<p><strong>              </strong><strong>Real estate sales</strong> on <strong>Anna Maria Island continue to be slow in 2023 compared to the past couple of years</strong>.  Sales for <strong>JUNE 2023</strong> for Anna Maria City, Holmes Beach, and Bradenton Beach were <strong>42 </strong>(SF-30, Con-10, Dup-2 &amp; Lot-0) <strong>compared to JUNE 2022 </strong>at <strong>24 </strong>(SF-11, Con-12, Dup-0 &amp; Lot-1).  Although sales remain low the inventory <strong>continues to remain low as well, still well below the normal average of 350-400</strong>.  Inventory is currently at only <strong>232 </strong>(SF-161, Con-50, Dup-11, Lot-10) Inventory for the previous 51 months (about 4 years) were 205, 193, 111, 143, 145, 94, 79, 88, 82, 72, 72, 72, 76, 100,135, 145, 155, 162, 175, 196, 230, 261, 253, 274, 308, 314, 312, 289, 279, 282, 292, 296, 293, 305, 334, 338, 319, 291, 257, 249, 231, 214, 223, 240, 254, 267, 297, 297, 310, 290, 298.  <strong> Sales on the island continue to remain low as does the inventory on the island.</strong></p>
<p><strong>                S</strong>ince last month, <strong>37 properties went pended on AMI, SF -22, Condo -14, multi-family -0, and the lots -1.</strong>  The single families were listed between $540,000 and $4,350,000; the condos between $399,000 and $1,095,000; zero multi-families and one lot at $2,900,000.  Of the 145 single-family properties currently for sale, there are only 3 single-family properties under $1 million and only 28 between $1 Million and $2 Million the remaining range between $2,000,000 and $22,500,000.<strong> </strong><strong>  </strong></p>
<p><strong>                To summarize, </strong>the <strong>Anna Maria Island Real Estate </strong>Market sales for <strong>JUNE 2023</strong> were <strong>75% higher </strong><strong>than JUNE 2022</strong>.  The inventory is still in the lowest range it’s been in 20 years, at again only <strong>232 </strong>(SF-161, Con-50, Dup-11, Lot-10) <strong>13% higher than last month </strong><strong>at 205, </strong><strong>inching up but still in the general range of the last 18 months at 205, 139, 111, 143, 145, 94, 79, 88, 82, 72, 72, 76, 100, 135, 145, 155, 162 &amp; 175.</strong>  <strong>Pended properties</strong> (properties under contract) continue to remain about where they have been for the market at <strong>37 </strong>(SF-22, Con-14, Dup-0 &amp; Lot-1) but lower than four of the previous nineteen months of 50, 17, 27, 28, 35, 59, 55, 63,<strong> 70, 85, 94, 95, 101, 87, 86, 90, 94, 112, 92.</strong>  Distressed properties continue to be non-existent as they have been for the last couple of years with again none in the current inventory and only two in the last forty-five months. The <strong>distribution of the 161 single-family</strong><strong> properties</strong> currently for sale on AMI <strong>continues to skew to the high end</strong> with 2% (3) &lt;$1 million, 17% (28) between $1 million and $2 million, and 25% or (40) between 2-3 Million and 56% or (93) over $3 million.  As I mentioned above the <strong>lowest price single-family home is </strong><a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/445-62ND-STREET-B-HOLMES-BEACH-FL-34217/A4573343/32/"><strong>445 62nd St. HB</strong></a><strong> listed at $439,900 </strong>for a 1bath, 616 sq. ft. Villa, no pool.<strong>  The highest-priced single-family home</strong> currently is at <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/104-SUNSET-LANE-HOLMES-BEACH-FL-34217/A4561611/32/"><strong>104 Sunset Ln. AM</strong></a> <strong>listed at $22,500,000 </strong>newly built in 2023 6 BR 6 full baths 7,163 sq. ft. direct gulf-front with pool.  The <strong>distribution of the 44 Condos</strong> currently for sale on AMI is 16% or (7) &lt;$500K, 55% or (24) $500K-$750K, 14% or (6) $750K &#8211; $1 million, and 15% or (7) &gt;$1 million.  You can see that 98% of the single-family prices are still over $1 million while 85% of the condos were below $1 million and only 15% were over $1 million.  Of the current inventory of <strong>50</strong> condos the lowest-priced unit, this month is <strong>a 1br/1 bath Runaway Bay Condo at</strong> <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/1801-GULF-DRIVE-N-215-BRADENTON-BEACH-FL-34217/A4561361/32/">1801 GULF DRIVE N Unit #215 BB, </a> listed at <strong>$425</strong><strong>,000</strong> and the highest is a <strong>2br/2 bath 1,398 sq. ft. Island Paradise Condo at, </strong><strong><a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/3708-GULF-DRIVE-1-HOLMES-BEACH-FL-34217/A4576821/32/">3708 Gulf Dr #1, HB</a> is </strong><strong>listed at</strong><strong> $2,695,000. </strong> Again, the prices for single-family homes continue to move up while condos continue to creep up.  Of the <strong>single-family </strong>properties currently for sale<strong> on AMI,</strong> the<strong> average </strong>list price is <strong>$3,987,084 </strong>and the <strong>median </strong>list price is <strong>$2,895,000, </strong>and for<strong> condos, </strong>the<strong> average </strong><strong>list price</strong> is<strong> $779,000 </strong>and<strong> the median </strong>list price is<strong> $687,000</strong>.</p>

<p><strong>                L</strong>ooking at an <strong>average sale price of single-family homes in</strong> <strong>Manatee County through May 2023</strong><strong> was up again .9%</strong> <strong>above</strong><strong> May 2022 at $735,779 </strong>and the <strong>Median </strong>sale price was<strong> up 10.7% </strong>at<strong> $570,000 from May 2022. </strong>The current inventory of single-family has jumped up <strong>169.5%</strong> <strong>at 1531 from 568 in May 2022 and Condos were up to 786 from 234 in May 2022</strong>.  T<strong>he Pending sales of SF are up at 772 vs. 593 in May 2022 and condos were up to 318 from 301 in May 2022. </strong></p>

Of the current inventory of <strong>56</strong> single-family homes, the average price is <strong>$1,039,000</strong> and the median list price is <strong>$1,000,000</strong>.  For the <strong>85</strong> condos for sale, the average and median list prices respectively are <strong>$884,000</strong> &amp; <strong>$925,000.</strong></p>

<p><strong>Real estate sales</strong> on Anna Maria Island continue to slow down due mostly to low inventory.  Sales for the month of <strong>April 2022 were 57% lower than April 2021 at 40.  The Inventory has started to slowly build and is currently at 94.</strong>  Sales for <strong>April 2022</strong> for Anna Maria City, Holmes Beach, and Bradenton Beach were <strong>40 </strong>(SF-26, Con-9, Dup-4 &amp; Lot-1) <strong>compared to April 2021 </strong>at <strong>70 </strong>(SF-42, Con-23, Dup-1 &amp; Lot-4).  The inventory <strong>continues to be the lowest it’s been in 30 years </strong>and continues to be well below 300 for 36 of the last 45 months.  Inventory is currently at only <strong>94 </strong>(SF-65, Con-25, Dup-2 &amp; Lot-2).  Inventory for the previous 45 months were 79, 88, 82, 72, 72, 72, 76, 100,135, 145, 155, 162, 175, 196, 230, 261, 253, 274, 308, 314, 312, 289, 279, 282, 292, 296, 293, 305, 334, 338, 319, 291, 257, 249, 231, 214, 223, 240, 254, 267, 297, 297, 310, 290, 298.  <strong> Sales have started to slow down, but the inventory has not started to build much yet</strong>.  Looking at <strong>Manatee County</strong> the <strong>average sale price of single-family homes and Condos in</strong> <strong>Manatee County through February 2022</strong> <strong>was</strong> <strong>up again 36.1%</strong> to <strong>$371,367</strong> <strong>above</strong> <strong>February 2021</strong> <strong>at $272,932 </strong>and the current inventory is <strong>down 48.8%</strong> <strong>at 155 from 303 in February 2021</strong>.  <strong>As I noted above, the average sale price of a single-family home in</strong> <strong>Manatee County is $371,367 and the median sales price is 325,000 and the Pending sales are at 447 vs 648 last year. Again.…. The <strong>distribution of the 65 single-family properties</strong> currently for sale on AMI <strong>continues to skew to the high end</strong> with 0% (0) &lt;$750K, .1% or (1) between $750K and $1 million, 6% or (5) between $1 million and $2 million and 28% or (18) between 2-3 Million and 62% or (40) over $3 million.  <strong>The highest-priced single-family home</strong> currently is $28,500,000 a 1940, remodeled 3,892 10BR.7.5bath beach house directly on a gulf front lot.  The <strong>lowest-priced is </strong>a half-duplex, 2 BR/2 bath, 1,053 sq. ft. at 208 82<sup>nd</sup> St.  Holmes Beach. The <strong>distribution of the 26 Condos</strong> currently for sale on AMI is .5% or (1) &lt;$500K, 41% or (12) $500K-$750K, 1.5% or (3) $750K &#8211; $1 million and 30% or (7) &gt;$1 million.  You can see that 98% of the single-family prices are over $1 million while 73% of the condos were below $1million and only 27% are over $1 million.  As I mentioned above of the <strong>current inventory of 65 single-family homes </strong>the lowest priced property at <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/414-80TH-STREET-HOLMES-BEACH-FL-34217/A4526948/32/"><strong>208 82nd St, HB</strong> </a>listed at <strong>$999,500</strong> a <strong>2br/2bath, 1053 sq. ft. half-duplex</strong> and the highest is a <strong>$28,500,000</strong> a Gulf Front property <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/102-77TH-STREET-HOLMES-BEACH-FL-34217/A4518449/32/"><strong>102 48th St, HB.</strong> </a> Of the current inventory of <strong>20</strong> condos the lowest-priced unit, this month is <strong>a 1br/1bath Condo at</strong> <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/600-MANATEE-AVENUE-240-HOLMES-BEACH-FL-34217/A4527312/32/"><strong>1603 Gulf Dr. #31 HB</strong></a> listed at <strong>$499,000</strong> and the highest a <strong>4br/4 bath condo at L’Plage, </strong><strong><u>6430 Gulf Dr. #1 </u></strong><strong>listed at $3,095,000. </strong> The prices for single-family homes continue to move up rapidly while condos continue to creep up.  Of the <strong>single-family </strong>properties currently for sale<strong> on AMI,</strong> the<strong> average </strong>list price is <strong>$4,483,625 </strong>and the <strong>median </strong>list price is <strong>$3,685,000 </strong>and for<strong> condos, </strong>the<strong> average </strong><strong>list price</strong> is<strong> $1,025,138 </strong>and<strong> the median </strong>list price is<strong> $716,500</strong>.  <strong> </strong></p>
<p><strong>         L</strong>ongboat Key current inventory stayed about where it was last month at <strong>48 </strong>(SF- 19, Con- 19, Dup- 1 &amp; Lot- 2)  in the low end of the range it’s been in the last twenty-six months  41, 62, 48, 63, 59, 75, 127, 129, 156, 172, 178, 199, 218, 275, 295, 337, 388, 386, 378, 364, 354, 309, 309, 274, 289,359 and significantly lower than the previous seven months at 388, 386, 404, 442, 461, 455, 452. <p><strong>         Real estate sales</strong> on Anna Maria Island again continue to outpace 2020 but is starting to slow down because we are running out of inventory.  Sales for the month of <strong>June 2021 were 54% over June 2020.  The Inventory has not significantly changed and is currently at 88.</strong>  Sales for <strong>June 2021</strong> for Anna Maria City, Holmes Beach, and Bradenton Beach were <strong>57 </strong>(SF-34, Con-19, Dup-3 &amp; Lot-1) <strong>compared to June 2020 </strong>at <strong>37 </strong>(SF-22, Con-10, Dup-1 &amp; Lot-4).  The inventory <strong>continues to be the lowest it’s been in 30 years </strong>and continues to be well below 300 for 35 of the last 43 months and 22 of the last 25 months.  Inventory has popped up a little and is currently at only <strong>88 </strong>(SF-54, Con-18, Dup-14 &amp; Lot-2).  Inventory for the previous 43  months were 82, 72, 72, 72, 76, 100,135, 145, 155, 162, 175, 196, 230, 261, 253, 274, 308, 314, 312, 289, 279, 282, 292, 296, 293, 305, 334, 338, 319, 291, 257, 249, 231, 214, 223, 240, 254, 267, 297, 297, 310, 290, 298.  <strong>I think we’re close to the point where we are going to see the sales start to slow down and the inventory starts to build</strong>.  Looking at <strong>Manatee County</strong> the <strong>average sale price of single-family homes in</strong> <strong>Manatee County for May 2021</strong> <strong>was</strong> <strong>up again 19.4%</strong> <strong>above</strong> <strong>May 2020</strong> <strong>to $261,466 </strong>and the current inventory is <strong>down 78.5%</strong> <strong>at 207 from 961 in May 2020</strong>.  The average sale price of a single-family home in <strong>Manatee County is $261,466 and the median sales price is 243,595 and the Pending sales are at 299 vs 252 last year. </strong><strong>Again.…. <p><strong>        To summarize </strong>the <strong>Anna Maria Island Real Estate </strong>Market sales for <strong>June 2021</strong> were <strong>54% higher than</strong> <strong>June 2020</strong>.  The inventory continues to drop and continues to be among the lowest I’ve seen it in 30 years, at again only <strong>88 </strong>(SF-54, Con-18, Dup-14, Lot-2)<strong> slightly up from last month but still lower than 6 of the last 10 months at 82, 72, 72, 76, 100, 135, 145, 155, 162 &amp; 175</strong>.  Pended properties (properties under contract) continue to remain strong at <strong>63 </strong>(SF-40, Con-18, Dup-4 &amp; Lot-1) dropping slightly from the previous twelve months at <strong>70,</strong> <strong>85,</strong> <strong>94,</strong> <strong>95, 101, 87, 86</strong>,<strong> 90, 94, 112, 92,</strong> <strong>71.</strong>  Distressed properties continue to be non-existent as they have been for the last couple of years with again none in the current inventory and only two in the last thirty-five months. The <strong>distribution of the 54 single-family properties</strong> currently for sale on AMI <strong>continues to skew to the high end</strong> with 5% (3) &lt;$750K, 4% or (2) between $750K and $1 million, 43% or (22) between $1 million and $2 million and 23% or (12) between 2-3 Million and 25% or (13) over $3 million.  <strong>The highest-priced single-family home</strong> currently is $8,900,000 a 1950’s house on a double gulf front lot with 174 ft. of beachfront.  The <strong>lowest-priced is </strong>a seaside garden 1 BR/1 bath, 688 sq. ft.  Villa. The <strong>distribution of the 18 Condos</strong> currently for sale on AMI is 19% or (3) &lt;$500K, 12% or (2) $500K-$750K, 38% or (6) $750K &#8211; $1 million and 31% or (5) &gt;$1 million.  You can see that 95% of the single-family prices are over $750K and 91% are over $1 million while 31% of the condos were below $750K and only 31% over $1 million.  As I mentioned above of the <strong>current inventory of 54 single-family homes </strong>the lowest priced property at <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/431-62ND-STREET-HOLMES-BEACH-FL-34217/A4506658/32/"><strong>431 62<sup>nd</sup> St HB </strong></a> listed at <strong>$489,000</strong> a <strong>1br/1bath Villa in Seaside Gardens</strong> and the highest is an <strong>$8,900,000</strong> double lot gulf Front property at <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/5102-5TH-AVENUE-HOLMES-BEACH-FL-34217/A4506853/32/"><strong>5102 5th Ave. HB. </strong></a> Of the current inventory of <strong>18</strong> condos the lowest-priced unit, this month is <strong>a 1br/1bath Westbay Cove condo at</strong> <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/600-MANATEE-AVENUE-214-HOLMES-BEACH-FL-34217/A4505920/32/"><strong>600 Manatee Ave. #214</strong></a> listed at <strong>$425,000</strong> and the highest a <strong>3br/3 bath condo at Carissa Villas</strong>, 2 blocks to the beach at <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/201-57TH-STREET-A-HOLMES-BEACH-FL-34217/A4484622/32/"><strong>201 57<sup>th</sup> St unit A HB</strong></a><strong>.</strong> The prices for single-family homes continue to move up rapidly while condos continue to creep up.  Of the <strong>single-family </strong>properties currently for sale<strong> on AMI,</strong> the<strong> average </strong>list price is <strong>$2,590,152 </strong>and the <strong>median </strong>list price is <strong>$1,992,500 </strong>and for<strong> condos, </strong>the<strong> average </strong>list price is<strong> $857,312 </strong>and<strong> the median </strong>list price is<strong> $830,000</strong>.  <strong> </strong></p>
<p><strong>         L</strong>ongboat Key current inventory has popped up again to <strong>62 </strong>(SF- 21, Con- 38, Dup- 1 &amp; Lot- 2) still the lowest it’s been in the last twenty-one months  48, 63, 59, 75, 127, 129, 156, 172, 178, 199, 218, 275, 295, 337, 388, 386, 378, 364, 354, 309, 309, 274, 289,359 and significantly lower than the previous seven months at 388, 386, 404, 442, 461, 455, 452. Of the current inventory of <strong>21</strong> single family homes, the average price is <strong>$3,643,814</strong> and the median list price is <strong>$3,445,000</strong>.  For the <strong>38</strong> condos for sale, the average and median list prices respectively are <strong>$1,280,862</strong> &amp; <strong>$899,000.</strong></p>

<p><strong>       Real estate sales</strong> on Anna Maria Island continue to outpace 2020 which was a historically high sales year.  Sales for the month of <strong>March 2021 were over double the sales for March 2020 and</strong> <strong>the Inventory at 72 continues to be lower than the pended properties at 96.</strong>  Sales for <strong>March 2021</strong> for Anna Maria City, Holmes Beach and Bradenton Beach were <strong>76 </strong>(SF-37, Con-31, Dup-7 &amp; Lot-1) <strong>were 223% higher than </strong>March<strong> 2020 </strong>at <strong>34 </strong>(SF-14, Con-14, Dup-2 &amp; Lot-4).  The inventory <strong>continues to be the lowest it’s been in 30 years </strong>and continues to be below 300 for 31 of the last 39 months and 18 of the last 21 months.  Inventory is currently at only <strong>72 </strong>(SF-44, Con-13, Dup-9 &amp; Lot-6).  Inventory for the previous 39  months were 76, 100,135, 145, 155, 162, 175, 196, 230, 261, 253, 274, 308, 314, 312, 289, 279, 282, 292, 296, 293, 305, 334, 338, 319, 291, 257, 249, 231, 214, 223, 240, 254, 267, 297, 297, 310, 290, 298, and again has hit a new low for this market.  Looking at the <strong>whole county</strong> single family sales for <strong>Manatee County February 28, 2021</strong> Y-T-D were <strong>up again 12.8%</strong> above <strong>February 28, 2020 Y-T-D</strong> and the current inventory is <strong>down 70.7%</strong> from 2020 at this time.  The average sale price of a single-family home in <strong>Manatee County is $553,312 up 35.6% over a year ago. </strong><strong>Again, for the fourth month….I CAN NOT say this strongly enough</strong><strong>;  for those of you </strong><strong>thinking of selling</strong><strong> within the next year or two </strong><strong>now would be a </strong><strong>good time </strong><strong>to put your property on the market while it still is a sellers’ market.  As I said last month, historically this market has come about every 7-10 years.  As far as you </strong><strong>buyers…buying sooner is better than later.</strong>  <strong>Call (941) 232-2216 </strong>or email me at <a href="mailto:alan@alangalletto.com"><strong>alan@alangalletto.com</strong></a><strong>  </strong><strong>for an opinion of value or starting a search to find a property today. </strong></p>

Of the current inventory of <strong>17</strong> single family homes, the average price is <strong>$2,687,176</strong> and the median list price is <strong>$2,400,000</strong>.  For the <strong>35</strong> condos for sale, the average and median list prices respectively are <strong>$1,270,528</strong> &amp; <strong>$765,000.</strong></p>

<p><strong>          Real estate sales</strong> on Anna Maria Island continue to outpace 2020 which was a historically high sales year.  Sales for the month of <strong>February 2021 were about equal to sales for February 2020 and</strong>  <strong>Inventory at 76 is lower than the pended properties at 95.</strong>  Sales for <strong>February 2021</strong> for Anna Maria City, Holmes Beach and Bradenton Beach were <strong>35 </strong>(SF-22, Con-12, Dup-0 &amp; Lot-1) <strong>about equal to </strong> <strong>February 2020 </strong>at <strong>36 </strong>(SF-17, Con-14, Dup-3 &amp; Lot-2) after being up <strong>79%</strong> and <strong>99%</strong> over the previous two months.  Sales are tapering off not because there is no demand but because there is no inventory. The inventory <strong>continues to be the lowest it’s been in 30 years </strong>and continues to be below 300 for thirty of the last thirty-eight months and seventeen of the last twenty months.  Inventory is currently at only <strong>76 </strong>(SF-43, Con-19, Dup-7 &amp; Lot-7).  Inventory for the previous thirty-eight months were 100,135, 145, 155, 162, 175, 196, 230, 261, 253, 274, 308, 314, 312, 289, 279, 282, 292, 296, 293, 305, 334, 338, 319, 291, 257, 249, 231, 214, 223, 240, 254, 267, 297, 297, 310, 290, 298, and again has hit a new low for this market.  Looking at the <strong>whole county</strong> single family sales for <strong>Manatee County January 31, 2021</strong> Y-T-D were <strong>up again 26%</strong> above January 31, 2020 Y-T-D and the current inventory is <strong>down 64%</strong> from 2020 at this time.  The average sale price of a single-family home in <strong>Manatee County is $510,940 up 21% over a year ago. </strong><strong>Again, this month….I CAN NOT say this strongly enough</strong><strong>;  for those of you </strong><strong>thinking of selling</strong><strong> within the next year or two </strong><strong>now would be a </strong><strong>good time </strong><strong>to put your property on the market while it still is a sellers’ market.  Historically this market has come about every 7-10 years.  As far as you </strong><strong>buyers…buying sooner is better than later.</strong>  <strong>Call (941) 232-2216 </strong>or email me at <a href="mailto:alan@alangalletto.com"><strong>alan@alangalletto.com</strong></a><strong>  </strong><strong>for an opinion of value or to start a search to find a property today. </strong></p>

Distressed properties continue to be non-existent as they have been for the last couple of years with again none in the current inventory and only two in the last thirty-one months. The <u>distribution of the</u> <u>single-family properties</u> currently for sale on AMI <strong>continues to skew to the high end</strong> with only 2% or (1) &lt;$750K, 7% or (3) between $750K and $1 million, 43% or (19) between $1 million and $2 million and 23% or (10) between 2-3 Million and 25% or (11) over $3 million.  The <u>distribution for Condos</u> currently for sale on AMI is 16% or (3) &lt;$500K, 42% or (8) $500K-$750K, 21% or (4) $750K &#8211; $1 million and 21% or (4) &gt;$1 million.  You can see that 98% of the single-family prices are over $750K and 91% are over $1 million while 58% of the condos were below $750K and only 21% over $1 million.  <strong>As you can see again single family prices continue to go up much faster than condo prices.</strong>  Of the current inventory of <strong>43 </strong> “single family homes” the lowest priced property is $725,000 (a 2br/1bath) home at <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/203-HAVERKOS-COURT-HOLMES-BEACH-FL-34217/A4494058/32/"><strong>203 Haverkos Ct. HB</strong></a> and the highest is $6,750,000 a .87 acre gulf front elevated home built in 2014<strong> at </strong><a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/807-N-SHORE-DRIVE-ANNA-MARIA-FL-34216/A4496294/32/"><strong>807 N Shore Dr. AM</strong> </a> Of the current inventory of <strong>19</strong> condos the lowest priced unit again this month is <strong>a 1br/1bath  condo at</strong> <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/611-GULF-DRIVE-N-D26-BRADENTON-BEACH-FL-34217/A4488398/32/"><strong>1325 Gulf Dr. #220 BB</strong></a><strong> at Tortuga</strong> listed at $349,000 and the highest $3,750,000 a 4br/3.5 bath direct gulf front <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/101-67TH-STREET-1-HOLMES-BEACH-FL-34217/A4494387/32/"><strong>Buena Vista,101 67<sup>th</sup> St. Unit 1, HB</strong></a><strong>.</strong>  The prices for single family homes continue to move up rapidly while condos continue to creep up.  Of the <strong>single-family </strong>properties currently for sale<strong> on AMI,</strong> the<strong> average </strong>list price is <strong>$2,449,545 </strong>and the <strong>median </strong>list price is <strong>$1,935,000 </strong>and for<strong> condos, </strong>the<strong> average </strong>list price is<strong> $917,142 </strong>and<strong> the median </strong>list price is<strong> $684,900</strong>.</p>

Higher</strong> than any year since we have been recording sales.  The previous high was <strong>438</strong>.  Sales for the month of <strong>December were 68, twice as high as sales for December 2019 at 34.</strong>  <strong>Inventory continues to remain the lowest I’ve seen it in the last 25 years at 135.</strong>  Sales for <strong>December 2020</strong> for Anna Maria City, Holmes Beach and Bradenton Beach were <strong>68 </strong>(SF-39, Con-24, Dup-1 &amp; Lot-4) <strong>up 200%</strong> above December 2019 at <strong>34 </strong>(SF-24, Con-6, Dup-4 &amp; Lot-0) after being up <strong>179%</strong> and <strong>299%</strong> over the last two months.  Sales for <strong>December 31, 2020 Y-T-D</strong> were <strong>579</strong> (SF-327, Con-194, Dup-28, Lot-30) <strong>up 54% </strong>above <strong>December 2019 Y-T-D</strong> at <strong>375</strong> (SF-237, Con-107, Dup-24, Lot-7).  The inventory <strong>continues to be the lowest it’s been in 25 years </strong>and continues to be below 300 for twenty-eight of the last thirty-six months and fifteen of the last seventeen months.  Inventory is currently at only <strong>135 </strong>(SF-73, Con-42, Dup-9 &amp; Lot-11).  Inventory for the previous thirty-six months were 145, 155, 162, 175, 196, 230, 261, 253, 274, 308, 314, 312, 289, 279, 282, 292, 296, 293, 305, 334, 338, 319, 291, 257, 249, 231, 214, 223, 240, 254, 267, 297, 297, 310, 290, 298, and again has hit a new low for this market.  Single family sales for Manatee County December 31,2020 Y-T-D were <strong>up 63%</strong> above December 31,2019 Y-T-D and the current inventory is <strong>down 216%</strong> from 2019 at this time.</p>

<p><strong>T</strong>o summarize the Anna Maria Island Real Estate Market for the twelve months of 2020, sales were <strong>55% above</strong> the twelve months of 2019.  The inventory continues to drop and continues to be the lowest I’ve seen it in 25 years, at <strong>135 (SF-73, Con-42, Dup-9, Lot-11) down from 145, 155, 162 &amp; 175 the last four months</strong>.  Pended properties (properties under contract) remains strong at <strong>87 </strong>(SF-47, Con-31, Dup-7 &amp; Lot-2) close to last month at <strong>86</strong> and in the middle of the previous six months at<strong> 90, 94, 112, 92,</strong> <strong>71 &amp; 42.</strong>  Distressed properties continue to be non-existent as they have been for the last couple of years with again none in the current inventory and only two in the last twenty-seven months.</p>
<p><strong>T</strong>he <u>distribution of the</u> <u>single-family properties</u> currently for sale on AMI continues to skew to the high end with only 5% or (5) &lt;$750K, 12% or (9) between $750K and $1 million, 36% or (26) between $1 million and $2 million and 47% or (34) over $2 million.  The <u>distribution for Condos</u> currently for sale on AMI is 33% or (14) &lt;$500K, 29% or (12) $500K-$750K, 19% or (8) $750K &#8211; $1 million and 19% or (8) &gt;$1 million.  You can see that 95% of the single-family prices are over $750K and 83% are over $1 million while 33% of the condos were below $500K.  <strong>As you can see again single family prices are going up much faster than condo prices.</strong>  Of the current inventory of <strong>73 </strong> “single family homes” the lowest priced property is <strong>$525,000 (a 1br/1bath) home at </strong><a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/205-PEACOCK-LANE-A-HOLMES-BEACH-FL-34217/A4467714/32/"><strong>205 peacock Lane HB</strong></a> and the highest is again <strong>$6,495,000 a 1/2 acre gulf front tear down built in 1960 at </strong><a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/5102-5TH-AVENUE-HOLMES-BEACH-FL-34217/A4485234/32/"><strong>5102 5<sup>th</sup> Ave. HB</strong></a>  Of the current inventory of <strong>42</strong> condos the lowest priced unit this month is a <strong>2br/1bath  condo at </strong><a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/611-GULF-DRIVE-N-D26-BRADENTON-BEACH-FL-34217/A4488398/32/"><strong>611 Gulf Dr. Imperial House D26 BB</strong></a><strong> listed at $300,000</strong> and the <strong>highest $2,199,000 a 3br/3bath direct gulf front </strong><a href="https://www.annamarialuxuryrealestate.com/homes-for-sale-details/5622-GULF-DRIVE-4-HOLMES-BEACH-FL-34217/A4472502/32/"><strong>Vista Grande unit 4 HB</strong></a><strong>.</strong> BTW; our rental department estimates this unit could <strong>gross about $125k</strong>.  The prices for single family homes continue to move up rapidly while condos continue to remain flat.  Of the <strong>single-family </strong>properties currently for sale<strong> on AMI,</strong> the<strong> average </strong>list price is <strong>$2,308,936 </strong>and the <strong>median </strong>list price is <strong>$1,995,000 </strong>and for<strong> condos, </strong>the<strong> average </strong>list price is<strong> $769,459 </strong>and<strong> the median </strong>list price is<strong> $588,944</strong>.</p>
<p><strong>L</strong>ongboat Key current inventory has for the eighth month dropped down again significantly to <strong>129 </strong>(SF- 50, Con- 89, Dup- 1 &amp; Lot- 16) the lowest it’s been in the last eighteen months 156, 172, 178, 199, 218, 275, 295, 337, 388, 386, 378, 364, 354, 309, 309, 274, 289,359 and significantly lower than the previous seven months at 388, 386, 404, 442, 461, 455, 452. Of the current inventory of <strong>37</strong> single family homes, the average list price is <strong>$2,541,916</strong> and the median list price is <strong>$1,595,000</strong>.  For the <strong>75</strong> condos for sale, the average and median list prices respectively are <strong>$1,299,236</strong> &amp; <strong>$750,000.</strong></p>

<p>Anna Maria Island real estate sales continue to get stronger each month in 2020.  Sales for the month of <strong>October continue to be this year in the highest range we have seen since 2005.</strong>  <strong>I think sales for 2020 will end the year in the 500 range, the highest yearly sales ever recorded. </strong> Also the <strong>Inventory continues to remain the lowest I’ve seen in the last 25 years so the sales have not slowed down.</strong>  Sales for <strong>October 2020</strong> for Anna Maria City, Holmes Beach and Bradenton Beach were <strong>64 </strong>(SF-39, Con-20, Dup-3 &amp; Lot-2) <strong>up 291%</strong> above October 2019 at <strong>22 </strong>(SF-13, Con-6, Dup-2 &amp; Lot-1).  Sales for <strong>October 2020 Y-T-D</strong> were <strong>451</strong> (SF-258, Con-145, Dup-24, Lot-24) <strong>up 146% </strong>above <strong>October 2019 Y-T-D</strong> at <strong>308</strong> (SF-193, Con-91, Dup-17, Lot-7).  Sales for the last 12 months were <strong>418</strong> (SF-302, Con-161, Dup-31 &amp; Lot-24) <strong>up 120% </strong>above the previous 12 months at <strong>349 </strong>(SF-220, Con-105, Dup-17 &amp; lot-7).   The inventory <strong>continues to be the lowest it’s been in 25 years </strong>and continues to be below 300 for twenty-six of the last thirty-four months and thirteen of the last sixteen months.  Inventory is currently at only <strong>155 </strong></p>
<p>(SF-85, Con-54, Dup-8 &amp; Lot-8).  Inventory for the previous thirty-four months were 162, 175, 196, 230, 261, 253, 274, 308, 314, 312, 289, 279, 282, 292, 296, 293, 305, 334, 338, 319, 291, 257, 249, 231, 214, 223, 240, 254, 267, 297, 297, 310, 290, 298, and again has hit a new low for this market.  Single family sales for Manatee County September Y-T-D were <strong>up 37%</strong> above 2019 September Y-T-D and the current inventory is <strong>down 46%</strong> from 2019 at this time.</p>

<p><strong>L</strong>ongboat Key current inventory has for the sixth month dropped down again significantly to <strong>172 </strong>(SF- 56, Con- 96, Dup- 1 &amp; Lot- 19) the lowest it’s been in the last sixteen months 178, 199, 218, 275, 295, 337, 388, 386, 378, 364, 354, 309, 309, 274, 289,359 and significantly lower than the previous seven months at 388, 386, 404, 442, 461, 455, 452. Of the current inventory of <strong>56</strong> single family homes, the average list price is <strong>$2,661,514</strong> and the median list price is <strong>$1,647,000</strong>.  For the <strong>96</strong> condos for sale, the average and median list prices respectively are <strong>$1,201,667</strong> &amp; <strong>$755,000.</strong></p>

<p><strong>        Anna Maria Island Real Estate S</strong>ales continue very strong through September 2020.  Sales for the month of <strong>September continue to be this year in the highest range we have seen since the 1990s.</strong>  Also, the <strong>Inventory continues to be again the lowest I’ve seen in the last 25 years so the sellers’ market continues.</strong>  Sales for <strong>September 2020</strong> for Anna Maria City, Holmes Beach and Bradenton Beach were <strong>76 </strong>(SF-44, Con-24, Dup-3 &amp; Lot-5) <strong>up 345%</strong> above August 2019 at <strong>22 </strong>(SF-11, Con-10, Dup-1 &amp; Lot-0).  Sales for <strong>September 30, 2020       Y-T-D</strong> were <strong>387</strong> (SF-219, Con-125, Dup-21, Lot-22) <strong>up 35% </strong>above <strong>September 30, 2019 Y-T-D</strong> at <strong>286</strong> (SF-180, Con-85, Dup-15, Lot-6).  Sales for the last 12 months were <strong>476</strong> (SF-276, Con-147, Dup-30 &amp; Lot-23) <strong>up 37% </strong>above the previous 12 months at <strong>348 </strong>(SF-220, Con-107, Dup-15 &amp; lot-6).   The inventory at <strong>162 continues to be the lowest it’s been in 25 years </strong>and continues to be below 300 for twenty-five of the last thirty-three months and thirteen of the last fifteen months.  Inventory is currently at only <strong>162 </strong>(SF-87, Con-57, Dup-10 &amp; Lot-8).  Inventory for the previous thirty-three months were 175, 196, 230, 261, 253, 274, 308, 314, 312, 289, 279, 282, 292, 296, 293, 305, 334, 338, 319, 291, 257, 249, 231, 214, 223, 240, 254, 267, 297, 297, 310, 290, 298, and again has hit a new low for this market.  Single-family sales for Manatee County September Y-T-D were <strong>up 37%</strong> above 2019 September Y-T-D and the current inventory is <strong>down 46%</strong> from 2019 at this time.</p>

<p><strong>         T</strong>o summarize the Anna Maria Island Real Estate Market for the first nine months of 2020, sales were <strong>35% above</strong> the first nine months of 2019.  The inventory continues to drop and be the lowest I’ve seen it in 25 years, at <strong>162 down from 175 last month</strong>.  Pended properties (properties under contract) continue to stay strong at <strong>94 </strong>(SF-47, Con-39, Dup-4 &amp; Lot-4) close to last month at <strong>112</strong> and above the previous three months at<strong> 92,</strong> <strong>71 &amp; 42.</strong>  Distressed properties continue to be non-existent as they have been for the last couple of years with none in the current inventory and only two in the last twenty-four months.  The <u>distribution of the</u> <u>single-family properties</u> currently for sale on AMI continues to skew higher with only 4% or (3) &lt;$750K, 14% or (12) between $750K and $1 million, 36% or (31) between $1 million and $2 million and 46% or (39) over $2 million.  The <u>distribution for Condos</u> currently for sale on AMI is 38% or (22) &lt;$500K, 29% or (17) $500K-$750K, 16% or (9) $750K &#8211; $1 million and 17% or (10) &gt;$1 million.  You can see that 96% of the single-family prices are over $750K and 82% are over $1 million while 38% of the condos were below $500K.  <strong>As you can see again single-family prices are going up much faster than condo prices.</strong>  Of the current inventory of <strong>87</strong> single-family homes the lowest priced property is <strong>$525,000 (a 1br/1bath half-duplex at </strong><a href="https://www.annamarialuxuryrealestate.com/homes-for-sale-details/205-PEACOCK-LANE-A-HOLMES-BEACH-FL-34217/A4467714/32/"><strong>205 Peacock lane</strong></a><strong>)</strong> and the highest is again <strong>$6,800,000 a 3/4 acre gulf front complex built in the 1940s but totally remodeled at </strong><a href="https://www.annamarialuxuryrealestate.com/homes-for-sale-details/103-79TH-STREET-HOLMES-BEACH-FL-34217/A4476059/32/"><strong>103 79<sup>th</sup> St.</strong> </a> Of the current inventory of <strong>58</strong> condos the lowest priced is again this month a <strong>1br/1bath </strong><a href="https://www.annamarialuxuryrealestate.com/homes-for-sale-details/1603-GULF-DRIVE-N-24-BRADENTON-BEACH-FL-34217/A4470425/32/"><strong>Trade Winds</strong></a><strong> condo at $219,000</strong> and the <strong>highest $2,295,000 again the 3br/3.5bath direct gulf front </strong><a href="https://www.annamarialuxuryrealestate.com/homes-for-sale-details/104-36TH-STREET-104-HOLMES-BEACH-FL-34217/A4446768/32/"><strong>Palm Gables</strong></a><strong> unit.</strong>  The prices for single-family homes continue to move up while condos remain almost flat.  Of the <strong>single-family </strong>properties currently for sale<strong> on AMI,</strong> the<strong> average </strong>list price is <strong>$2,172,068 </strong>and the <strong>median </strong>list price is <strong>$1,799,900 </strong>and for<strong> condos, </strong>the<strong> average </strong>list price is<strong> $718,475 </strong>and<strong> the median </strong>list price is<strong> $569,000</strong>.</p>
<p><strong>         L</strong>ongboat Key  current inventory has for the fifth month dropped down again significantly to <strong>178 </strong>(SF- 66, Con- 110, Dup- 2 &amp; Lot- 21) the lowest it’s been in the last fifteen months 199, 218, 275, 295, 337, 388, 386, 378, 364, 354, 309, 309, 274, 289,359 and significantly lower than the previous seven months at 388, 386, 404, 442, 461, 455, 452. Of the current inventory of <strong>59</strong> single-family homes, the average list price is <strong>$2,717,409</strong> and the median list price is <strong>$1,595,000</strong>.  For the <strong>106</strong> condos for sale, the average and median list prices respectively are <strong>$1,045,164</strong> &amp; <strong>$627,000.</strong></p>

<p><strong>Well </strong>last month did I say the Corona virus has slowed sales through the first half of the year versus the first six months of 2019?  All the buyer’s out there must have wanted to prove me wrong because sales for the month of <strong>July were the highest by far since I have been keeping monthly sales as far back as the 1990’s.</strong>  Also <strong>Inventory is the lowest I’ve seen in the last 20 years</strong> which will continue to support the upward pressure on prices.  Sales for <strong>July 2020</strong> for Anna Maria City, Holmes Beach and Bradenton Beach were <strong>64 </strong>(SF-46, Con-13, Dup-4 &amp; Lot-1) <strong>up 220%</strong> above July 2019 at <strong>29 </strong>(SF-20, Con-8, Dup-1 &amp; Lot-0).  Sales for July 31, 2020 Y-T-D were <strong>258</strong> (SF-148, Con-81, Dup-15, Lot-14) <strong>up 8% </strong>above July 31, 2019 Y-T-D at <strong>237</strong> (SF-148, Con-70, Dup-14, Lot-5).  Sales for the last 12 months were <strong>396</strong> (SF-237, Con-118, Dup-25 &amp; Lot-16) <strong>up 11% </strong>above the previous 12 months at <strong>357 </strong>(SF-218, Con-111, Dup-23 &amp; lot-5).   The inventory at <strong>196 is the lowest it’s been in 25 years </strong>and continues to be below 300 for twenty-three of the last thirty-one months and eleven of the last thirteen months.  Inventory is currently at only <strong>196 </strong>(SF-112, Con-65, Dup-8 &amp; Lot-11).  Inventory for the previous thirty months were 230, 261, 253, 274, 308, 314, 312, 289, 279, 282, 292, 296, 293, 305, 334, 338, 319, 291, 257, 249, 231, 214, 223, 240, 254, 267, 297, 297, 310, 290, 298, and as I said has hit a new low for this market.  For those of you thinking of selling within the next year or so now would be a good time to put your property on the market.  <a href="mailto:ALAN@AlanGalletto.com"><strong>Call or email me for an opinion of value today.</strong></a></p>

<p><strong>T</strong>o summarize the Anna Maria Island Real Estate Market for the first seven months of 2020, sales were <strong>8% above</strong> the first seven months of 2019.  Last month we said we thought sales would slow down because of the corona virus but quite the opposite happened sales sky rocketed.  The inventory as I said is the lowest I’ve seen it in 25 years, at <strong>196</strong>, which continues to put upward pressure on prices.  Pended properties (properties under contract) continue to grow stronger at <strong>112 </strong>(SF-64, Con-34, Dup-8 &amp; Lot-6) again well above last month at <strong>92</strong> and the previous two months at <strong>71 &amp; 42. </strong> This continues to bode well for sales to continue to stay strong over the next several months.  Distressed properties continue to be non-existent as they have been for the last couple years with none in the current inventory and only two in the last twenty-three months.  The <u>distribution of the</u> <u>single family properties</u> currently for sale on AMI continuing higher with only 3% or (3) &lt;$500K, 7% or (7) 500K-750K, 11% or (12) between $750K and $1 million, 44% or (46) between $1 million and $2 million and 35% or (37) over $2 million.  The <u>distribution for Condos</u> currently for sale on AMI is 48% or (32) &lt;$500K, 31% or (20) $500K-$750K, 12% or (8) $750K &#8211; $1 million and 9% or (6) &gt;$1 million.  You can see that again 90% of the single-family prices are over $750K and 79% are over $1 million while 48% of the condos were below $500K.  <strong>As you can see again single family prices are going up much faster than condo prices.</strong>  Of the current inventory of <strong>132</strong> single family homes the lowest priced property is still <strong>$389,000 (a Seaside Gardens 2br/2bath)</strong> and the highest is again <strong>$7,995,000 a one acre gulf front complex built in the 1940’s but totally remodeled.</strong>  Of the current inventory of <strong>72</strong> condos the lowest priced is again this month a <strong>1br/1bath Trade Winds condo at $214,900</strong> and the <strong>highest $2,295,000 again the 3br/3.5bath direct gulf front Palm Gables unit.</strong>  The prices for single family homes continue to move up while condos remain almost flat.  Of the <strong>single-family </strong>properties currently for sale<strong> on AMI,</strong> the<strong> average </strong>list price is <strong>$1,956,815 </strong>and the <strong>median </strong>list price is <strong>$1,689,500 </strong>and for<strong> condos </strong>the<strong> average </strong>list price is<strong> $616,674 </strong>and<strong> median </strong>list price is<strong> $515,000</strong>.  Condos have gone down while single families have gone up.</p>
<p><strong>L</strong>ongboat Key current inventory has for the third month dropped down significantly to <strong>218 </strong>(SF- 70, Con- 123, Dup- 2 &amp; Lot- 23) the lowest it’s been in the last thirteen months at 275, 295, 337, 388, 386, 378, 364, 354, 309, 309, 274, 289,359 and significantly lower than the previous seven months at  388, 386, 404, 442, 461, 455, 452. Of the current inventory of <strong>70</strong> single family homes the average list price is <strong>$2,181,669</strong> and the median list price is <strong>$1,195,000</strong>.  For the <strong>123</strong> condos for sale the average and median list prices respectively are <strong>$780,285</strong> &amp; <strong>$624,950.</strong></p>

<p><strong>T</strong>he Coronavirus has slowed showings in this market but they have picked up over last week.  Sales in April 2020 were significantly below sales for April 2019 but April 2019 was an unusually high sales month not just for 2019 but any month in the last 15 years.  Year-to-date sales continue to be above last year.  The continued low inventory (under 300) continues to support the current pricing without putting pressure on any reductions.  We will continue to keep you informed of anything that significantly changes, relative to the corona-virus.  Sales for April 2020 for Anna Maria City, Holmes Beach and Bradenton Beach were <strong>23 </strong>(SF-12, Con-9, Dup-1 &amp; Lot-1) <strong>down 56%</strong> below April 2019 at <strong>41 </strong>(SF-26, Con-13, Dup-1 &amp; Lot-1) which as I said was an unusually high sales month.  Sales for April 30, 2020 Y-T-D were <strong>127</strong> (SF-68, Con-46, Dup-6, Lot-7) <strong>up 9% </strong>above April 30, 2019 Y-T-D at <strong>117</strong> (SF-75, Con-34, Dup-6, Lot-2).  Sales for the last 12 months were <strong>385</strong> (SF-230, Con-119, Dup-24 &amp; Lot-12) <strong>up 4% </strong>above the previous 12 months at <strong>369 </strong>(SF-219, Con-120, Dup-22 &amp; lot-8).   The inventory has dropped again below 300 again at <strong>274</strong> continuing to be below 300 for twenty of the last twenty-eight months and six of the last nine months.  Inventory is currently at <strong>253 </strong>(SF-146, Con-77, Dup-13 &amp; Lot-17).  Inventory for the previous twenty-eight months were 274, 308, 314, 312, 289, 279, 282, 292, 296, 293, 305, 334, 338, 319, 291, 257, 249, 231, 214, 223, 240, 254, 267, 297, 297, 310, 290, 298, and continues to be historically low and well below average  for this market.</p>

<p><strong>T</strong>o summarize the Anna Maria Island Real Estate Market for the first four months of 2020, sales were 9% above the first four month’s of 2019 but we expect the 2<sup>nd</sup> quarter to slow down a little and be under the 2<sup>nd</sup> quarter of 2019 because of the corona-virus.  The inventory still remains in the low range, as shown above, at <strong>253</strong> which means there is not any immediate downward pressure on prices.  Pended properties (properties under contract) look strong this month at <strong>42 </strong>(SF-25, Con-10, Dup-5 &amp; Lot-2) above last month at <strong>39 </strong>and still very healthy which continues to allow us to expect consistent sales into the next quarter.  Distressed properties continue to be non-existent as they have been for the last couple years with still only one distressed property currently for sale on the island (a bank owned condo) and only two in the last twenty months.  The <u>distribution of the</u> <u>single family properties</u> currently for sale on AMI hasn’t changed much over the last year or so with only 4% or (6) &lt;$500K, 11% or (17) 500K-750K, 14% or (21) between $750K and $1 million, 46% or (68) between $1 million and $2 million and 25% or (37) over $2 million.  The <u>distribution for Condos</u> currently for sale on AMI is 53% or (40) &lt;$500K, 33% or (25) $500K-$750K, 7% or (5) $750K &#8211; $1 million and 7% or (5) &gt;$1 million.  You can see that again 85% of the single-family prices are over $750K and 71% are over $1 million while 53% of the condos were below $500K.  This distribution of single-family prices and condo prices continues to inch up year by year.  Of the current inventory of <strong>146</strong> single family homes the lowest priced property is still $419,000 (a Sunbow Bay 3br/3bath) and the highest is $6,850,000 again the one acre gulf front complex built in the 1940’s but totally remodeled.  Of the current inventory of <strong>77</strong> condos the lowest priced is this month a 1br/1bath TradeWinds condo at $214,900 and the highest $2,295,000 a 3br/3.5bath direct gulf front Palm Gables unit.  The prices for single family and condos continue to remain creep up.  Of the <strong>single-family </strong>properties currently for sale<strong> on AMI,</strong> the<strong> average </strong>list price is <strong>$1,734,867 </strong>and the <strong>median </strong>list price is <strong>$1,495,000 </strong>and for<strong> condos </strong>the<strong> average </strong>list price is<strong> $563,382 </strong>and<strong> median </strong>list price is<strong> $499,000 not much change from last month</strong>.</p>
<p><strong>L</strong>ongboat Key current inventory has dropped down again to <strong>337 </strong>(SF- 113, Con- 200, Dup- 0 &amp; Lot- 24) about the middle of the last ten months at 388, 386, 378, 364, 354, 309, 309, 274, 289,359 but lower than the previous seven months at  388, 386, 404, 442, 461, 455, 452. Of the current inventory of <strong>113</strong> single family homes the average list price is <strong>$2,070,473</strong> and the median list price is <strong>$1,249,000</strong>.  For the <strong>200</strong> condos for sale the average and median list prices respectively are <strong>$746,024</strong> &amp; <strong>$595,000.</strong></p>
