sale the average and median list prices respectively are $777,000 &amp; $549,000 with the lowest $214,900 and highest $6,100,000.  The Longboat Key inventory took a significant drop this month the same as the AMI inventory.</p>

<p><strong>Sales</strong> on Anna Maria Island for <strong>October 2018 were down again 25% over October 2017</strong>.  For October 2018 AMI sales were 21 (SF-13, Con-8, Dup-0, &amp; Lot-0) <strong>compared to <a href="https://www.annamarialuxuryrealestate.com/al-galletto-team-anna-maria-real-estate-newsletter-november-2017/">October 2017</a></strong> at 28 (SF-13, Con-11, Dup-3 &amp; Lot-1).  With only two months to go for 2018  Y-T-D sales on Anna Maria Island are still <strong>up 3% </strong>at 356 (SF-207, Con-117, Dup-23 &amp; Lot-9) compared to the same point in 2017 with Y-T-D sales of 344 (SF-193, Con-114, Dup-20 &amp; Lot-17).</p>
<p>&nbsp;</p>
<p><strong>S</strong><strong>ales for the last 12 months</strong> (November 1, 2017 to October 31, 2018) for Anna Maria City, Holmes Beach and Bradenton Beach were 415 (SF-239, Con-138, Dup-28 &amp; Lot-10) <strong>up 3%</strong> over the previous 12 months (November 1, 2016 to October 31, 2017 at 402 (SF-226, Con-134, Dup-24 &amp; Lot-18).  Of the last 12 months sales (November 1, 2017 to October 31, 2018) only .9% or 4 (SF-2, Con-1, Dup-1 &amp; Lot-0) were distressed properties (bank owned or short sales) compared to 1% or 5 (SF-3, Con-1, Dup-1 &amp; Lot-0) for the previous 12 months (November 1, 2016 to October 31, 2017).  Inventory has dropped down significantly below 300 this month again for the sixth month in a row and for fifteen of the previous eighteen months.  Inventory is currently at 255 (SF-147, Con-63, Dup-16 &amp; Lot-16).  Inventory for the previous eighteen months was at 242, 242, 266, 289, 295, 308, 313, 308, 297, 254, 249, 231, 214, 223, 240, 254, 267, &amp; 297.</p>
<p><strong>T</strong>o summarize the Anna Maria Island market for the first ten months of 2018, sales continue strong with <strong>sales Y-T-D up 3% over 2017 </strong>which as I mentioned again in last month’s newsletter, was an exceptionally strong sales year at 401 properties sold, in only four of the last fourteen years have we had yearly sales over 400.   If you look at the chart, yearly sales 1993 to 2018 you can see if this year continues as projected it will be the highest sales in a year since 1993.  Fourteen of the last seventeen months the inventory has been below 300 which is the lowest since the crazy years of 2003-2005.  Attesting to the strong market on AMI, I have again left the article that I put in May’s newsletter from a personal finance site (GOBANKINGRATES- see attached article) that used data from Zillow comparing <strong>median home prices from January 1998 and January 2018 in 25 cities around the country to identify those where prices had gone up the most.</strong>  Of the top 10 cities it’s not surprising that 8 were in California, 1 was in Hawaii and the <strong>#5 city was Anna Maria.  Holmes Beach was in the top 25 at #23</strong>…. Which supports the great long-term value in property on the island.</p>
<p><strong>T</strong>he properties on this month’s Frank, Scott &amp; Al’s Great Buy’s list hasn’t changed much.  I mentioned last month 3303 Gulf Drive – Pirates Cove #1 has gone under contract and is due to close 12/3/18.  If you’re looking for a great location in Holmes Beach with 180-degree views of the Gulf, then you must check out this one of a kind condo <strong><a href="https://www.annamarialuxuryrealestate.com/homes-for-sale-details/5622-GULF-DR-4-HOLMES-BEACH-FL-34217/A4214418/32/">5622 Gulf Drive Vista # 4</a></strong> listed at $2,600,000 arguably the best built complex on the island with only 4 units in the complex.  A well maintained canal home with 210 feet of seawall at <strong><a href="https://www.annamarialuxuryrealestate.com/homes-for-sale-details/606-CONCORD-LANE-HOLMES-BEACH-FL-34217/A4418581/32/">606 Concord Ln.</a></strong> is a must see for boaters.  At the other end of the spectrum is <strong><a href="https://www.annamarialuxuryrealestate.com/homes-for-sale-details/5608-GULF-DRIVE-102-HOLMES-BEACH-FL-34217/A4409198/32/">5608 Gulf Drive #102</a> </strong>at Sun Plaza West a gulf front complex listed at $529,000.  Call me for more information</p>
<p><strong>O</strong>f the current AMI inventory of 159 single family homes the average sale price is $1,546,224 and the median sale price is $1,250,000.  The lowest priced single-family home on the island is currently $484,900 and the highest priced is $6,495,000.  For the 60 condos currently for sale on AMI the average and median sale prices are $658,375 &amp; $595,000 respectively with the lowest $198,900 and the highest $2,600,000.</p>
<p><strong>T</strong>he Longboat Key current inventory is 360 (SF-113, Con-216, Dup-1 &amp; Lot-30) a little higher than last month at 314 and up from the previous six months at 276, 277, 307, 320, 377 &amp; 403 and creeping up to the high end of the previous five months at 304,314,336,345 and 374.  Of the current inventory of 113 single family homes the average price is $2,119,883 and the median price is $1,200,000.  For the 216 condos currently for sale the average sale price is $809,793 and the median sale price $590,200 with the lowest price at $17540, ,000 and the highest at $6,100,000.  Pended properties on Longboat Key are 30 (SF-15, Con-23, Dup-0 &amp; Lot-2) again down from the previous twelve months at 40, 34, 51, 63, 95, 113, 86, 45, 54, 49, 62 &amp; 86.  There are two distressed property on Longboat Key, both are bank owned condos.</p>

<p><strong>      O</strong>f the current <strong>Anna Maria Real Estate for sale; </strong>of 148 single family homes the average sale price is $1,535,576 and the median sale price is $1,250,000.  The lowest priced single-family home on the island is currently $360,000 and the highest priced is $6,495,000.  For the 65 condos currently for sale on AMI the average and median sale prices are $653,823 &amp; $588,000 respectively with the lowest $198,900 and the highest $2,600,000.</p>
<p><strong>      T</strong>he Longboat Key current inventory is 278 (SF-76, Con-173, Dup-1 &amp; Lot-28) about the same as last month at 277 and down from the previous four months at 307, 320, 377 &amp; 403 and well below the low of the previous five months at 304,314,336,345 and 374.  As you can see the last two months inventory dropped well below 300 when it was well above 300 for the previous nine months.  Of the current inventory of 76 single family homes the average price is $2,241,770 and the median price is $1,350,000.  For the 173 condos currently for sale the average sale price is $808,023 and the median sale price $549,000 with the lowest price at $229,000 and the highest at $6,100,000.  Pended properties on Longboat Key are 34 (SF-13, Con-21, Dup-0 &amp; Lot-0) significantly down from the previous ten months at 51, 63, 95, 113, 86, 45, 54, 49, 62 &amp; 86.  There is only one distressed property on Longboat Key a bank owned condo.</p>

<p>Property Sales on Anna Maria Island at the end of the second quarter of 2018 show Y-T-D sales again <strong>up 5% </strong>at 234 (SF-137, Con-77, Dup-12 &amp; Lot-8) compared to the same point in 2017 with Y-T-D sales of 223 (SF-128, Con-70, Dup-13 &amp; Lot-12).  Sales on Anna Maria Island for <strong>June 2018 were down 12% from June 2017</strong>.  For June 2018 AMI sales were 36 (SF-17, Con-13, Dup-4, &amp; Lot-2) <strong>compared to <a href="https://www.annamarialuxuryrealestate.com/real-estate-newsletter-july-2017-galletto-team-al-scott-anna-maria-island-fl/">June 2017</a></strong> at 41 (SF-25, Con-10, Dup-6 &amp; Lot-0).</p>
<p><strong>In the last 12 months</strong> <strong>sales</strong> (July 1, 2017 to June 30, 2018) for Anna Maria City, Holmes Beach and Bradenton Beach were 414 (SF-234, Con-142, Dup-24 &amp; Lot-14) <strong>up 6%</strong> over the previous 12 months July 1, 2016 to June 30, 2017 at 390 (SF-220, Con-127, Dup-25 &amp; Lot-18).  Of the last 12 months sales (June 1, 2017 to May 31, 2018) only 1% or 5 (SF-2, Con-2, Dup-1 &amp; Lot-0) were distressed properties (bank owned or short sales) compared to 1% or 5 (SF-2, Con-1, Dup-2 &amp; Lot-0) for the previous 12 months (June 1, 2016 to May 31, 2017).  As you can see distressed properties have disappeared from the inventory.  Inventory has dropped down again this month.  Inventory is currently at 289 (SF-175, Con-83, Dup-19 &amp; Lot-12).  Inventory for the previous fourteen months was at 295, 308, 313, 308, 297, 254, 249, 231, 214, 223, 240, 254, 267, &amp; 297.</p>
<p>To summarize the Anna Maria Island market for the first six months of 2018 it’s continuing with very strong sales Y-T-D up 5% over 2017 which was an exceptionally strong sales year at 401 properties sold and historically low inventory which we have experienced since 2010.   For the third month I have left the article that I put in May’s newsletter from a personal finance site (GOBANKINGRATES- see attached article) that used data from Zillow comparing <strong>median home prices from January 1998 and January 2018 in 25 cities around the country to identify those where prices had gone up the most.</strong>  Of the top 10 cities it’s not surprising that 8 were in California, 1 was in Hawaii and the <strong>#5 city was Anna Maria.  Holmes Beach was in the top 25 at #23</strong>…. WOW we are in pretty good company as far as appreciation of real estate!</p>
<p>The properties on this month’s Frank, Scott &amp; Al’s Great Buy’s list have some changes from last month.  The property at <a href="https://youtu.be/x3Gy4ejVcZA">3603 4<sup>th</sup> Ave</a> closed last week at $900,000.  If you’re looking for a great location in Holmes Beach with peaks of the Gulf, then twice reduced <a href="http://www.annamarialuxuryrealestate.com/homes-for-sale-details/114-48TH-STREET-HOLMES-BEACH-FL-34217/A4203781/32/">Vitamin Sea 114 48<sup>th</sup> St.</a> listed at $1,750,000 generates great rental income but also is a great location for a year around residence.  The two unit property at <a href="https://www.annamarialuxuryrealestate.com/homes-for-sale-details/601-GULF-DRIVE-S-A-B-BRADENTON-BEACH-FL-34217/10034108/0/">601 Gulf Dr. S. Bradenton Beach</a> that I recommended as a great investment property last month went under contract on 7/12/18.  Call me for more information on these or other real estate opportunities.</p>
<p>If you look at the <u>average</u> and <u>median</u> sales prices for single family homes and condos over the last 12 months versus the previous 12 months you can see that single family homes are up 7% &amp; 9% respectively and condos are up 17% &amp; 13% respectively year to year.   Pended properties (properties under contract) continue to look strong this month again at this month at 76 (SF-51, Con-15, Dup-10 &amp; Lot-0) which continues to bode well for continued strong sales over the next several months.  Distressed properties continue to be non-existent again with only one bank owned single family in the existing inventory.</p>
<p>Of the current AMI inventory of 175 single family homes the average sale price is $1,545,691 and the median sale price is $1,325,000.  The lowest priced single-family home on the island is currently $360,000 and the highest priced is $6,495,000.  For the 83 condos currently for sale on AMI the average and median sale prices are $629,682 &amp; $504,750 respectively with the lowest $198,900 and the highest $2,600,000.</p>
<p>The Longboat Key current inventory is 307 (SF-97, Con-177, Dup-3 &amp; Lot-30) down from the last three months at 320, 377 &amp; 403 and near the low of the previous five months at 304,314,336,345 and 374.  Of the current inventory of 97 single family homes the average price is $2,111,677 and the median price is $1,189,000.  For the 177 condos currently for sale the average sale price is $779,686 and the median sale price $549,000 with the lowest price at $175,000 and the highest price at $6,100,000.  Pended properties on Longboat Key are 80 (SF-19, Con-40, Dup-0 &amp; Lot-4) significantly up from last month at 63 and near the high’s for the previous eight months at 95, 113, 86, 45, 54 ,49, 62 &amp; 86.  There is only one distressed property on Longboat Key.</p>

<p>Sales on Anna Maria Island two months into the second quarter of 2018 show Y-T-D sales again <strong>up 9% </strong>at 198 (SF-120, Con-64, Dup-8 &amp; Lot-6) compared to the same point in 2017 with Y-T-D sales of 182 (SF-103, Con-60, Dup-7 &amp; Lot-12).  Sales on Anna Maria Island for <strong>May 2018 were up 10% over 2017</strong>.  For May 2018 AMI sales were 53 (SF-30, Con-19, Dup-1, &amp; Lot-3) <strong>compared to <a href="http://www.annamarialuxuryrealestate.com/al-scott-galletto-team-anna-maria-island-fl-real-estate-newsletter-june-2017/">May 2017</a></strong> at 48 (SF-31, Con-13, Dup-1 &amp; Lot-3).</p>
<p><strong>     In the last 12 months</strong> <strong>sales</strong> (June 1, 2017 to May 31, 2018) for Anna Maria City, Holmes Beach and Bradenton Beach were 419 (SF-242, Con-139, Dup-26 &amp; Lot-12) <strong>up 10%</strong> over the previous 12 months (June 1, 2016 to May 31, 2017 at 382 (SF-217, Con-125, Dup-19 &amp; Lot-21).  Of the last 12 months sales (June 1, 2017 to May 31, 2018) only 1% or 5 (SF-3, Con-1, Dup-1 &amp; Lot-0) were distressed properties (bank owned or short sales) compared to 1% or 4 (SF-1, Con-1, Dup-2 &amp; Lot-0) for the previous 12 months (June 1, 2016 to May 31, 2017).  Inventory has dropped down below 300 this month again after popping up just over 300 the last two months.  Inventory is currently at 295 (SF-175, Con-88, Dup-20 &amp; Lot-12).  Inventory for the previous thirteen months was at 308, 313, 308, 297, 254, 249, 231, 214, 223, 240, 254, 267, &amp; 297.</p>

<p>Sales on Anna Maria Island one month into the second quarter of 2018 show sales<strong> up 8%</strong> at 145 (SF-90, Con-45, Dup-7 &amp; Lot-3) compared to the same point in 2017 with sales of 134 (SF-72, Con-47, Dup-6 &amp; Lot-9). Sales on Anna Maria Island for <strong>April 2018 were up 9% over 2017</strong>. For April 2018 AMI sales were 48 (SF-26, Con-19, Dup-2, &amp; Lot-1) compared to <a href="http://www.annamarialuxuryrealestate.com/anna-maria-island-fl-real-estate-newsletter-may-2017-al-scott-galletto-team/">April 2017</a> at 44 (SF-27, Con-12, Dup-0 &amp; Lot-5).</p>
<p><strong>In the last 12 months sales</strong> (May 1, 2017 to April 30, 2018) for Anna Maria City, Holmes Beach and Bradenton Beach were 414 (SF-243, Con-133, Dup-26 &amp; Lot-12) <strong>up 9%</strong> over the previous 12 months (May 1, 2016 to April 30, 2017 at 379 (SF-216, Con-125, Dup-20 &amp; Lot-18). Of the last 12 months sales (May 1, 2017 to April 30, 2018) only 1% or 6 (SF-4, Con-1, Dup-1 &amp; Lot-0) were distressed properties (bank owned or short sales) compared to 1% or 4 (SF-1, Con-1, Dup-2 &amp; Lot-0) for the previous 12 months (May 1, 2016 to April 30, 2017). Inventory has inched up a little bit just above 300 the last three months after being below 300 over the previous 12 months but again is still well below the historical average inventory on the island of 450-500 properties. Inventory is currently at 308 (SF-181, Con-93, Dup-22 &amp; Lot-12). Inventory for the previous twelve months were 313, 308, 297, 254, 249, 231, 214, 223, 240, 254, 267, &amp; 297.</p>
<p>To summarize the Anna Maria Island market for the first four months of 2018 it’s continuing with very strong sales and historically low inventory which we have experienced since 2010. As evidence at how good the AMI market has been a personal finance site (GOBANKINGRATES- see attached article) used data from Zillow comparing <strong>median home priced from January 1998 and January 2018 in 25 </strong><strong>cities around the country to identify those where prices had gone up the most.</strong> Of the top 10 cities it’s not surprising that 8 were in California, 1 was in Hawaii and the <strong>#5 city was Anna Maria.  Holmes Beach </strong><strong>was #23</strong>…. WOW we are in pretty good company!</p>
<p>The properties on this month’s Frank, Scott &amp; Al’s Great Buy’s list have some changes from last month. The property at <a href="https://youtu.be/x3Gy4ejVcZA">3603 4th Ave</a> has gone under contract for cash and is due to close on 6/29/18. If you’re looking for a great location in Anna Maria City with peaks of the Gulf, then recently reduced<a href="http://www.annamarialuxuryrealestate.com/homes-for-sale-details/744-NORTH-SHORE-DRIVE-ANNA-MARIA-FL-34216/A4206269/32/"> 744 North Shore Dr</a>. listed at $1,295,000 it generates great rental income but also is a great location for a year around residence. The two unit property at <a href="http://www.annamarialuxuryrealestate.com/homes-for-sale-details/601-GULF-DRIVE-S-A-B-BRADENTON-BEACH-FL-34217/A4400607/32/">601 Gulf Dr. S. Bradenton Beach</a> is a great rental property that generates $75K in gross rental income. Call me for more information on these or other real estate opportunities.</p>
<p>If you look at the average and median sales prices for single family homes and condos over the last 12 months versus the previous 12 months you can see that single family homes are up about 22% and condos are up 18% year to year. Pended properties (properties under contract) continue to look strong at 63 (SF-37, Con-17, Dup-6 &amp; Lot-3) which continues to bode well for continued strong sales over the next several months. Distressed properties continue to be non-existent with only two bank owned properties and one short sale property in the existing inventory.</p>
<p>Of the current AMI inventory of 181 single family homes the average sale price is $1,369,380 and the median sale price is $1,195,000. The lowest priced single-family home on the island is currently $379,800 and the highest priced is $4,995,000. For the 93 condos currently for sale on AMI the average and median sale prices are $605,968 &amp; $475,000 respectively with the lowest $199,000 and the highest $2,600,000.</p>

<p>The Longboat Key current inventory is 377 (SF-106, Con-227, Dup-3 &amp; Lot-41) down from the last two months at 377 &amp; 403 and about in line with the previous five months at 304,314,336,345 and 374. Of the current inventory of 105 single family homes the average price is $2,221,871 and the median price is $1,173,000. For the 210 condos currently for sale the average and median prices respectively are $769,354 and $549,000 with the lowest price at $174,900 and the highest price at $6,100,000. Pended properties on Longboat Key are 95 (SF-19, Con-71, Dup-0 &amp; Lot-5) down from last month at 113 and up from the previous six months at 86, 45,54,49,62 &amp; 86. There is only one distressed property on Longboat Key a bank owned condo.</p>

<p><b>  </b>Two months into 2018 looks to be another good start for the year.  February 28, 201 Y.T.D. Anna Maria Island property sales were; <strong>58</strong>(Single Family Homes (SF) &#8211; 40, Condos (Con)-12, Multi-Family homes, aka, Duplex (Dup)-5, &amp; Vacant lots (Lot)-1) <strong>up 23%</strong> over February 28, 2017 Y.T.D. at <strong>47 </strong>(SF-22, Con-21, Dup-2 &amp; Lot-2).</p>
<p>Sales in February 2018 for Anna Maria City, Holmes Beach and Bradenton Beach were <strong>25</strong> (SF-16, Con-6, Dup-3 &amp; Lot-0) even with February 2017 at <strong>25</strong> (SF-11, Con-11, Dup-1 &amp; Lot-2).  The last 12 months sales (Mar 1, 2017 to Feb 28, 2018) were <strong>412</strong> (SF-244, Con-123, Dup-28, Lot-17) up 14% from the previous 12 months (Mar 1, 2016 to Feb 28, 2017) at <strong>361</strong> (SF-211, Con-115, Dup-20 &amp; Lot-15).  Of the last 12 months sales only 1.5% or <strong>6</strong> (SF-4, Con-1, Dup-1 &amp; Lot-0) were distressed properties (bank owned or short sales) compared to .5% or <strong>2</strong> (SF-2, Con-0, Dup-0 &amp; Lot-0) in the previous 12 months (Mar 1, 2016 to Feb 28, 2017).  Inventory continues to run well below the normal of 450-500.  Inventory is currently at <strong>308</strong> (SF-169, Con-102, Dup-25 &amp; Lot-12).  Inventory for the previous twelve months were 297, 254, 249, 231, 214, 223, 240, 254, 267, 297, 297, and 310.  Although the inventory has popped up a little this month it hasn’t been below 300 since 2005 the peak year for prices.</p>
<p>Two properties on Frank, Scott &amp; Al’s Great Buy’s list since last month have been reduced<u>, </u><a href="http://www.annamarialuxuryrealestate.com/homes-for-sale-details/744-NORTH-SHORE-DRIVE-ANNA-MARIA-FL-34216/A4206269/32/">744 North Shore Drive is now $1,229,000</a> and <a href="http://www.annamarialuxuryrealestate.com/homes-for-sale-details/3603-4TH-AVENUE-HOLMES-BEACH-FL-34217/A4160803/32/">3603 4<sup>th</sup> Ave. is now $929,900</a> both steps to the beach and very good rentals.  The property at <a href="http://www.annamarialuxuryrealestate.com/homes-for-sale-details/5610-GULF-DR-1-HOLMES-BEACH-FL-34217/A4213106/32/">5610 Gulf Drive #1 (Hidden Cove)</a> is a one of the kind condo with gulf views from anywhere in the unit and which allows you to walk from your deck right out to the beach.  Call me for more information on these or other real estate opportunities.</p>
<p>To summarize Anna Maria Island market for the first two months of 2018 started off 23% ahead of 2017 which was a 400 plus year in sales.  Pended properties continue to be strong remaining well above the average.  Pended properties (properties under contract) are at <strong>69</strong> (SF-40, Con-24, Dup-3 &amp; Lot-2).   Distressed properties continue to be virtually non-existent with only one bank owned condo for sale on the island in Sun Plaza West.</p>
<p>The current inventory of <strong>169 </strong>single family homes the average sale price is $1,246,620 and the median sale price is $998,500.  The lowest price single family home on the island is currently $287,000 and the highest price $4,995,000.  For the <strong>102</strong> condos for sale the average and median prices respectively are $532,905 &amp; $437,450 with the lowest $199,000 and highest $1,775,000.</p>
<p>Longboat Key current inventory is 403 (SF- 113, Con- 249, Dup- 3 &amp; Lot- 38) up dramatically from 304 last month and 314, 336, 345 and 374 the four previous months.  Of the current inventory of 113 single family homes, the average sales price is $2,256,117 and the median sale price is $1,050,000.  The lowest priced single family home on the Longboat Key is $305,500 and the highest is $26,500,000.   For the 249 condos for sale the average and median prices respectively are $775,048 and $560,750 with the lowest $219,900 and highest $6,295,000.  Pended properties on Longboat Key are 86 (SF-25, Con-59, Dup-0 &amp; Lot-2) up from last month at 86, and 45, 54, 49, 62 and 86 the previous five months.  Distressed properties on Longboat Key are only 1, a condo that is bank owned.</p>
<p>In summary, the sales are running in the peak numbers and the inventory, although it’s bumped up the last couple months, is still way below the normal average inventory.  If you look at the past 12 months average and median sales prices on all 4 types of properties compared to the previous 12 months prices have risen in the 15% range over that period.  Single-family average sales prices are up 18% and median sales prices are up 15% from a year ago.  Condo average sales prices are up 21% and condo median sales prices are up 11% over a year ago.  It continues to be a very healthy market.</p>
