<p>Anna Maria Island real estate sales continue to get stronger each month in 2020.  Sales for the month of <strong>October continue to be this year in the highest range we have seen since 2005.</strong>  <strong>I think sales for 2020 will end the year in the 500 range, the highest yearly sales ever recorded. </strong> Also the <strong>Inventory continues to remain the lowest I’ve seen in the last 25 years so the sales have not slowed down.</strong>  Sales for <strong>October 2020</strong> for Anna Maria City, Holmes Beach and Bradenton Beach were <strong>64 </strong>(SF-39, Con-20, Dup-3 &amp; Lot-2) <strong>up 291%</strong> above October 2019 at <strong>22 </strong>(SF-13, Con-6, Dup-2 &amp; Lot-1).  Sales for <strong>October 2020 Y-T-D</strong> were <strong>451</strong> (SF-258, Con-145, Dup-24, Lot-24) <strong>up 146% </strong>above <strong>October 2019 Y-T-D</strong> at <strong>308</strong> (SF-193, Con-91, Dup-17, Lot-7).  Sales for the last 12 months were <strong>418</strong> (SF-302, Con-161, Dup-31 &amp; Lot-24) <strong>up 120% </strong>above the previous 12 months at <strong>349 </strong>(SF-220, Con-105, Dup-17 &amp; lot-7).   The inventory <strong>continues to be the lowest it’s been in 25 years </strong>and continues to be below 300 for twenty-six of the last thirty-four months and thirteen of the last sixteen months.  Inventory is currently at only <strong>155 </strong></p>
<p>(SF-85, Con-54, Dup-8 &amp; Lot-8).  Inventory for the previous thirty-four months were 162, 175, 196, 230, 261, 253, 274, 308, 314, 312, 289, 279, 282, 292, 296, 293, 305, 334, 338, 319, 291, 257, 249, 231, 214, 223, 240, 254, 267, 297, 297, 310, 290, 298, and again has hit a new low for this market.  Single family sales for Manatee County September Y-T-D were <strong>up 37%</strong> above 2019 September Y-T-D and the current inventory is <strong>down 46%</strong> from 2019 at this time.</p>

<p><strong>T</strong>o summarize the Anna Maria Island Real Estate Market for the first ten months of 2020, sales were <strong>146% above</strong> the first ten months of 2019.  The inventory continues to drop and be the lowest I’ve seen it in 25 years, at <strong>155 down from 162 &amp; 175 the last two months</strong>.  Pended properties (properties under contract) continue to stay strong at <strong>85 </strong>(SF-43, Con-35, Dup-4 &amp; Lot-3) close to last month at <strong>94</strong> and in the middle of the previous four months at<strong> 112, 92,</strong> <strong>71 &amp; 42.</strong>  Distressed properties continue to be non-existent as they have been for the last couple of years with none in the current inventory and only two in the last twenty-five months.  The <u>distribution of the</u> <u>single family properties</u> currently for sale on AMI continues to skew to the high end with only 5% or (4) &lt;$750K, 13% or (11) between $750K and $1 million, 38% or (32) between $1 million and $2 million and 44% or (37) over $2 million.  The <u>distribution for Condos</u> currently for sale on AMI is 34% or (18) &lt;$500K, 26% or (14) $500K-$750K, 22% or (12) $750K &#8211; $1 million and 18% or (10) &gt;$1 million.  You can see that 95% of the single-family prices are over $750K and 85% are over $1 million while 34% of the condos were below $500K.  <strong>As you can see again single family prices are going up much faster than condo prices.</strong>  Of the current inventory of <strong>85 </strong> single family homes the lowest priced property is <strong>$515,000 (a 2br/1bath half-duplex at <a href="https://www.annamarialuxuryrealestate.com/homes-for-sale-details/205-71ST-STREET-B-HOLMES-BEACH-FL-34217/A4483941/32/">205 #B 71<sup>st</sup> St</a></strong> and the highest is again <strong>$6,800,000 a 3/4 acre gulf front complex built in the 1940’s but totally remodeled at </strong><a href="https://www.annamarialuxuryrealestate.com/homes-for-sale-details/103-79TH-STREET-HOLMES-BEACH-FL-34217/A4476059/32/"><strong>103 79<sup>th</sup> St.</strong> </a> Of the current inventory of <strong>58</strong> condos the lowest priced is again this month a <strong>1br/1bath </strong><a href="https://www.annamarialuxuryrealestate.com/homes-for-sale-details/1603-GULF-DRIVE-N-24-BRADENTON-BEACH-FL-34217/A4470425/32/"><strong>Trade Winds</strong></a><strong> condo at $229,500</strong> and the <strong>highest $2,199,000 a 3br/3bath direct gulf front <a href="https://www.annamarialuxuryrealestate.com/homes-for-sale-details/5622-GULF-DRIVE-4-HOLMES-BEACH-FL-34217/A4472502/32/">Vista Grande</a> unit.</strong> BTW; the Rental department estimates this unit could <strong>gross about $125k</strong>.  The prices for single family homes continue to move up while condos remain almost flat.  Of the <strong>single-family </strong>properties currently for sale<strong> on AMI,</strong> the<strong> average </strong>list price is <strong>$2,154,228 </strong>and the <strong>median </strong>list price is <strong>$1,799,900 </strong>and for<strong> condos, </strong>the<strong> average </strong>list price is<strong> $754,099 </strong>and<strong> the median </strong>list price is<strong> $592,000</strong>.</p>
<p><strong>L</strong>ongboat Key current inventory has for the sixth month dropped down again significantly to <strong>172 </strong>(SF- 56, Con- 96, Dup- 1 &amp; Lot- 19) the lowest it’s been in the last sixteen months 178, 199, 218, 275, 295, 337, 388, 386, 378, 364, 354, 309, 309, 274, 289,359 and significantly lower than the previous seven months at 388, 386, 404, 442, 461, 455, 452. Of the current inventory of <strong>56</strong> single family homes, the average list price is <strong>$2,661,514</strong> and the median list price is <strong>$1,647,000</strong>.  For the <strong>96</strong> condos for sale, the average and median list prices respectively are <strong>$1,201,667</strong> &amp; <strong>$755,000.</strong></p>

<p><strong>S</strong>ales continue to run strong through August 2020.  Sales for the month of <strong>August were again in the highest range we have seen since the 1990s.</strong>  Also, the <strong>Inventory has dropped again this month and is the lowest I’ve seen in the last 25 years so we continue to be in a sellers’ market.</strong>  Sales for <strong>August 2020</strong> for Anna Maria City, Holmes Beach and Bradenton Beach were <strong>53 </strong>(SF-27, Con-20, Dup-3 &amp; Lot-3) <strong>up 96%</strong> above August 2019 at <strong>27 </strong>(SF-21, Con-5, Dup-0 &amp; Lot-1).  Sales for August 31, 2020 Y-T-D were <strong>311</strong> (SF-175, Con-101, Dup-18, Lot-17) <strong>up 18% </strong>above August 31, 2019 Y-T-D at <strong>264</strong> (SF-169, Con-75, Dup-14, Lot-6).  Sales for the last 12 months were <strong>422</strong> (SF-243, Con-133, Dup-28 &amp; Lot-18) <strong>up 23% </strong>above the previous 12 months at <strong>342 </strong>(SF-217, Con-103, Dup-16 &amp; lot-6).   The inventory at <strong>196 is the lowest it’s been in 25 years </strong>and continues to be below 300 for twenty-four of the last thirty-two months and twelve of the last fourteen months.  Inventory is currently at only <strong>175 </strong>(SF-89, Con-67, Dup-9 &amp; Lot-10).  Inventory for the previous thirty-two months were 196, 230, 261, 253, 274, 308, 314, 312, 289, 279, 282, 292, 296, 293, 305, 334, 338, 319, 291, 257, 249, 231, 214, 223, 240, 254, 267, 297, 297, 310, 290, 298, and has hit a new low for this market.  Single family sales for Manatee County August Y-T-D were <strong>up 27%</strong> above 2019 August Y-T-D and the current inventory was <strong>down 30%</strong> from 2019 at this time.  Single family sales for Sarasota County August Y-T-D were <strong>up 22%</strong> while the inventory is <strong>down 34%</strong> compared to 2019 at this time.  Condo sales in Manatee County for August 2020 Y-T-D was <strong>up 17%</strong> over last year while the inventory was <strong>down 4%.  </strong>Condo sale for Sarasota County for August 2020 Y-T-D was <strong>up 31%</strong> over last year and the inventory was <strong>down 12%.</strong></p>

<p><strong>T</strong>o summarize the Anna Maria Island Real Estate Market for the first eight months of 2020, sales were 1<strong>8% above</strong> the first eight months of 2019.  The inventory continues to be the lowest I’ve seen it in 25 years, at <strong>175 down from 196 last month</strong>.  Pended properties (properties under contract) continue to stay strong at <strong>104 </strong>(SF-65, Con-29, Dup-5 &amp; Lot-5) close to last month at <strong>112</strong> and above the previous three months at<strong> 92,</strong> <strong>71 &amp; 42.</strong>  Distressed properties continue to be non-existent as they have been for the last couple years with none in the current inventory and only two in the last twenty-four months.  The <u>distribution of the</u> <u>single family properties</u> currently for sale on AMI continues to skew higher with only 2% or (2) &lt;$500K, 4% or (4) 500K-750K, 11% or (10) between $750K and $1 million, 39% or (35) between $1 million and $2 million and 44% or (38) over $2 million.  The <u>distribution for Condos</u> currently for sale on AMI is 43% or (29) &lt;$500K, 30% or (20) $500K-$750K, 12% or (8) $750K &#8211; $1 million and 15% or (10) &gt;$1 million.  You can see that 94% of the single-family prices are over $750K and 83% are over $1 million while 43% of the condos were below $500K.  <strong>As you can see again single family prices are going up much faster than condo prices.</strong>  Of the current inventory of <strong>89</strong> single family homes, the lowest priced property is still <strong>$499,000 (a 2br/2bath, 1456 sq. ft. home at 2704 Ave B)</strong> and the highest is again <strong>$6,800,000 a 3/4 acre gulf front complex built in the 1940s but totally remodeled.</strong>  Of the current inventory of <strong>67</strong> condos the lowest priced is again this month a <strong>1br/1bath Trade Winds condo at $214,900</strong> and the <strong>highest $2,295,000 again the 3br/3.5bath direct gulf front Palm Gables unit.</strong>  The prices for single family homes continue to move up while condos remain almost flat.  Of the <strong>single-family </strong>properties currently for sale<strong> on AMI,</strong> the<strong> average </strong>list price is <strong>$2,123,974 </strong>and the <strong>median </strong>list price is <strong>$1,799,000 </strong>and for<strong> condos, </strong>the<strong> average </strong>list price is<strong> $664,799 </strong>and<strong> the median </strong>list price is<strong> $535,000</strong>.</p>
<p><strong>L</strong>ongboat Key current inventory has for the fourth month dropped down again significantly to <strong>199 </strong>(SF- 66, Con- 110, Dup- 2 &amp; Lot- 21) the lowest it’s been in the last fourteen months 218, 275, 295, 337, 388, 386, 378, 364, 354, 309, 309, 274, 289,359 and significantly lower than the previous seven months at 388, 386, 404, 442, 461, 455, 452. Of the current inventory of <strong>66</strong> single family homes, the average list price is <strong>$2,417,844</strong> and the median list price is <strong>$1,399,000</strong>.  For the <strong>110</strong> condos for sale, the average and median list prices respectively are <strong>$799,212</strong> &amp; <strong>$590,000.</strong></p>

<p><strong>Although </strong>the Coronavirus has slowed sales through the first half of the year versus the first six months of 2019 I expect sales for the year 2020 to equal or exceed 2019.  Sales in June 2020 were down over sales for June 2019.  Inventory continues to be very low (well under 300) which continues to support the upward pressure on pricing.  We’ll continue to keep you informed if anything that significantly changes relative to the AMI market.  Sales for June 2020 for Anna Maria City, Holmes Beach and Bradenton Beach were <strong>37 </strong>(SF-22, Con-10, Dup-1 &amp; Lot-4) <strong>down 20%</strong> below June 2019 at <strong>46 </strong>(SF-25, Con-17, Dup-4 &amp; Lot-0).  Sales for June 30, 2020 Y-T-D were <strong>194</strong> (SF-102, Con-68, Dup-11, Lot-13) <strong>down only 7% </strong>below June 30, 2019 Y-T-D at <strong>208</strong> (SF-128, Con-62, Dup-13, Lot-5).  Sales for the last 12 months were <strong>361</strong> (SF-211, Con-113, Dup-22 &amp; Lot-15) <strong>down 3% </strong>below the previous 12 months at <strong>371 </strong>(SF-225, Con-116, Dup-24 &amp; lot-6).   The inventory at <strong>230</strong> continues to be below 300 for twenty-two of the last thirty months and ten of the last twelve months.  Inventory is currently at only <strong>230 </strong>(SF-132, Con-72, Dup-10 &amp; Lot-16).  Inventory for the previous thirty months were 261, 253, 274, 308, 314, 312, 289, 279, 282, 292, 296, 293, 305, 334, 338, 319, 291, 257, 249, 231, 214, 223, 240, 254, 267, 297, 297, 310, 290, 298, and continues to be historically low and well below average for this market.</p>
<p><strong> </strong></p>
<p><strong>S</strong>ince last month’s newsletter <strong><a href="https://www.annamarialuxuryrealestate.com/homes-for-sale-sold-details/1910-BAY-DRIVE-N-BRADENTON-BEACH-FL-34217/14402530/0/">1910 Bay Dr. N</a></strong> closed for <strong>$606,250</strong>.  <strong><a href="https://www.annamarialuxuryrealestate.com/homes-for-sale-details/5614-GUAVA-ST-HOLMES-BEACH-FL-34217/A4445745/32/">5614 Guava, HB</a></strong>, is still under contract and should close in August. <strong><a href="https://www.annamarialuxuryrealestate.com/homes-for-sale-details/5823-21ST-STREET-E-BRADENTON-FL-34203/A4407421/32/">5823 21<sup>st</sup> St E. <p><strong>T</strong>o summarize the Anna Maria Island Real Estate Market for the first six months of 2020, sales were 7% below the first six months of 2019.  Again we expected sales to slow down because of the corona virus but they seem to be hanging in there.  The inventory continues to remain in the low range, as shown above, at <strong>230</strong>, it’s the lowest it’s been in the last year and a half which means it’s putting upward pressure on prices.  Pended properties (properties under contract) continue to grow stronger at <strong>92 </strong>(SF-41, Con-63, Dup-1 &amp; Lot-7) well above last month at <strong>71</strong> and the previous month at <strong>42. </strong> This bodes well for sales to continue to stay strong over the next several months.  Distressed properties continue to be non-existent as they have been for the last couple years with none in the current inventory and only two in the last twenty-two months.  The <u>distribution of the</u> <u>single family properties</u> currently for sale on AMI continuing higher with only 2% or (3) &lt;$500K, 8% or (11) 500K-750K, 14% or (19) between $750K and $1 million, 40% or (52) between $1 million and $2 million and 36% or (48) over $2 million.  The <u>distribution for Condos</u> currently for sale on AMI is 56% or (40) &lt;$500K, 30% or (21) $500K-$750K, 6% or (4) $750K &#8211; $1 million and 8% or (6) &gt;$1 million.  You can see that again 90% of the single-family prices are over $750K and 76% are over $1 million while 56% of the condos were below $500K.  <strong>As you can see single family prices are going up much faster than condo prices.</strong>  Of the current inventory of <strong>132</strong> single family homes the lowest priced property is still <strong>$389,000 (a Seaside Gardens 2br/2bath)</strong> and the highest is again <strong>$7,995,000 a one acre gulf front complex built in the 1940’s but totally remodeled.</strong>  Of the current inventory of <strong>72</strong> condos the lowest priced is again this month a <strong>1br/1bath Trade Winds condo at $214,900</strong> and the <strong>highest $2,295,000 again the 3br/3.5bath direct gulf front Palm Gables unit.</strong>  The prices for single family homes continue to move up while condos remain almost flat.  Of the <strong>single-family </strong>properties currently for sale<strong> on AMI,</strong> the<strong> average </strong>list price is <strong>$2,002,807 </strong>and the <strong>median </strong>list price is <strong>$1,690,000 </strong>and for<strong> condos </strong>the<strong> average </strong>list price is<strong> $587,428 </strong>and<strong> median </strong>list price is<strong> $480,000</strong>.  Condos have gone down while single families have gone up.</p>
<p><strong>L</strong>ongboat Key current inventory has again dropped down significantly to <strong>275 </strong>(SF- 94, Con- 153, Dup- 3 &amp; Lot- 25) the lowest it’s been in the last twelve months at 295, 337, 388, 386, 378, 364, 354, 309, 309, 274, 289,359 and significantly lower than the previous seven months at  388, 386, 404, 442, 461, 455, 452. Of the current inventory of <strong>94</strong> single family homes the average list price is <strong>$2,257,609</strong> and the median list price is <strong>$1,197,000</strong>.  For the <strong>153</strong> condos for sale the average and median list prices respectively are <strong>$806,547</strong> &amp; <strong>$635,000.</strong></p>

The continued low inventory (under 300) continues to support the current pricing without putting pressure on any reductions.  We will continue to keep you informed if anything significantly changes relative to the Corona Virus.</p>
<p>Sales for March 2020 for Anna Maria City, Holmes Beach and Bradenton Beach were <strong>34 </strong>(SF-14, Con-14, Dup-2 &amp; Lot-4) <strong>up 6%</strong> above March 2019 at <strong>32 </strong>(SF-20, Con-9, Dup-3 &amp; Lot-0) continuing the rise in sales.  Sales for March 31, 2020 Y-T-D were 102(SF-56, Con-35, Dup-5, Lot-6) <strong>up 34% </strong>above March 31, 2019 Y-T-D at 76 (SF-49, Con-21, Dup-5, Lot-1).  Sales for the last 12 months were <strong>403</strong> (SF-244, Con-123, Dup-24 &amp; Lot-12) <strong>up 7% </strong>above the previous 12 months at <strong>376 </strong>(SF-219, Con-126, Dup-23 &amp; lot-8).   The inventory has dropped below 300 again at <strong>274 </strong>after being below 300 for nineteen of the last twenty-seven months and six of the last nine months.  Inventory is currently at <strong>274 </strong>(SF-158, Con-85, Dup-12 &amp; Lot-19).  Inventory for the previous twenty-seven months were 308, 314, 312, 289, 279, 282, 292, 296, 293, 305, 334, 338, 319, 291, 257, 249, 231, 214, 223, 240, 254, 267, 297, 297, 310, 290, 298, and continues to be historically low and well below average  for this market.</p>

<p><strong>T</strong>o summarize the Anna Maria Island Real Estate Market for the 1<sup>st</sup> quarter of 2020, sales were 34% above the 1<sup>st</sup> quarter of 2019 but we expect the 2<sup>nd</sup> quarter to slow down an be under the 2<sup>nd</sup> quarter of 2019 because of the corona-virus.  The inventory still remains in the low range, as shown above, at <strong>274</strong> which means there is not any immediate downward pressure on prices.  Pended properties (properties under contract) continue to be decent at <strong>39 </strong>(SF-18, Con-13, Dup-7 &amp; Lot-1) below last month at <strong>53 </strong>but still very healthy which continues to allow us to expect consistent sales into the next quarter.  Distressed properties continue to be non-existent as they have been for the last couple years with one distressed property currently for sale on the island (a bank owned condo) and only two in the last nineteen months.  The <strong>distribution of the single family</strong> properties currently for sale on AMI hasn’t changed much over the last year with only 3% or (5) &lt;$500K, 16% or (23) 500K-750K, 17% or (26) between $750K and $1 million, 40% or (60) between $1 million and $2 million and 24% or (36) over $2 million.  The <strong>distribution for Condos</strong> currently for sale is 52% or (41) &lt;$500K, 33% or (26) $500K-$750K, 8% or (6) $750K &#8211; $1 million and 7% or (7) &gt;$1 million.  You can see that again 81% of the single-family prices are over $750K and 64% are over $1 million while 52% of the condos were below $500K.  This distribution of single-family prices and condo prices have continued to inch up over the past year or so.  Of the current inventory of <strong>182</strong> single family homes the lowest priced property is still $249,000 (seaside gardens 1br/1bath again) and the highest is at $6,850,000 a one acre gulf front complex built in the 1940’s but totally remodeled.  Of the current inventory of <strong>94</strong> condos the lowest priced is again this month a 2br/1bath Bay View Terrace condo at $214,500 and the highest $2,300,000 a 3br/3.5bath gulf front Palm Gables unit.  The highs and lows for single family and condos continue to remain unchanged.  Of the <strong>single-family </strong>properties currently for sale<strong> on AMI,</strong> the<strong> average </strong>list price is <strong>$1,674,193 </strong>and the <strong>median </strong>list price is <strong>$1,399,000 </strong>and for<strong> condos </strong>the<strong> average </strong>list price is<strong> $574,605 </strong>and<strong> median </strong>list price is<strong> $499,000 not much change from last month</strong>.</p>
<p><strong>L</strong>ongboat Key current inventory has popped up a little again to <strong>388 </strong>(SF- 135, Con- 224, Dup- 2 &amp; Lot- 27) about the middle of the last nine months at 388, 378, 364, 354, 309, 309, 274, 289,359 but lower than the previous six months at  386, 404, 442, 461, 455, 452. Of the current inventory of <strong>126</strong> single family homes the average list price is <strong>$2,191,668</strong> and the median list price is <strong>$1,295,000</strong>.  For the <strong>213</strong> condos for sale the average and median list prices respectively are <strong>$739,570</strong> &amp; <strong>$575,500.</strong></p>

<p><strong>S</strong>ales on Anna Maria Island for September 2019 ran well above sales for September 2018 for the first month this year.  Sales for September 2019 for Anna Maria City, Holmes Beach and Bradenton Beach were <strong>22 </strong>(SF-11, Con-10, Dup-1 &amp; Lot-0) <strong>up 38%</strong> above September 2018 at <strong>16 </strong>(SF-8, Con-6, Dup-2 &amp; Lot-0).  Sales through September 30, 2019 Y-T-D were <strong>286</strong> (SF-180, Con-85, Dup-15 &amp; Lot-6) <strong>down only 15% </strong>below September 30, 2018 Y-T-D at <strong>335 </strong>(SF-194, Con-109, Dup-23 &amp; lot-9) compared to the last two months year to date when we were down <strong>15% </strong>so you can see the year to date difference between 2019 and 2018 has been leveling off.   The inventory has dropped down again this month and has been below 300 for eighteen of the last twenty-two months.  Inventory is currently at <strong>279 </strong>(SF-154, Con-88, Dup-20 &amp; Lot-17).  Inventory for the previous twenty-two months were 282, 292, 296, 293, 305, 334, 338, 319, 291, 257, 249, 231, 214, 223, 240, 254, 267, 297, 297, 310, 290, 298.  Again the lower sales this year-to-date over last year-to-date isn’t because of low demand but primarily because the inventory continues to be low and buyers are not finding what they want to buy so they wait until it comes on the market.  Sales are still healthy for this market.  Average sales for the last 15 years which includes 2004 and 2005 (the peak sales years) were 340.  If you exclude the two peak years average sales for the last 13 years were 325.  Based on the current trajectory we should end the year somewhere between those two numbers.</p>

<p><strong>T</strong>o summarize the Anna Maria Island Real Estate Market for the first nine months of 2019 sales continue to run slower than the previous 5 years and Pended properties (properties under contract) jumped up this month again from 36 to <strong>48 </strong>(SF-36, Con-11, Dup-0 &amp; Lot-1) well above last two months which bodes well for a strong closing of the year.  Distressed properties continue to be non-existent with one bank owned distressed property for sale on the island and none in the last year.  The <u>distribution of the</u> <u>single family properties</u> currently for sale on AMI hasn’t changed much in the last year with only 4% or (6) &lt;$500K, 17% or (26) 500K-750K, 18% or (28) between $750K and $1 million, 34% or (52) between $1 million and $2 million and 27% or (42) over $2 million.  The <u>distribution for Condos</u> currently for sale is 60% or (53) &lt;$500K, 25% or (22) $500K-$750K, 6% or (5) $750K &#8211; $1 million and 9% or (8) &gt;$1 million.  You can see that again 79% of the single-family prices are over $750K and 61% are over $1 million while 60% of the condos were below $500K.  This distribution of single family prices and condo prices haven’t changed much and has continued to remain about the same for over a year.  Of the current inventory of 154 single family homes the lowest priced property is $359,000 (seaside gardens again) and the highest is still $5,750,000 an old gulf front cottage on a one-acre lot (the cottage is about $50K of the value the rest is the lot).  Of the current inventory of 88 condos the lowest priced is $214,500 (Bay View Terrace) and the highest $2,569,000 (still Vista Grande).  The highs and lows for single family and condos haven’t changed for several months.  Of the <strong>single-family </strong>properties currently for sale<strong> on AMI,</strong> the<strong> average </strong>list price is <strong>$1,633,868</strong> and the <strong>median </strong>list price is <strong>$1,495,000 </strong>and for<strong> condos </strong>the<strong> average </strong>list price is<strong> $563,399 </strong>and<strong> median </strong>list price is<strong> $437,000</strong>.</p>
<p><strong>L</strong>ongboat Key current inventory is <strong>309 </strong>(SF- 105, Con- 176, Dup- 2 &amp; Lot- 26) higher than the last two months at 274, 289 but lower than the last eight months at 359, 386, 404, 442, 461, 455, 452, 314. Of the current inventory of 105 single family homes the average list price is $2,167,281 and the median list price is $1,299,000.  The lowest priced single-family home on Longboat Key is $294,000 (2br/2bath in Spanish Main) and the highest is $22,500,000 (A 19,300 sq. ft. home on 1.18 acre on the Gulf) same as last month.   For the 176 condos for sale the average and median list prices respectively are $838,465 &amp; $583,850 with the lowest $160,000 (a 2BR/1bath La Playa 699 sq. ft. unit) and the highest $7,495,000 (a 4BR/3.5 bath 4,912 sq. ft. gulf front unit at L’Ambiance).</p>

<p>Two months into 2017 looks a lot like the beginning of 2016.  February 28, 2017 Y.T.D. Anna Maria Island property sales were; <strong>47</strong>(Single Family Homes (SF)- 22, Condos (Con)-21, Multi-Family homes, aka, Duplex (Dup)-2, &amp; Vacant lots (Lot)-2) which is even with  <a href="http://www.annamarialuxuryrealestate.com/real-estate-newsletter-march-2016-galletto-team-al-and-scott-anna-maria-island-fl/">February 29, 2016</a> Y.T.D. at <strong>47 </strong>(SF-23, Con-15, Dup-6 &amp; Lot-3).</p>
<p>Sales in February 2017 for Anna Maria City, Holmes Beach and Bradenton Beach were <strong>25</strong> (SF-11, Con-11, Dup-1 &amp; Lot-2) up 47% over February 2016 at <strong>17</strong> (SF-8, Con-7, Dup-0 &amp; Lot-2).  The last 12 months sales (Mar 1, 2016 to Feb 28, 2017) were <strong>361</strong> (SF-211, Con-115, Dup-20, Lot-15) down 9% from the previous 12 months (Mar 1, 2015 to Feb 29, 2016) at <strong>396</strong> (SF-222, Con-124, Dup-27 &amp; Lot-23).  Of the last 12 months sales only .6% or <strong>2</strong> (SF-2, Con-0, Dup-0 &amp; Lot-0) were distressed properties (bank owned or short sales) compared to 4% or <strong>15</strong> (SF-8, Con-6, Dup-1 &amp; Lot-0) in the previous 12 months (Mar 1, 2015 to Feb 31, 2016).  Inventory continues to run well below the normal of 450-500.  Inventory is currently at <strong>310</strong> (SF-178, Con-93, Dup-26 &amp; Lot-13).  Inventory for the previous six months were 290, 298, 314, 303, 308, 343.  The inventory hasn’t been below 300 since 2005 the peak year for prices.</p>
<p>Two new properties on Frank, Scott &amp; Al’s Great Buy’s list since last month, <a href="http://www.annamarialuxuryrealestate.com/idx/mls-a4152361-114_elm_avenue_anna_maria_fl_34216">114 Elm Ave.</a> and <a href="http://www.annamarialuxuryrealestate.com/idx/mls-a4159005-119_neptune_lane_holmes_beach_fl_34217">119 Neptune Ln</a>. are also great rentals each doing about $130,000 to $140,000/year in gross annual rental income.  The property at <a href="http://www.annamarialuxuryrealestate.com/idx/mls-a4160803-3603_4th_avenue_holmes_beach_fl_34217">3603 4<sup>th</sup> Ave, a 3BR/3bath single family,</a> three houses to the beach has been reduced to $959,000 is still a great rental and it does $85,000 in gross annual rental income.  The property just off the island <a href="http://www.annamarialuxuryrealestate.com/idx/mls-a4159279-9931_manatee_avenue_w_unit_9931_bradenton_fl_34209">9931 Manatee Ave. Bradenton</a> a 2,376 square foot, 3 bedroom 3 bath condo with boat dock and lift a great Palma Sola Bay View just went under contract.  Call me for more information on these or other real estate opportunities.</p>
<p>To summarize Anna Maria Island market for the first two months of 2017 started off neck and neck with 2016.  Pended properties continue to be strong remaining well above the average.  Pended properties (properties under contract) are at <strong>65</strong> (SF-42, Con-15, Dup-0 &amp; Lot-8).   Distressed properties continue to be non-existent with no distressed properties for sale on the island in the last three months and only one currently a bank owned condo at Sunbow Bay.</p>
<p>The current inventory of <strong>178 </strong>single family homes the average sale price is $1,359,110 and the median sale price is $1,154,000.  The lowest price single family home on the island is currently $289,900 and the highest price $4,995,000.  For the <strong>93</strong> condos for sale the average and median prices respectively are $584,663 &amp; $469,000 with the lowest $189,000 and highest $1,999,000.</p>
<p>Longboat Key current inventory is 469 (SF- 137, Con- 298, Dup- 0 &amp; Lot- 34) up dramatically from 304 last month and 314, 336, 345 and 374 the four previous months.  Of the current inventory of 137 single family homes the average sales price is $2,240,167 and the median sale price is $1,347,000.  The lowest priced single family home on the island is $289,000 and the highest is $26,500,000.   For the 298 condos for sale the average and median prices respectively are $805,485 and $599,000 with the lowest $199,999 and highest $3,650,000.  Pended properties on Longboat Key are 86 (SF-25, Con-59, Dup-0 &amp; Lot-2) up from last month at 45 and 54, 49, 62 and 86 the previous four months.  Distressed properties on Longboat Key are only 3 all condo’s 1 bank owned and 2 short sales.</p>

<p>Sales on Anna Maria Island for 2016 ended below 2015 but still a good year.  December 31, 2016 Y-T-D AMI sales were 361(SF-212, Con-109, Dup-24, &amp; Lot-16) <strong>down 11% from </strong><a href="http://www.annamarialuxuryrealestate.com/anna-maria-island-fl-real-estate-newsletter-january-2016-alan-scott-the-galletto-team/"><strong>December 31, 2015</strong></a><strong> Y-T-D</strong> at 407 (SF-230, Con-128, Dup-25 &amp; Lot-24).</p>
<p>Sales in December 2016 for Anna Maria City, Holmes Beach and Bradenton Beach were 28 (SF-15, Con-12, Dup-1 &amp; Lot-0) <strong>down 18%</strong> below December 2015 at 34 (SF-16, Con-14, Dup-3 &amp; Lot-1).  Of the 2016 sales only .6% or 2 (SF-2, Con-0, Dup-0 &amp; Lot-0) were distressed properties (bank owned or short sales) compared to 5% or 22 (SF-12, Con-8, Dup-2 &amp; Lot-0) for 2015.  Although we’re running 14% behind last year in sales, we are closing the gap on 2015 which was a very good year for sales.  The low inventory is the primary reason we ran behind 2015 in sales but it looks like inventory is starting to move up again.  Inventory is currently at 325 (SF-182, Con-98, Dup-23 &amp; Lot-22).  Inventory for the previous five months were 290, 298, 314, 303, 308.  The inventory the last two months was below 300 but other than that it hasn’t been below 300 since 2005.</p>
<p>There is something for everybody on Frank, Scott &amp; Al’s Great Buy’s list this month.  The properties at <a href="http://www.annamarialuxuryrealestate.com/idx/mls-a4155941-117_willow_avenue_anna_maria_fl_34216">117 Willow Ave</a> ($1,395,000), <a href="http://www.annamarialuxuryrealestate.com/idx/mls-a4148288-120_neptune_lane_holmes_beach_fl_34217">120 Neptune</a> ($1,995,000) and <a href="http://www.annamarialuxuryrealestate.com/idx/mls-a4161495-103_81st_street_holmes_beach_fl_34217">103 81<sup>st</sup> St</a> ($2,499,900) are all in fantastic locations and are great rentals.  If you don’t mind being just off the island <a href="http://www.annamarialuxuryrealestate.com/idx/mls-a4159279-9931_manatee_avenue_w_unit_9931_bradenton_fl_34209">9931 Manatee Ave. Bradenton</a> a 2,376 square foot, 3 bedroom 3 bath condo with boat dock and lift a great Palma Sola Bay View.  Call me for more information on these or other real estate opportunities.</p>
<p>To summarize the Anna Maria Island market for 2016, we ended up 11% below 2015 but it was still a very strong sales year as you can see from the charts below.  Pended properties continue to be strong and still well above the average.  Pended properties (properties under contract) are at 38 (SF-17, Con-17, Dup-3 &amp; Lot-1).   Distressed properties continue to be non-existent with no distressed properties for sale on the island in the last four months.  The distribution of the single family sales on AMI for 2016 hasn’t changed much with  17% &lt;$500K, 33% 500K-750K, 16% between $750K and $1 million and 34% over $1 million.  The distribution for Condo sales for 2016 also hasn’t changed much and was 80% &lt;$500K, 18% $500K-$750K, 2% $750K &#8211; $1 million and 0% &gt;$1 million.  These percentages have been pretty consistent over the last year.  Of the <strong>single family properties sold in 2016, the average sale has been $940,435</strong> and the median sale $767,500.  In <strong>2015 the average sale for single family homes was $779,381</strong> and the median sale was $630,000.  The current inventory of 182 single family homes the average sale price is $1,266,642 and the median sale price is $1,085,000.  The lowest price single family home on the island is currently $224,900 and the highest price $5,495,000.  For the 98 <strong>condos for sale the average and median prices respectively are $611,045 &amp; $488,500 </strong>with the lowest $189,000 and highest $2,149,000.</p>
<p>Longboat Key current inventory is 437 (SF- 131, Con- 278, Dup- 1 &amp; Lot- 27) up from 304 last month and 314,336 and 345 the three previous months.  Of the current inventory of 131 single family homes the average sales price is $2,234,778 and the median sale price is $1,439,500.  The lowest priced single family home on Longboat Key is $287,500 and the highest is $20,000,000.   For the 278 condos for sale the average and median prices respectively are $837,940 &amp; $629,450 with the lowest $164,900 and highest $5,999,000.  Pended properties on Longboat Key are 54 (SF-21, Con-28, Dup-1 &amp; Lot-4) up from last month at 44 and 54, 49 and 62 the previous three months.  Distressed properties on Longboat Key are only 3 (SF-0, Con-3, Dup-0 &amp; Lot-0).</p>

<p>Happy New Year to all.  It’s hard to believe another year has almost gone by.  December’s Newsletter will be short due to the holidays but January’s will recap all of 2016.</p>
<p>Sales on Anna Maria Island through November 2016 picked up some steam.  November 30, 2016 Y-T-D AMI sales were 333(SF-197, Con-97, Dup-23, &amp; Lot-16) <strong>down 11% </strong>from November 30, 2015 Y-T-D at 373 (SF-214, Con-114, Dup-22 &amp; Lot-23).</p>
<p>Sales in November 2016 for Anna Maria City, Holmes Beach and Bradenton Beach were 30 (SF-18, Con-8, Dup-3 &amp; Lot-1) <strong>up 30%</strong> over November 2015 at 23 (SF-8, Con-9, Dup-4 &amp; Lot-2).  The last 12 months sales (Dec 1, 2015 to Nov 30, 2016) were 367 (SF-213, Con-111, Dup-26, Lot-17) still down 11% from the previous 12 months (Dec 1, 2014 to Nov 30, 2015) at 409 (SF-234, Con-129, Dup-22 &amp; Lot-24).  Of the last 12 months sales only 1% or 5 (SF-3, Con-1, Dup-1 &amp; Lot-0) were distressed properties (bank owned or short sales) compared to 5% or 21 (SF-13, Con-7, Dup-1 &amp; Lot-0) in the previous 12 months (Sep 1, 2014 to Aug 31, 2015).  Although we’re running 11% behind last year in sales, I don’t think we will close the gap in December but we will eat away at some of that 11%.  Inventory has ticked up again this month.  Inventory is currently at 311 (SF-174, Con-82, Dup-14 &amp; Lot-29).  Inventory for the previous five months were 290, 298, 314, 303, 308.</p>
<p>To summarize the Island market for the first eleven months of 2016, we continue to run behind 2015 but sales continue to be strong.  Pended properties continue to be strong and still well above the average.  Pended properties (properties under contract) are at 37 (SF-18, Con-18, Dup-1 &amp; Lot-0).   Distressed properties continue to be rare with one single family short sale and one bank owned duplex.  Of the single family properties sold the first eleven months of 2016, the average sale price has been $945,011 and the median sale price was $790,000.  In the first eleven months of 2015 the average price for single family sales was $767,290 and the median sale price was $630,000.  The current inventory of 174 single family homes the average sale price is $1,295,820 and the median sale price is $1,087,000.  The lowest price single family home on the island is currently $315,000 and the highest price $5,995,000.  For the 92 condos for sale the average and median prices respectively are $608,326 &amp; $479,000 with the lowest $189,000 and highest $2,149,000.</p>
<p>Longboat Key current inventory is 407 (SF- 127, Con- 245, Dup- 0 &amp; Lot- 33) significantly up from 304 last month and 314,336 and 345 the three previous months.  Of the current inventory of 127 single family homes the average sales price is $2,300,273 and the median sale price is $1,450,000.  The lowest priced single family home on the island is $295,000 and the highest is $20,000,000.   For the 245 condos for sale the average and median prices respectively are $860,746 &amp; $659,000 with the lowest $189,000 and highest $5,999,000.  Pended properties on Longboat Key are 46 (SF-17, Con-27, Dup-0 &amp; Lot-2) down last month from 48 and 54, 49 and 62 the previous three months.  Distressed properties on Longboat Key are only 3, all condos (2 short sales and 1 bank owned).</p>

<h3 style="text-align: left; padding-left: 60px;">Anna Maria Luxury Real Estate November 2016 Newsletter</h3>
<p style="text-align: left;">    Sales on Anna Maria Island for 2016 looks to be on pace to end the year in the mid to high 300’s.  October 31, 2016 Y-T-D AMI sales were 303(SF-179, Con-89, Dup-20, &amp; Lot-15) still down 14% from  October 31, 2015 Y-T-D at 350 (SF-206, Con-105, Dup-18 &amp; Lot-21).</p>
<p style="text-align: left;">     Sales in October 2016 for Anna Maria City, Holmes Beach and Bradenton Beach were 21 (SF-9, Con- 10, Dup-0 &amp; Lot-2) down 22% from October 2015 at 27 (SF-13, Con-10, Dup-3 &amp; Lot-1). The last 12 months sales (Nov 1, 2015 to Oct 31, 2016) were 360 (SF-203, Con-112, Dup-27, Lot-18) down 13% from the previous 12 months (Nov 1, 2014 to Oct 31, 2015) at 406 (SF-236, Con-128, Dup-19 &amp; Lot-23). Of the last 12 months sales only 1.7% or 5 (SF-3, Con-1, Dup-1 &amp; Lot-0) were distressed properties (bank owned or short sales) compared to 5% or 21 (SF-13, Con-7, Dup-1 &amp; Lot-0) in the previous 12 months (Nov 1, 2014 to Oct 31, 2015). Although we’re running 14% behind last year in sales, we are still going to have a very good year. I still believe the low inventory is the primary reason we are running behind 2015 in sales. Inventory is currently at 301 (SF-164, Con-89, Dup-20 &amp; Lot-28). Inventory for the previous five months were 290, 298, 314, 303, 308.<br />
The inventory on Anna Maria Island hasn’t been below 300 since 2005.</p>
<p style="text-align: left;">     Two properties on Frank, Scott &amp; Al’s Great Buy’s list which were under contract in last month’s<br />
newsletter have closed. The property at 307 Clark in Holmes Beach closed at $675,000 and 308 2nd St N #202 closed at $229,000. The property at <a href="http://www.annamarialuxuryrealestate.com/idx/mls-a4160803-3603_4th_avenue_holmes_beach_fl_34217">3603 4th Ave</a>, Holmes Beach, a 3BR/3bath single family, three houses to the beach listed at $999,900 is still a great rental and it does $75,000 in gross annual rental income. If you don’t mind being just off Anna Maria Island; <a href="http://www.annamarialuxuryrealestate.com/idx/mls-a4159279-9931_manatee_avenue_w_unit_9931_bradenton_fl_34209">9931 Manatee Ave</a>. in Bradenton listed at $524,900 is a 2,376 square foot, 3 bedroom 3 bath condo with boat dock and lift and a great Palma Sola Bay View . <p style="text-align: left;">     To summarize the Anna Maria Island market for the first ten months of 2016, we continue to run behind 2015 but it looks like we will end the year at about 350 sales + or – which will be one of the top 5 years in sales in the last<br />
ten. Pended properties continue to be strong and still above the average. Pended properties (properties under contract) are at 38 (SF-26, Con-12, Dup-0 &amp; Lot-0). Distressed properties continue to be almost non-existent with two distressed properties for sale on the island, one single family property and one multi-family property.</p>
<p style="text-align: left;">     The distribution of the single family sales on Anna Maria Island over the last 12 months still hasn’t changed much with 18% &lt;$500K, 32% 500K-750K, 16% between $750K and $1 million and 34% over $1 million. The distribution for Condo sales over the last 12 months also hasn’t changed much and was 84% &lt;$500K, 13% $500K-$750K, 3% $750K &#8211; $1 million and 0% &gt;$1 million. These percentages have been pretty consistent over the last year. Of the single family properties sold the first ten months of 2016, the average sale has been $926,712 and the median sale $765,000. Of the condos sold in the first ten months of 2016 the average sale price was $374,978 and the median sale price was $325,000. In the first ten months of 2015 the average sale for single family homes was $759,954 and the median sale was $627,500. Of the condos sold in the first ten months of 2015 the<br />
average sale price was $394,398 and the median sale price was $359,000. The current inventory of 164 single family homes the average list price is $1,284,733 and the median sale price is $1,060,000. The lowest price single family home on the AMI is currently $324,000 and the highest price $5,995,000. For the 89 condos for sale the average and median list prices respectively are $622,195 &amp; $504,450 with the lowest $189,000 and highest $2,149,000.</p>
<p style="text-align: left;">     Longboat Key current inventory is 389 (SF- 129, Con- 226, Dup- 2 &amp; Lot- 32) up from 304 last month and 314, 336 and 345 the three previous months. Of the current inventory of 129 single family homes the average list price is $2,329,548 and the median list price is $1,395,000. The lowest priced single family home on Longboat Key is $299,500 and the highest is $20,000,000. For the 226 condos for sale the average and median list prices respectively are $838,988 &amp; $625,000 with the lowest $164,900 and highest $5,999,000. Pended properties on Longboat Key are 47 (SF-15, Con-31, Dup-0 &amp; Lot-1) down last month from 48 and 54, 49 and 62 the previous three months. Distressed properties on Longboat Key are only 5 (SF-2, Con-3, Dup-0 &amp; Lot-0).</p>
<p style="text-align: left;">   We are running about 14% in Anna Maria Island sales behind 2015 which ended with sale of 407 but we are still going to end the year with very strong sales.</p>

This is about where we were at the end of the first quarter, so we haven’t gained and are behind last year at about the same percentage.</p>
<p><span style="font-size: medium;">S</span>ales in April 2016 were 39 (SF-24, Con-10, Dup-2 &amp; Lot-3) down 5% from April 2015 at 41 (SF- 21, Con-15, Dup-1 &amp; Lot-4). The last 12 months sales (May 1, 2015 to April 30, 2016) were 381 (SF-213, Con-116, Dup-32, Lot-20) equal to the previous 12 months (May 1, 2014 to April 30, 2015) at 381 (SF-217, Con-110, Dup-29 &amp; Lot-25). Of the last 12 months sales only 3% or 12 (SF-7, Con-4, Dup-1 &amp; Lot-0) were distressed properties (bank owned or short sales) compared to 6% or 23 (SF-12, Con-5, Dup-6 &amp; Lot-0) in the previous 12 months (April 1, 2014 to March 31, 2015). Only one month in for the quarter but inventory is down and transactions are up creating a great absorption rate. Inventory is currently at 308 (SF-171, Con-90, Dup-21 &amp; Lot-26). Inventory for the previous four months were 343, 342,328 and 309.</p>
<p><span style="font-size: medium;">I</span>f you’re looking for investment properties to buy with a good return there are still some available. The property at <strong><a href="http://www.alangalletto.com/idx/mls-a4130013-214_fir_ave_a_anna_maria_fl_34216">214 Fir, City of Anna Maria </a></strong>is a 3 BR/2 bath each side duplex, three houses to the beach listed at $1,499,900 is a great rental with a 7% return and does $185,000 in gross annual rentals.</p>
<p><span style="font-size: medium;">A</span>nother great rental with a 6% return is <strong><a title="Great Buy on Anna Maria Island 209 54th Call Galletto team today!" href="http://www.alangalletto.com/idx/mls-a4141977-209_54th_st_holmes_beach_fl_34217">209 54th St. Holmes Beach FL</a></strong>.  It’s a newly built (2014) 8 bedroom/6 bath, 2,936 sq. ft. home a block to Anna Maria Beaches with peaks of the gulf and it does about $225,000 in gross annual rental and is listed at $2,300,000. <h2>Anna Maria Island Real Estate Summary</h2>
<p><span style="font-size: medium;">T</span>o summarize the market for the <strong>first five months of 2016 has started off a little slower than 2015 which at this point in time in 2014 had about the same number of sales</strong>. But if you look at pended properties they are well above the average which could mean a continued strengthening of sales as we continue through the year. Distressed properties continue to be non-existent and will continue to be so. There is currently still only one distressed single family property in the inventory. Pended properties (properties under contract) continue well above average at 79 (SF-55, Con-21, Dup-1 &amp; Lot-2) up from 51 last month. The distribution of the single family sales on AMI over the last 12 months was 20% &lt;$500K, 41% 500K-750K, 16% between $750K and $1 million and 23% over $1 million. The distribution for Condo sales over the last 12 months is 79% &lt;$500K, 17% $5000K-$750K, 3% $750K &#8211; $1 million and 1% &gt;$1 million. These percentages have been pretty consistent over the last year or so.</p>
<p><span style="font-size: medium;">L</span>ongboat Key current inventory is 374 (SF- 136, Con- 200, Dup- 3 &amp; Lot- 35) down from 387 last month. Pended properties on Longboat Key is 86 (SF-30, Con-56, Dup-0 &amp; Lot-0) about equal to last months 87, and Distressed properties on Longboat Key are only 4 (SF-0, Con-4, Dup-0 &amp; Lot-0). The distribution for single family home sales on Longboat Key for the last 12 months was 26% &lt;$500K, 26% $500K &#8211; $750K, 20% $750 K &#8211; $1 million &amp; 28% &gt;$1 million. The distribution for Condo sales on Longboat Key for the last 12 months was 49% &lt;$500K, 22% $500K &#8211; $750K, 11% $750K &#8211; $1 million &amp; 18% &gt;$1 million. The distribution of sale between single family and condos on Longboat Key have not changed much over the last year.</p>
<p><span style="font-size: medium;">A</span>gain you can see from the charts in the <a href="http://www.alangalletto.com/docs/news-letter.pdf" target="_blank">full newsletter</a> that average and median sale prices have both gone up for the last 12 months compared to the previous 12 months. Definitely a healthy market with sales high and inventory low.</p>
