<p><strong>Real estate sales</strong> on <strong>Anna Maria Island </strong>continue to slow down, again due mostly to low inventory.  Sales for the month of <strong>May 2022 at 49 were only 16% lower than May 2021 at 57.  The Inventory continues to slowly build but is still nowhere near the average inventory before Covid.</strong>  Sales for <strong>May 2022</strong> for Anna Maria City, Holmes Beach, and Bradenton Beach were <strong>49 </strong>(SF-25, Con-20, Dup-1 &amp; Lot-3) <strong>compared to May 2021 </strong>at <strong>57 </strong>(SF-25, Con-25, Dup-4 &amp; Lot-3).  The inventory <strong>continues to be the lowest it’s been in 30 years </strong>and continues to be well below 300 for 38 of the last 46 months.  Inventory is currently at only <strong>145 </strong>(SF-106, Con-29, Dup-7 &amp; Lot-3).  Inventory for the previous 46 months were 94, 79, 88, 82, 72, 72, 72, 76, 100,135, 145, 155, 162, 175, 196, 230, 261, 253, 274, 308, 314, 312, 289, 279, 282, 292, 296, 293, 305, 334, 338, 319, 291, 257, 249, 231, 214, 223, 240, 254, 267, 297, 297, 310, 290, 298.  <strong> Sales have slowed down, the inventory has slowly started to build up.</strong></p>
<p>Looking at the <strong>average sale price of single-family homes in</strong> <strong>Manatee County through May 2022</strong><strong> was up again 26.1%</strong> <strong>above</strong><strong> May 2021 at $715,505 </strong>and the <strong>Median </strong>sale price was<strong> up 37.5% </strong>at<strong> $550,000.  </strong>The current inventory has bumped up <strong>78.8%</strong> <strong>at 826 from 462 in May 2021</strong>.  T<strong>he Pending sales are at 592 vs 710 last year. <p><strong>        S</strong>ince last month’s newsletter, there are currently 35 properties that went pended SF-20, Condo-15, multi-family- 0 and the lots- 0.  The single families were listed between $999,500 and $5,495,000; the condos between $259,000 and $1,985,000; The Multi families between $1,200,000 and $2,295,000.  There were 0 lots pended.  Of the 94 single-family properties currently for sale, there is only 1 single-family property under $1 million ($999,500) and only 17 between $1 Million and $2 Million the remaining range between $2,000,000 and $28,500,000.<strong>   </strong></p>
<p><strong>        To summarize </strong>the <strong>Anna Maria Island Real Estate </strong>Market sales for <strong>May 2022</strong> were <strong>16% lower than</strong> in <strong>May 2021</strong>.  The inventory has begun to creep up but is still the lowest I’ve seen it in 30 years, at again only <strong>145 </strong>(SF-106, Con-29, Dup-7, Lot-3)<strong> 64% up from last month but still lower than 4 of the last 13 months at 94, 79, 88, 82, 72, 72, 76, 100, 135, 145, 155, 162 &amp; 175</strong><strong>.</strong>  Pended properties (properties under contract) continue to remain about where they have been for the market at <strong>35 </strong>(SF-20, Con-15, Dup-0 &amp; Lot-0) lower than the previous fourteen months at 59, 55, 63,<strong> 70, 85, 94, 95, 101, 87, 86, 90, 94, 112, 92.</strong>  Distressed properties continue to be non-existent as they have been for the last couple of years with again none in the current inventory and only two in the last thirty-eight months. The <strong>distribution of the 106 single-family properties</strong> currently for sale on AMI <strong>continues to skew to the high end</strong> with 0% (0) &lt;$750K, 3% or (4) between $750K and $1 million, 15% or (16) between $1 million and $2 million and 28% or (30) between 2-3 Million and 57% or (60) over $3 million.  <strong>The highest-priced single-family home</strong> currently is still $28,500,000 a 1940, remodeled 3,892 10BR.7.5 bath beach house directly on a gulf front lot.  The <strong>lowest-priced is </strong>a half-duplex, 2 BR/1 bath, 700 sq. ft. home in Holmes Beach. The <strong>distribution of the 27 Condos</strong> currently for sale on AMI is 8% or (2) &lt;$500K, 37% or (10) $500K-$750K, 27% or (7) $750K &#8211; $1 million and 27% or (7) &gt;$1 million.  You can see that 97% of the single-family prices are over $1 million while 73% of the condos were below $1million and only 27% are over $1 million.  As I mentioned above of the <strong>current inventory of 106 single-family homes </strong>the lowest priced property at <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/3007-AVENUE-E-A-HOLMES-BEACH-FL-34217/A4534121/32/"><strong>3007 Ave E unit A, HB</strong> </a>listed at <strong>$949,000</strong> a <strong>2br/1bath, 700 sq. ft. half-duplex</strong> and the highest is a <strong>$28,500,000</strong> Gulf Front property at <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/102-48TH-STREET-HOLMES-BEACH-FL-34217/A4529937/32/"><strong>102 48th St, HB.</strong> </a> Of the current inventory of <strong>29</strong> condos the lowest-priced unit, this month is <strong>a 1br/1.5 bath Condo at</strong> <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/3014-AVENUE-C-4-HOLMES-BEACH-FL-34217/W7846661/32/"><strong>3014 Ave C. #4 HB</strong></a> listed at <strong>$259,000</strong> and the highest is again a <strong>4br/4 bath condo at L’Plage, </strong><a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/6430-GULF-DRIVE-1-HOLMES-BEACH-FL-34217/A4519563/32/"><strong>6430 Gulf Dr. #1, HB</strong></a> <strong>listed at $2,998,000. </strong> The prices for single-family homes continue to move up rapidly while condos continue to creep up.  Of the <strong>single-family </strong>properties currently for sale<strong> on AMI,</strong> the<strong> average </strong>list price is <strong>$3,994,525 </strong>and the <strong>median </strong>list price is <strong>$2,995,000 </strong>and for<strong> condos, </strong>the<strong> average </strong><strong>list price</strong> is<strong> $985,481 </strong>and<strong> the median </strong>list price is<strong> $750,000</strong>.  <strong> </strong></p>

<p><strong>         L</strong>ongboat Key current inventory popped up last month at <strong>76 </strong>(SF- 36, Con- 33, Dup- 0 &amp; Lot- 7)  but still in the low end of the range it’s been in the last twenty-seven months  48, 41, 62, 48, 63, 59, 75, 127, 129, 156, 172, 178, 199, 218, 275, 295, 337, 388, 386, 378, 364, 354, 309, 309, 274, 289,359 and significantly lower than the previous seven months at 388, 386, 404, 442, 461, 455, 452. Of the current inventory of <strong>36</strong> single family homes, the average price is <strong>$3,778,883</strong> and the median list price is <strong>$2,645,000</strong>.  For the <strong>37</strong> condos for sale, the average and median list prices respectively are <strong>$1,948,100</strong> &amp; <strong>$1,175,000.</strong></p>

<p><strong>T</strong>he year 2020 started off with a bang.  Sales for January 2020 for Anna Maria City, Holmes Beach and Bradenton Beach were <strong>33 </strong>(SF-24, Con-9, Dup-0 &amp; Lot-0) <strong>up 120%</strong> above January 2019 at <strong>15 </strong>(SF-9, Con-5, Dup-1 &amp; Lot-0) beginning the year up significantly.  Sales for the last 12 months were <strong>393</strong> (SF-252, Con-111, Dup-33 &amp; Lot-7) <strong>up 4% </strong>above the previous 12 months at <strong>379 </strong>(SF-219, Con-130, Dup-22 &amp; lot-8).   The inventory continues to remain low at <strong>314 </strong>after being below 300 for nineteen of the last twenty-five months.  Inventory is currently at <strong>314 </strong>(SF-182, Con-94, Dup-16 &amp; Lot-22).  Inventory for the previous twenty-five months were 312, 289, 279, 282, 292, 296, 293, 305, 334, 338, 319, 291, 257, 249, 231, 214, 223, 240, 254, 267, 297, 297, 310, 290, 298, and still historically low and still well below average  for this market.  Average sales for the last 16 years were 342, which includes 2004 and 2005 (the peak sales years).</p>

<p><strong>T</strong>o summarize the Anna Maria Island Real Estate Market to start 2020, sales have started strong and the inventory is at a healthy level….not too high but not too low to inhibit sales.  Pended properties (properties under contract) stayed very healthy again at <strong>68 </strong>(SF-33, Con-25, Dup-8 &amp; Lot-2) above last month at <strong>56 </strong>and a very healthy number which continues to bode well for a strong sales year in 2020.  Distressed properties continue to be non-existent again with no distressed property currently for sale on the island and only one in the last seventeen months.  The <u>distribution of the</u> <u>single family properties</u> currently for sale on AMI hasn’t changed much in the last year with only 3% or (5) &lt;$500K, 15% or (27) 500K-750K, 17% or (30) between $750K and $1 million, 40% or (70) between $1 million and $2 million and 25% or (45) over $2 million.  The <u>distribution for Condos</u> currently for sale is 57% or (52) &lt;$500K, 28% or (26) $500K-$750K, 5% or (5) $750K &#8211; $1 million and 10% or (9) &gt;$1 million.  You can see that again 72% of the single-family prices are over $750K and 65% are over $1 million while 57% of the condos were below $500K.  This distribution of single-family prices and condo prices continues to remain significantly unchanged over the past year or so.  Of the current inventory of <strong>182</strong> single family homes again the lowest priced property is $249,000 (seaside gardens 1br/1bath again) and the highest is $7,995,000 a one acre gulf front complex built in the 1940’s but totally remodeled.  Of the current inventory of <strong>94</strong> condos the lowest priced is a 1br/1bath Tradewinds at $210,000 and the highest $2,569,000 still 3br/3bath gulf front Vista Grande.  The highs and lows for single family and condos haven’t changed for the last several months.  Of the <strong>single-family </strong>properties currently for sale<strong> on AMI,</strong> the<strong> average </strong>list price is <strong>$1,708,593 </strong>and the <strong>median </strong>list price is <strong>$1,399,000 </strong>and for<strong> condos </strong>the<strong> average </strong>list price is<strong> $581,483 </strong>and<strong> median </strong>list price is<strong> $489,450</strong>.</p>
<p><strong>L</strong>ongboat Key current inventory has popped up again to <strong>378 </strong>(SF- 139, Con- 208, Dup- 3 &amp; Lot- 28) higher than the last seven months at 364, 354, 309, 309, 274, 289,359 but lower than the previous six months at  386, 404, 442, 461, 455, 452. Of the current inventory of <strong>139</strong> single family homes the average list price is <strong>$2,234,924</strong> and the median list price is <strong>$1,350,000</strong>.  The lowest priced single-family home on Longboat Key is <strong>$299,000</strong> (2br/2bath home in Spanish Main) and the highest is still <strong>$19,750,000</strong> (A 6BR/6 &amp; 2half baths, 19,300 sq. ft. home on 1.18 acre on the Gulf) same as last month.   For the <strong>198</strong> condos for sale the average and median list prices respectively are  <strong>$845,442 </strong> &amp;  <strong>$595,000</strong> with the lowest $6,000 (a 2BR/2bath Longboat Bay Club Timeshare) and the highest $15,900,000 (a 23BR/20 bath 23,595 sq. ft. condo resort).</p>

<p><strong>S</strong>ales on Anna Maria Island for August 2019 again ran well behind sales for August 2018 which continues to widen the 2019 Y-T-D vs 2018 Y-T-D.  Sales for July 2019 for Anna Maria City, Holmes Beach and Bradenton Beach were <strong>27 </strong>(SF-21, Con-5, Dup-0 &amp; Lot-1) <strong>down 36%</strong> below July 2018 at <strong>42 </strong>(SF-22, Con-13, Dup-7 &amp; Lot-0).  Sales through August 31, 2019 Y-T-D were <strong>264</strong> (SF-169, Con-75, Dup-14 &amp; Lot-6) <strong>down only 21% </strong>below August 31, 2018 Y-T-D at <strong>319 </strong>(SF-186, Con-103, Dup-21 &amp; lot-9) compared to last month year to date when we were down <strong>15% </strong>and the previous month when we were down 11% so you can see the year to date difference between 2019 and 2018 has been increasing.   The inventory has dropped down this month and has been below 300 for seventeen of the last twenty-one months.  Inventory is currently at <strong>282 </strong>(SF-159, Con-87, Dup-23 &amp; Lot-13).  Inventory for the previous twenty-one months were 292, 296, 293, 305, 334, 338, 319, 291, 257, 249, 231, 214, 223, 240, 254, 267, 297, 297, 310, 290, 298.  Again the lower sales this year-to-date over last year-to-date isn’t because of low demand but because the inventory continues to be low and buyers are not finding what they want to buy so they wait until it comes on the market.  Sales are still healthy for this market.  Average sales for the last 15 years which includes 2004 and 2005 (the peak sales years) were 340.  If you exclude the two peak years average sales for the last 13 years were 325.  Based on the current trajectory we should end the year somewhere between those two numbers.</p>

<p><strong>T</strong>o summarize the Anna Maria Island Real Estate Market for the first eight months of 2019 sales continue to run slower than the previous 5 years and Pended properties (properties under contract) jumped up this month to <strong>36 </strong>(SF-23, Con-7, Dup-6 &amp; Lot-0) well above last month and about at the average for pended properties.  Distressed properties continue to be non-existent with no distressed property for sale on the island and none in the last year.  The <u>distribution of the</u> <u>single family properties</u> currently for sale on AMI hasn’t changed much in the last year with only 4% or (7) &lt;$500K, 12% or (20) 500K-750K, 20% or (32) between $750K and $1 million, 38% or (61) between $1 million and $2 million and 26% or (41) over $2 million.  The <u>distribution for Condos</u> currently for sale is 60% or (52) &lt;$500K, 26% or (22) $500K-$750K, 5% or (4) $750K &#8211; $1 million and 9% or (8) &gt;$1 million.  You can see that again 84% of the single-family prices are over $750K and 64% are over $1 million while 60% of the condos were below $500K.  This distribution of single family prices and condo prices has continued to remain about the same for over a year.  Of the current inventory of 159 single family homes the lowest priced property is $359,000 (seaside gardens again) and the highest is still $5,750,000 an old gulf front cottage on a one-acre lot (the cottage is about $50K of the value the rest is the lot).  Of the current inventory of 87 condos the lowest priced is $214,500 (Bay View Terrace) and the highest $2,569,000 (still Vista Grande).  The highs and lows for single family and condos haven’t changed for several months.  Of the <strong>single-family </strong>properties currently for sale<strong> on AMI,</strong> the<strong> average </strong>list price is <strong>$1,645,074</strong> and the <strong>median </strong>list price is <strong>$1,495,000 </strong>and for<strong> condos </strong>the<strong> average </strong>list price is<strong> $564,259 </strong>and<strong> median </strong>list price is<strong> $439,500</strong>.</p>
<p><strong>L</strong>ongboat Key current inventory is <strong>274</strong>(SF- 90, Con- 155, Dup- 1 &amp; Lot- 28) lower than the last eight months at 289, 359, 386, 404, 442, 461, 455, 452 and from most of the six previous months at 314, 276, 277, 307, 320 and 377.  Of the current inventory of 90 single family homes the average list price is $2,208,399 and the median list price is $1,395,000.  The lowest priced single-family home on Longboat Key is $230,000 (2br/2bath in Spanish Main) and the highest is $22,500,000 (A 19,300 sq. ft. home on 1.18 acre on the Gulf) same as last month.   For the 155 condos for sale the average and median list prices respectively are $748,413 &amp; $566,750 with the lowest $160,000 (a 2BR/1bath La Playa 699 sq. ft. unit) and the highest $6,100,000 (a 4BR/4.5 bath 3,921 sq. ft. gulf front unit).  The Longboat Key inventory took a significant drop the last two months the same as the AMI inventory.</p>

<p><strong>           Sales for the last 12 months</strong> (September 1, 2017 to August 31, 2018) for Anna Maria City, Holmes Beach and Bradenton Beach were 429 (SF-243, Con-144, Dup-30 &amp; Lot-12) <strong>up 7%</strong> over the previous 12 months (September 1, 2016 to August 31, 2017 at 400 (SF-228, Con-132, Dup-22 &amp; Lot-18).  Of the last 12 months sales (September 1, 2017 to August 31, 2018) only .9% or 4 (SF-2, Con-1, Dup-1 &amp; Lot-0) were distressed properties (bank owned or short sales) compared to 1% or 5 (SF-3, Con-1, Dup-1 &amp; Lot-0) for the previous 12 months (September 1, 2016 to August 31, 2017).  Inventory has dropped down below 300 this month again for the fourth month in a row after popping up just over 300 the previous three months.  Inventory is currently at 244 (SF-148, Con-65, Dup-16 &amp; Lot-15).  Inventory for the previous sixteen months was at 266, 289, 295, 308, 313, 308, 297, 254, 249, 231, 214, 223, 240, 254, 267, &amp; 297.</p>
<p><strong>              T</strong>o summarize <strong>Anna Maria Real Estate for sale </strong>for the first eight months of 2018 it’s continuing with very strong <strong>sales Y-T-D continuing up 9% over 2017 </strong>which as I mentioned again in last month’s newsletter,  was an exceptionally strong sales year at 401 properties sold and historically low inventory which we have experienced since 2010.   Thirteen of the last sixteen months the inventory has been below 300.  Attesting to the strong market on AMI, I have again left the article that I put in May’s newsletter from a personal finance site (GOBANKINGRATES- see attached article) that used data from Zillow comparing <strong>median home prices from January 1998 and January 2018 in 25 cities around the country to identify those where prices had gone up the most.</strong>  Of the top 10 cities it’s not surprising that 8 were in California, 1 was in Hawaii and the <strong>#5 city was Anna Maria.  Holmes Beach was in the top 25 at #23</strong>…. Which supports the great long term value in property on the island.</p>
<p><strong>      T</strong>he properties on this month’s Frank, Scott &amp; Al’s Great Buy’s list have not changed from last month.  If you’re looking for a great location in Holmes Beach with 180-degree views of the Gulf, then you must look at this one of a kind condo <strong><a href="https://www.annamarialuxuryrealestate.com/homes-for-sale-details/5622-GULF-DR-4-HOLMES-BEACH-FL-34217/A4214418/32/">5622 Gulf Drive Vista # 4</a></strong> listed at $2,600,000 arguably the best built complex on the island with only 4 units in the complex.  At the other end of the spectrum is <strong><a href="https://www.annamarialuxuryrealestate.com/homes-for-sale-details/3303-GULF-DRIVE-1-HOLMES-BEACH-FL-34217/A4409281/32/">3303 Gulf Dr. Pirates Cove #1</a></strong> totally remodeled condo recently reduced to $424,900.  Call me for more information on these or other real estate opportunities.</p>
<p><strong>      O</strong>f the current <strong>Anna Maria Real Estate for sale; </strong>of 148 single family homes the average sale price is $1,535,576 and the median sale price is $1,250,000.  The lowest priced single-family home on the island is currently $360,000 and the highest priced is $6,495,000.  For the 65 condos currently for sale on AMI the average and median sale prices are $653,823 &amp; $588,000 respectively with the lowest $198,900 and the highest $2,600,000.</p>
<p><strong>      T</strong>he Longboat Key current inventory is 278 (SF-76, Con-173, Dup-1 &amp; Lot-28) about the same as last month at 277 and down from the previous four months at 307, 320, 377 &amp; 403 and well below the low of the previous five months at 304,314,336,345 and 374.  As you can see the last two months inventory dropped well below 300 when it was well above 300 for the previous nine months.  Of the current inventory of 76 single family homes the average price is $2,241,770 and the median price is $1,350,000.  For the 173 condos currently for sale the average sale price is $808,023 and the median sale price $549,000 with the lowest price at $229,000 and the highest at $6,100,000.  Pended properties on Longboat Key are 34 (SF-13, Con-21, Dup-0 &amp; Lot-0) significantly down from the previous ten months at 51, 63, 95, 113, 86, 45, 54, 49, 62 &amp; 86.  There is only one distressed property on Longboat Key a bank owned condo.</p>

<p>Property Sales on Anna Maria Island at the end of the second quarter of 2018 show Y-T-D sales again <strong>up 5% </strong>at 234 (SF-137, Con-77, Dup-12 &amp; Lot-8) compared to the same point in 2017 with Y-T-D sales of 223 (SF-128, Con-70, Dup-13 &amp; Lot-12).  Sales on Anna Maria Island for <strong>June 2018 were down 12% from June 2017</strong>.  For June 2018 AMI sales were 36 (SF-17, Con-13, Dup-4, &amp; Lot-2) <strong>compared to <a href="https://www.annamarialuxuryrealestate.com/real-estate-newsletter-july-2017-galletto-team-al-scott-anna-maria-island-fl/">June 2017</a></strong> at 41 (SF-25, Con-10, Dup-6 &amp; Lot-0).</p>
<p><strong>In the last 12 months</strong> <strong>sales</strong> (July 1, 2017 to June 30, 2018) for Anna Maria City, Holmes Beach and Bradenton Beach were 414 (SF-234, Con-142, Dup-24 &amp; Lot-14) <strong>up 6%</strong> over the previous 12 months July 1, 2016 to June 30, 2017 at 390 (SF-220, Con-127, Dup-25 &amp; Lot-18).  Of the last 12 months sales (June 1, 2017 to May 31, 2018) only 1% or 5 (SF-2, Con-2, Dup-1 &amp; Lot-0) were distressed properties (bank owned or short sales) compared to 1% or 5 (SF-2, Con-1, Dup-2 &amp; Lot-0) for the previous 12 months (June 1, 2016 to May 31, 2017).  As you can see distressed properties have disappeared from the inventory.  Inventory has dropped down again this month.  Inventory is currently at 289 (SF-175, Con-83, Dup-19 &amp; Lot-12).  Inventory for the previous fourteen months was at 295, 308, 313, 308, 297, 254, 249, 231, 214, 223, 240, 254, 267, &amp; 297.</p>
<p>To summarize the Anna Maria Island market for the first six months of 2018 it’s continuing with very strong sales Y-T-D up 5% over 2017 which was an exceptionally strong sales year at 401 properties sold and historically low inventory which we have experienced since 2010.   For the third month I have left the article that I put in May’s newsletter from a personal finance site (GOBANKINGRATES- see attached article) that used data from Zillow comparing <strong>median home prices from January 1998 and January 2018 in 25 cities around the country to identify those where prices had gone up the most.</strong>  Of the top 10 cities it’s not surprising that 8 were in California, 1 was in Hawaii and the <strong>#5 city was Anna Maria.  Holmes Beach was in the top 25 at #23</strong>…. WOW we are in pretty good company as far as appreciation of real estate!</p>
<p>The properties on this month’s Frank, Scott &amp; Al’s Great Buy’s list have some changes from last month.  The property at <a href="https://youtu.be/x3Gy4ejVcZA">3603 4<sup>th</sup> Ave</a> closed last week at $900,000.  If you’re looking for a great location in Holmes Beach with peaks of the Gulf, then twice reduced <a href="http://www.annamarialuxuryrealestate.com/homes-for-sale-details/114-48TH-STREET-HOLMES-BEACH-FL-34217/A4203781/32/">Vitamin Sea 114 48<sup>th</sup> St.</a> listed at $1,750,000 generates great rental income but also is a great location for a year around residence.  The two unit property at <a href="https://www.annamarialuxuryrealestate.com/homes-for-sale-details/601-GULF-DRIVE-S-A-B-BRADENTON-BEACH-FL-34217/10034108/0/">601 Gulf Dr. S. Bradenton Beach</a> that I recommended as a great investment property last month went under contract on 7/12/18.  Call me for more information on these or other real estate opportunities.</p>
<p>If you look at the <u>average</u> and <u>median</u> sales prices for single family homes and condos over the last 12 months versus the previous 12 months you can see that single family homes are up 7% &amp; 9% respectively and condos are up 17% &amp; 13% respectively year to year.   Pended properties (properties under contract) continue to look strong this month again at this month at 76 (SF-51, Con-15, Dup-10 &amp; Lot-0) which continues to bode well for continued strong sales over the next several months.  Distressed properties continue to be non-existent again with only one bank owned single family in the existing inventory.</p>
<p>Of the current AMI inventory of 175 single family homes the average sale price is $1,545,691 and the median sale price is $1,325,000.  The lowest priced single-family home on the island is currently $360,000 and the highest priced is $6,495,000.  For the 83 condos currently for sale on AMI the average and median sale prices are $629,682 &amp; $504,750 respectively with the lowest $198,900 and the highest $2,600,000.</p>
<p>The Longboat Key current inventory is 307 (SF-97, Con-177, Dup-3 &amp; Lot-30) down from the last three months at 320, 377 &amp; 403 and near the low of the previous five months at 304,314,336,345 and 374.  Of the current inventory of 97 single family homes the average price is $2,111,677 and the median price is $1,189,000.  For the 177 condos currently for sale the average sale price is $779,686 and the median sale price $549,000 with the lowest price at $175,000 and the highest price at $6,100,000.  Pended properties on Longboat Key are 80 (SF-19, Con-40, Dup-0 &amp; Lot-4) significantly up from last month at 63 and near the high’s for the previous eight months at 95, 113, 86, 45, 54 ,49, 62 &amp; 86.  There is only one distressed property on Longboat Key.</p>

<p>Sales on Anna Maria Island two months into the second quarter of 2018 show Y-T-D sales again <strong>up 9% </strong>at 198 (SF-120, Con-64, Dup-8 &amp; Lot-6) compared to the same point in 2017 with Y-T-D sales of 182 (SF-103, Con-60, Dup-7 &amp; Lot-12).  Sales on Anna Maria Island for <strong>May 2018 were up 10% over 2017</strong>.  For May 2018 AMI sales were 53 (SF-30, Con-19, Dup-1, &amp; Lot-3) <strong>compared to <a href="http://www.annamarialuxuryrealestate.com/al-scott-galletto-team-anna-maria-island-fl-real-estate-newsletter-june-2017/">May 2017</a></strong> at 48 (SF-31, Con-13, Dup-1 &amp; Lot-3).</p>
<p><strong>     In the last 12 months</strong> <strong>sales</strong> (June 1, 2017 to May 31, 2018) for Anna Maria City, Holmes Beach and Bradenton Beach were 419 (SF-242, Con-139, Dup-26 &amp; Lot-12) <strong>up 10%</strong> over the previous 12 months (June 1, 2016 to May 31, 2017 at 382 (SF-217, Con-125, Dup-19 &amp; Lot-21).  Of the last 12 months sales (June 1, 2017 to May 31, 2018) only 1% or 5 (SF-3, Con-1, Dup-1 &amp; Lot-0) were distressed properties (bank owned or short sales) compared to 1% or 4 (SF-1, Con-1, Dup-2 &amp; Lot-0) for the previous 12 months (June 1, 2016 to May 31, 2017).  Inventory has dropped down below 300 this month again after popping up just over 300 the last two months.  Inventory is currently at 295 (SF-175, Con-88, Dup-20 &amp; Lot-12).  Inventory for the previous thirteen months was at 308, 313, 308, 297, 254, 249, 231, 214, 223, 240, 254, 267, &amp; 297.</p>

<p>The Longboat Key current inventory is 320 (SF-98, Con-187, Dup-3 &amp; Lot-32) down from the last two months at 377 &amp; 403 and about in line with the previous five months at 304,314,336,345 and 374.  Of the current inventory of 98 single family homes the average price is $2,236,579 and the median price is $1,186,000.  For the 187 condos currently for sale the average sale price is $788,999 and the median sale price $559,000 with the lowest price at $180,000 and the highest price at $6,100,000.  Pended properties on Longboat Key are 63 (SF-19, Con-40, Dup-0 &amp; Lot-4) significantly down from last month at 95 and near the low for the previous seven months at 113, 86, 45, 54, 49, 62 &amp; 86.  There is only one distressed property on Longboat Key.</p>

<p>Sales in February 2018 for Anna Maria City, Holmes Beach and Bradenton Beach were <strong>25</strong> (SF-16, Con-6, Dup-3 &amp; Lot-0) even with February 2017 at <strong>25</strong> (SF-11, Con-11, Dup-1 &amp; Lot-2).  The last 12 months sales (Mar 1, 2017 to Feb 28, 2018) were <strong>412</strong> (SF-244, Con-123, Dup-28, Lot-17) up 14% from the previous 12 months (Mar 1, 2016 to Feb 28, 2017) at <strong>361</strong> (SF-211, Con-115, Dup-20 &amp; Lot-15).  Of the last 12 months sales only 1.5% or <strong>6</strong> (SF-4, Con-1, Dup-1 &amp; Lot-0) were distressed properties (bank owned or short sales) compared to .5% or <strong>2</strong> (SF-2, Con-0, Dup-0 &amp; Lot-0) in the previous 12 months (Mar 1, 2016 to Feb 28, 2017).  Inventory continues to run well below the normal of 450-500.  Inventory is currently at <strong>308</strong> (SF-169, Con-102, Dup-25 &amp; Lot-12).  Inventory for the previous twelve months were 297, 254, 249, 231, 214, 223, 240, 254, 267, 297, 297, and 310.  Although the inventory has popped up a little this month it hasn’t been below 300 since 2005 the peak year for prices.</p>
<p>Two properties on Frank, Scott &amp; Al’s Great Buy’s list since last month have been reduced<u>, </u><a href="http://www.annamarialuxuryrealestate.com/homes-for-sale-details/744-NORTH-SHORE-DRIVE-ANNA-MARIA-FL-34216/A4206269/32/">744 North Shore Drive is now $1,229,000</a> and <a href="http://www.annamarialuxuryrealestate.com/homes-for-sale-details/3603-4TH-AVENUE-HOLMES-BEACH-FL-34217/A4160803/32/">3603 4<sup>th</sup> Ave. is now $929,900</a> both steps to the beach and very good rentals.  The property at <a href="http://www.annamarialuxuryrealestate.com/homes-for-sale-details/5610-GULF-DR-1-HOLMES-BEACH-FL-34217/A4213106/32/">5610 Gulf Drive #1 (Hidden Cove)</a> is a one of the kind condo with gulf views from anywhere in the unit and which allows you to walk from your deck right out to the beach.  Call me for more information on these or other real estate opportunities.</p>
<p>To summarize Anna Maria Island market for the first two months of 2018 started off 23% ahead of 2017 which was a 400 plus year in sales.  Pended properties continue to be strong remaining well above the average.  Pended properties (properties under contract) are at <strong>69</strong> (SF-40, Con-24, Dup-3 &amp; Lot-2).   Distressed properties continue to be virtually non-existent with only one bank owned condo for sale on the island in Sun Plaza West.</p>
<p>The current inventory of <strong>169 </strong>single family homes the average sale price is $1,246,620 and the median sale price is $998,500.  The lowest price single family home on the island is currently $287,000 and the highest price $4,995,000.  For the <strong>102</strong> condos for sale the average and median prices respectively are $532,905 &amp; $437,450 with the lowest $199,000 and highest $1,775,000.</p>
<p>Longboat Key current inventory is 403 (SF- 113, Con- 249, Dup- 3 &amp; Lot- 38) up dramatically from 304 last month and 314, 336, 345 and 374 the four previous months.  Of the current inventory of 113 single family homes, the average sales price is $2,256,117 and the median sale price is $1,050,000.  The lowest priced single family home on the Longboat Key is $305,500 and the highest is $26,500,000.   For the 249 condos for sale the average and median prices respectively are $775,048 and $560,750 with the lowest $219,900 and highest $6,295,000.  Pended properties on Longboat Key are 86 (SF-25, Con-59, Dup-0 &amp; Lot-2) up from last month at 86, and 45, 54, 49, 62 and 86 the previous five months.  Distressed properties on Longboat Key are only 1, a condo that is bank owned.</p>
<p>In summary, the sales are running in the peak numbers and the inventory, although it’s bumped up the last couple months, is still way below the normal average inventory.  If you look at the past 12 months average and median sales prices on all 4 types of properties compared to the previous 12 months prices have risen in the 15% range over that period.  Single-family average sales prices are up 18% and median sales prices are up 15% from a year ago.  Condo average sales prices are up 21% and condo median sales prices are up 11% over a year ago.  It continues to be a very healthy market.</p>

<p>Even though inventory on the island is at <strong>historic lows</strong> Real Estate Sales on Anna Maria Island continues at a very strong pace. The number of sales in July 2017 at <strong>40</strong> (SF-24, Con-12, Duplex (Dup)-2, Lot-2) were <strong>up 25% over July of 2016</strong> at 32 (SF-21, Con-7, Dup-2, Lot-2). As of July 31, 2017 Y.T.D. Anna Maria Island property sales were; 260 (SF &#8211; 152, Con &#8211; 79, Dup &#8211; 15, &amp; Lots -14) up 15% over July 31, 2016 Y.T.D. at 227 (SF-141, Con-60, Dup-14 &amp; Lot-12).<br />
The last 12 months of Florida Real Estate sales for Anna Maria City, Holmes Beach and Bradenton Beach (August 1, 2016 to July 31, 2017) were 394 (SF-223, Con-128, Dup-25, Lot-18) up 7% from the previous 12 months (August 1, 2015 to July 31, 2016) at 369 (SF-211, Con-113, Dup-26 &amp; Lot-19). Of the last 12 months sales only 1% or 5 (SF-3, Con-1, Dup-1 &amp; Lot-0) were distressed properties (bank owned or short sales) compared to 2% or 6 (SF-3, Con-2, Dup-1 &amp; Lot-0) in the previous 12 months (August 1, 2015 to July 31, 2016). Inventory continues to dwindle and run well below the norm. Inventory is currently at 240 (SF-148, Con-72, Dup -13 &amp; Lot-7). Inventory for the previous Eleven months were 254, 267, 297, 297, 310, 290, 298, 314, 303, 308, 343. <strong>Inventory continues to be running at historic lows while demand </strong><strong>seems to be continuing at historic highs.</strong><br />
Well not surprisingly the two great properties from last month that have fantastic rental income on Frank, Scott &amp; Al’s Great Buy’s, 4807 2nd Ave. Holmes Beach at $1,174,000 (recently reduced) and 119 Neptune Lane. Holmes Beach at $1,499,000 have both gone under contract. 4807 2nd Ave. Does $90,000 in gross annual rental income and 119 Neptune Lane does $130,000. The three of our listings that recently went under contract 722 Key Royale, 517 Key Royale and 105 Oak Ave will be closing within the next 2 Few days. Again if you’re looking for one of the newer condos which also rents very well you should<br />
consider <strong><a href="http://www.annamarialuxuryrealestate.com/homes-for-sale-details/7316-GULF-DRIVE-8-HOLMES-BEACH-FL-34217/A4132819/32/">7316 Gulf Drive at La Casa Costiera #8 </a>in Holmes Beach</strong>. It is a 2,136 square foot, 3 bedroom 3 bath condo with private garage and private elevator and partial gulf views overlooking the pool. <p>To summarize the Anna Maria Island market for the first seven months of 2017 demand is very high and the inventory keeps shrinking and is at historic lows. The fast start we got off to is continuing and looks like it will continue into the immediate future. Again, pended properties continue in a very healthy pace which continues to bode well for future sales. Pended properties (properties under contract) are at 49 (SF-31, Con-14, Dup &#8211; 2 &amp; Lot-2). Distressed properties continue to be non-existent with no distressed properties in the current inventory.</p>
<p>Of the current inventory on Anna Maria Island of 147 single family homes the average sale price is $1,189,840 and the median sale price is $1,050,000. The lowest price single family home on the island is currently $387,500 and the highest price $3,800,000. For the 72 condos for sale on the island, the average and median prices respectively are $545,912 &amp; $454,450 with the lowest $199,000 and highest $1,850,000.</p>
<p>Longboat Key’s current inventory is 303 (SF-199, Con- 215, Dup- 1 &amp; Lot- 23) the lowest level in the past ten months (331, 393, 437, 456, 469,304, 314, 336, 345 and 374). Of the current inventory of 80 single family homes the average sales price is $2,486,898 and the median sale price is $1,345,000. The lowest priced single family home on the Longboat Key is $285,000 and the highest is $26,500,000. For the 199 condos for sale the average and median prices respectively are $749,747 and $555,000 with the lowest $218,500 and highest $5,999,000. Pended properties on Longboat Key are 57 (SF-19, Con-37, Dup-<br />
0 &amp; Lot-1) down from 61, 66, 68, 79 &amp; 86 the last five months and about average of 45, 54, 49, 62 and 86 the previous five months. Distressed properties on Longboat Key are only 2, one bank owned single family and one short sale condo.</p>

<p>Happy New Year to all.  It’s hard to believe another year has almost gone by.  December’s Newsletter will be short due to the holidays but January’s will recap all of 2016.</p>
<p>Sales on Anna Maria Island through November 2016 picked up some steam.  November 30, 2016 Y-T-D AMI sales were 333(SF-197, Con-97, Dup-23, &amp; Lot-16) <strong>down 11% </strong>from November 30, 2015 Y-T-D at 373 (SF-214, Con-114, Dup-22 &amp; Lot-23).</p>
<p>Sales in November 2016 for Anna Maria City, Holmes Beach and Bradenton Beach were 30 (SF-18, Con-8, Dup-3 &amp; Lot-1) <strong>up 30%</strong> over November 2015 at 23 (SF-8, Con-9, Dup-4 &amp; Lot-2).  The last 12 months sales (Dec 1, 2015 to Nov 30, 2016) were 367 (SF-213, Con-111, Dup-26, Lot-17) still down 11% from the previous 12 months (Dec 1, 2014 to Nov 30, 2015) at 409 (SF-234, Con-129, Dup-22 &amp; Lot-24).  Of the last 12 months sales only 1% or 5 (SF-3, Con-1, Dup-1 &amp; Lot-0) were distressed properties (bank owned or short sales) compared to 5% or 21 (SF-13, Con-7, Dup-1 &amp; Lot-0) in the previous 12 months (Sep 1, 2014 to Aug 31, 2015).  Although we’re running 11% behind last year in sales, I don’t think we will close the gap in December but we will eat away at some of that 11%.  Inventory has ticked up again this month.  Inventory is currently at 311 (SF-174, Con-82, Dup-14 &amp; Lot-29).  Inventory for the previous five months were 290, 298, 314, 303, 308.</p>
<p>To summarize the Island market for the first eleven months of 2016, we continue to run behind 2015 but sales continue to be strong.  Pended properties continue to be strong and still well above the average.  Pended properties (properties under contract) are at 37 (SF-18, Con-18, Dup-1 &amp; Lot-0).   Distressed properties continue to be rare with one single family short sale and one bank owned duplex.  Of the single family properties sold the first eleven months of 2016, the average sale price has been $945,011 and the median sale price was $790,000.  In the first eleven months of 2015 the average price for single family sales was $767,290 and the median sale price was $630,000.  The current inventory of 174 single family homes the average sale price is $1,295,820 and the median sale price is $1,087,000.  The lowest price single family home on the island is currently $315,000 and the highest price $5,995,000.  For the 92 condos for sale the average and median prices respectively are $608,326 &amp; $479,000 with the lowest $189,000 and highest $2,149,000.</p>
<p>Longboat Key current inventory is 407 (SF- 127, Con- 245, Dup- 0 &amp; Lot- 33) significantly up from 304 last month and 314,336 and 345 the three previous months.  Of the current inventory of 127 single family homes the average sales price is $2,300,273 and the median sale price is $1,450,000.  The lowest priced single family home on the island is $295,000 and the highest is $20,000,000.   For the 245 condos for sale the average and median prices respectively are $860,746 &amp; $659,000 with the lowest $189,000 and highest $5,999,000.  Pended properties on Longboat Key are 46 (SF-17, Con-27, Dup-0 &amp; Lot-2) down last month from 48 and 54, 49 and 62 the previous three months.  Distressed properties on Longboat Key are only 3, all condos (2 short sales and 1 bank owned).</p>

<p><span style="font-size: medium;"><strong>Sales for August 2015 on Anna Maria Island</strong></span> were down 12% over last year at 28 (SF-16, Con-9, Dup-1 &amp; Lot-2) compared to August 2014 at 32 (SF-17, Con-9, Dup-4 &amp; Lot-2). Sales for August 31, 2015 Y-T-D were 293 (SF-176, Con-84, Dup-14 &amp; Lot-19) up 10% over August 31, 2014 Y-T-D at 266 (SF-162, Con-70, Dup-21 &amp; Lot-13). Sales for the last 12 months were 408 (SF-233, Con-120, Dup-27 &amp; Lot-28) up 1% over the previous 12 months at 405(SF-236, Con-109, Dup-34 &amp; Lot-26). Of the sales for the last 12 months distressed properties were only 6% of the sales at 25 ( SF-16, Con-6, Dup-3 &amp; Lot-0) compared to the previous 12 months where 8% or 31 ( SF-13, Con-9, Dup-8 &amp; Lot-1) were distressed. Currently there are only 3 distressed properties or 1% of the inventory of 246 (SF-131, Con-62, Dup-26 &amp; Lot-27) for sale on the island. Pended properties (properties under contract) continue to remain strong at 29 (SF-16, Con-8, Dup-3 &amp; Lot-2) down from 33 last month but still above the average. Inventory on the island has stayed pretty low and steady at under 300 for the past fifteen months. It currently is at 246.</p>
<p>Since last month’s <strong>&#8220;Frank, Scott &amp; Al’s Great Buys&#8221;</strong> the property at 103 73rd St, a duplex one house from the gulf, closed on 9/24/15 for $730,000. The property at <span style="color: #ff6600;"><strong>3603 4th Ave (reduced to $899,900)</strong></span> is waiting for a smart investor to buy it. This 3 bedroom/3 bath townhouse with elevator, pool and a rooftop deck with awesome views of the gulf and intercoastal and is an excellent rental. <strong><span style="color: #ff6600;">This property is a 10 ratio (rental income covers all the operating costs and most of the mortgage with 20-30% down)</span></strong> and is ideal for someone who wants a rental property in a great location (three houses to the beach). <p>As you know <strong>the island market continues to be very hot</strong> but the Manatee &amp; Sarasota County mainland market has also been performing very well. The active inventory of properties for sale continue to drop and median sales prices have skyrocketed over last year. According to the Realtor Association of Sarasota &amp; Manatee, the inventory of single family homes and condos have fell to a combined 3,303 and 2,534 respectively in August. This compares to 3,745 last August in Sarasota County and 2,724 in Manatee County or declines of 11.8% &amp; 7% respectively. The lower inventory continues to propel median sales prices in both counties. In Sarasota County, the single family median price climbed 21.1%, from $195,750 last August to $237,000 this year. In Manatee County the increase was 18.8%, from $223,000 last August to $265,000 this year. Condo prices were also up substantially, from $177,000 to $220,000 in Sarasota County (24.3%) and from $122,000 to $155,000 in Manatee County(27%). This gives you a perspective on what’s happening with real estate off the island as well.</p>
<p>&nbsp;</p>
<p><strong>To summarize the island market,</strong> sales in 2015 continue to outpace 2014. Again if you look at August 31, 2015 Y-T-D sales at 293 compared to August 31, 2014 Y-T-D sales at 266, a 10% increase, we continue to match or exceed the great sales years in 2012-2014 which had 431, 409 &amp; 381 properties sold respectively. We continue to be on track to again in 2015 have sales in the 400 range. Single family sales continue at historic highs and for the last three years, have been higher than the peak year of 2005. There are currently 135 single family homes for sale on the island with an average and median sale price of $1,318,159 and $1,200,000 respectively. Also there are currently 68 condos for sale on the island with an average and median sale price of $655,757 &amp; $435,000 respectively. I have again attached the new charts this month. They show the sales price rising continually since 2010 which supports the 5-6% increase in prices per year. All the trends continue to point to moderately rising prices and lower inventory levels.</p>
