<p><strong>              </strong><strong>Real estate sales</strong> on <strong>Anna Maria Island continue to be slow in 2023 compared to the past couple of years</strong>.  Sales for <strong>JUNE 2023</strong> for Anna Maria City, Holmes Beach, and Bradenton Beach were <strong>42 </strong>(SF-30, Con-10, Dup-2 &amp; Lot-0) <strong>compared to JUNE 2022 </strong>at <strong>24 </strong>(SF-11, Con-12, Dup-0 &amp; Lot-1).  Although sales remain low the inventory <strong>continues to remain low as well, still well below the normal average of 350-400</strong>.  Inventory is currently at only <strong>232 </strong>(SF-161, Con-50, Dup-11, Lot-10) Inventory for the previous 51 months (about 4 years) were 205, 193, 111, 143, 145, 94, 79, 88, 82, 72, 72, 72, 76, 100,135, 145, 155, 162, 175, 196, 230, 261, 253, 274, 308, 314, 312, 289, 279, 282, 292, 296, 293, 305, 334, 338, 319, 291, 257, 249, 231, 214, 223, 240, 254, 267, 297, 297, 310, 290, 298.  <strong> Sales on the island continue to remain low as does the inventory on the island.</strong></p>
<p><strong>                S</strong>ince last month, <strong>37 properties went pended on AMI, SF -22, Condo -14, multi-family -0, and the lots -1.</strong>  The single families were listed between $540,000 and $4,350,000; the condos between $399,000 and $1,095,000; zero multi-families and one lot at $2,900,000.  Of the 145 single-family properties currently for sale, there are only 3 single-family properties under $1 million and only 28 between $1 Million and $2 Million the remaining range between $2,000,000 and $22,500,000.<strong> </strong><strong>  </strong></p>
<p><strong>                To summarize, </strong>the <strong>Anna Maria Island Real Estate </strong>Market sales for <strong>JUNE 2023</strong> were <strong>75% higher </strong><strong>than JUNE 2022</strong>.  The inventory is still in the lowest range it’s been in 20 years, at again only <strong>232 </strong>(SF-161, Con-50, Dup-11, Lot-10) <strong>13% higher than last month </strong><strong>at 205, </strong><strong>inching up but still in the general range of the last 18 months at 205, 139, 111, 143, 145, 94, 79, 88, 82, 72, 72, 76, 100, 135, 145, 155, 162 &amp; 175.</strong>  <strong>Pended properties</strong> (properties under contract) continue to remain about where they have been for the market at <strong>37 </strong>(SF-22, Con-14, Dup-0 &amp; Lot-1) but lower than four of the previous nineteen months of 50, 17, 27, 28, 35, 59, 55, 63,<strong> 70, 85, 94, 95, 101, 87, 86, 90, 94, 112, 92.</strong>  Distressed properties continue to be non-existent as they have been for the last couple of years with again none in the current inventory and only two in the last forty-five months. The <strong>distribution of the 161 single-family</strong><strong> properties</strong> currently for sale on AMI <strong>continues to skew to the high end</strong> with 2% (3) &lt;$1 million, 17% (28) between $1 million and $2 million, and 25% or (40) between 2-3 Million and 56% or (93) over $3 million.  As I mentioned above the <strong>lowest price single-family home is </strong><a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/445-62ND-STREET-B-HOLMES-BEACH-FL-34217/A4573343/32/"><strong>445 62nd St. HB</strong></a><strong> listed at $439,900 </strong>for a 1bath, 616 sq. ft. Villa, no pool.<strong>  The highest-priced single-family home</strong> currently is at <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/104-SUNSET-LANE-HOLMES-BEACH-FL-34217/A4561611/32/"><strong>104 Sunset Ln. AM</strong></a> <strong>listed at $22,500,000 </strong>newly built in 2023 6 BR 6 full baths 7,163 sq. ft. direct gulf-front with pool.  The <strong>distribution of the 44 Condos</strong> currently for sale on AMI is 16% or (7) &lt;$500K, 55% or (24) $500K-$750K, 14% or (6) $750K &#8211; $1 million, and 15% or (7) &gt;$1 million.  You can see that 98% of the single-family prices are still over $1 million while 85% of the condos were below $1 million and only 15% were over $1 million.  Of the current inventory of <strong>50</strong> condos the lowest-priced unit, this month is <strong>a 1br/1 bath Runaway Bay Condo at</strong> <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/1801-GULF-DRIVE-N-215-BRADENTON-BEACH-FL-34217/A4561361/32/">1801 GULF DRIVE N Unit #215 BB, </a> listed at <strong>$425</strong><strong>,000</strong> and the highest is a <strong>2br/2 bath 1,398 sq. ft. Island Paradise Condo at, </strong><strong><a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/3708-GULF-DRIVE-1-HOLMES-BEACH-FL-34217/A4576821/32/">3708 Gulf Dr #1, HB</a> is </strong><strong>listed at</strong><strong> $2,695,000. </strong> Again, the prices for single-family homes continue to move up while condos continue to creep up.  Of the <strong>single-family </strong>properties currently for sale<strong> on AMI,</strong> the<strong> average </strong>list price is <strong>$3,987,084 </strong>and the <strong>median </strong>list price is <strong>$2,895,000, </strong>and for<strong> condos, </strong>the<strong> average </strong><strong>list price</strong> is<strong> $779,000 </strong>and<strong> the median </strong>list price is<strong> $687,000</strong>.</p>

<p><strong>                L</strong>ooking at an <strong>average sale price of single-family homes in</strong> <strong>Manatee County through May 2023</strong><strong> was up again .9%</strong> <strong>above</strong><strong> May 2022 at $735,779 </strong>and the <strong>Median </strong>sale price was<strong> up 10.7% </strong>at<strong> $570,000 from May 2022. </strong>The current inventory of single-family has jumped up <strong>169.5%</strong> <strong>at 1531 from 568 in May 2022 and Condos were up to 786 from 234 in May 2022</strong>.  T<strong>he Pending sales of SF are up at 772 vs. 593 in May 2022 and condos were up to 318 from 301 in May 2022. </strong></p>

<p><strong>                L</strong>ongboat Key current inventory dropped a little from last month to <strong>159 </strong>(SF- 56, Con- 85, Dup- 0 &amp; Lot- 18)  and is still in the middle of the range it’s been in the last thirty-two months 194, 137, 88, 92, 76, 48, 41, 62, 48, 63, 59, 75, 127, 129, 156, 172, 178, 199, 218, 275, 295, 337, 388, 386, 378, 364, 354, 309, 309, 274, 289,359 and significantly lower than the previous seven months at 388, 386, 404, 442, 461, 455, 452. Of the current inventory of <strong>56</strong> single-family homes, the average price is <strong>$1,039,000</strong> and the median list price is <strong>$1,000,000</strong>.  For the <strong>85</strong> condos for sale, the average and median list prices respectively are <strong>$884,000</strong> &amp; <strong>$925,000.</strong></p>

<p><strong>        Anna Maria Island Real Estate S</strong>ales continue very strong through September 2020.  Sales for the month of <strong>September continue to be this year in the highest range we have seen since the 1990s.</strong>  Also, the <strong>Inventory continues to be again the lowest I’ve seen in the last 25 years so the sellers’ market continues.</strong>  Sales for <strong>September 2020</strong> for Anna Maria City, Holmes Beach and Bradenton Beach were <strong>76 </strong>(SF-44, Con-24, Dup-3 &amp; Lot-5) <strong>up 345%</strong> above August 2019 at <strong>22 </strong>(SF-11, Con-10, Dup-1 &amp; Lot-0).  Sales for <strong>September 30, 2020       Y-T-D</strong> were <strong>387</strong> (SF-219, Con-125, Dup-21, Lot-22) <strong>up 35% </strong>above <strong>September 30, 2019 Y-T-D</strong> at <strong>286</strong> (SF-180, Con-85, Dup-15, Lot-6).  Sales for the last 12 months were <strong>476</strong> (SF-276, Con-147, Dup-30 &amp; Lot-23) <strong>up 37% </strong>above the previous 12 months at <strong>348 </strong>(SF-220, Con-107, Dup-15 &amp; lot-6).   The inventory at <strong>162 continues to be the lowest it’s been in 25 years </strong>and continues to be below 300 for twenty-five of the last thirty-three months and thirteen of the last fifteen months.  Inventory is currently at only <strong>162 </strong>(SF-87, Con-57, Dup-10 &amp; Lot-8).  Inventory for the previous thirty-three months were 175, 196, 230, 261, 253, 274, 308, 314, 312, 289, 279, 282, 292, 296, 293, 305, 334, 338, 319, 291, 257, 249, 231, 214, 223, 240, 254, 267, 297, 297, 310, 290, 298, and again has hit a new low for this market.  Single-family sales for Manatee County September Y-T-D were <strong>up 37%</strong> above 2019 September Y-T-D and the current inventory is <strong>down 46%</strong> from 2019 at this time.</p>

<p><strong>         T</strong>o summarize the Anna Maria Island Real Estate Market for the first nine months of 2020, sales were <strong>35% above</strong> the first nine months of 2019.  The inventory continues to drop and be the lowest I’ve seen it in 25 years, at <strong>162 down from 175 last month</strong>.  Pended properties (properties under contract) continue to stay strong at <strong>94 </strong>(SF-47, Con-39, Dup-4 &amp; Lot-4) close to last month at <strong>112</strong> and above the previous three months at<strong> 92,</strong> <strong>71 &amp; 42.</strong>  Distressed properties continue to be non-existent as they have been for the last couple of years with none in the current inventory and only two in the last twenty-four months.  The <u>distribution of the</u> <u>single-family properties</u> currently for sale on AMI continues to skew higher with only 4% or (3) &lt;$750K, 14% or (12) between $750K and $1 million, 36% or (31) between $1 million and $2 million and 46% or (39) over $2 million.  The <u>distribution for Condos</u> currently for sale on AMI is 38% or (22) &lt;$500K, 29% or (17) $500K-$750K, 16% or (9) $750K &#8211; $1 million and 17% or (10) &gt;$1 million.  You can see that 96% of the single-family prices are over $750K and 82% are over $1 million while 38% of the condos were below $500K.  <strong>As you can see again single-family prices are going up much faster than condo prices.</strong>  Of the current inventory of <strong>87</strong> single-family homes the lowest priced property is <strong>$525,000 (a 1br/1bath half-duplex at </strong><a href="https://www.annamarialuxuryrealestate.com/homes-for-sale-details/205-PEACOCK-LANE-A-HOLMES-BEACH-FL-34217/A4467714/32/"><strong>205 Peacock lane</strong></a><strong>)</strong> and the highest is again <strong>$6,800,000 a 3/4 acre gulf front complex built in the 1940s but totally remodeled at </strong><a href="https://www.annamarialuxuryrealestate.com/homes-for-sale-details/103-79TH-STREET-HOLMES-BEACH-FL-34217/A4476059/32/"><strong>103 79<sup>th</sup> St.</strong> </a> Of the current inventory of <strong>58</strong> condos the lowest priced is again this month a <strong>1br/1bath </strong><a href="https://www.annamarialuxuryrealestate.com/homes-for-sale-details/1603-GULF-DRIVE-N-24-BRADENTON-BEACH-FL-34217/A4470425/32/"><strong>Trade Winds</strong></a><strong> condo at $219,000</strong> and the <strong>highest $2,295,000 again the 3br/3.5bath direct gulf front </strong><a href="https://www.annamarialuxuryrealestate.com/homes-for-sale-details/104-36TH-STREET-104-HOLMES-BEACH-FL-34217/A4446768/32/"><strong>Palm Gables</strong></a><strong> unit.</strong>  The prices for single-family homes continue to move up while condos remain almost flat.  Of the <strong>single-family </strong>properties currently for sale<strong> on AMI,</strong> the<strong> average </strong>list price is <strong>$2,172,068 </strong>and the <strong>median </strong>list price is <strong>$1,799,900 </strong>and for<strong> condos, </strong>the<strong> average </strong>list price is<strong> $718,475 </strong>and<strong> the median </strong>list price is<strong> $569,000</strong>.</p>
<p><strong>         L</strong>ongboat Key  current inventory has for the fifth month dropped down again significantly to <strong>178 </strong>(SF- 66, Con- 110, Dup- 2 &amp; Lot- 21) the lowest it’s been in the last fifteen months 199, 218, 275, 295, 337, 388, 386, 378, 364, 354, 309, 309, 274, 289,359 and significantly lower than the previous seven months at 388, 386, 404, 442, 461, 455, 452. Of the current inventory of <strong>59</strong> single-family homes, the average list price is <strong>$2,717,409</strong> and the median list price is <strong>$1,595,000</strong>.  For the <strong>106</strong> condos for sale, the average and median list prices respectively are <strong>$1,045,164</strong> &amp; <strong>$627,000.</strong></p>

<p><strong>       T</strong>he Corona Virus has brought Real estate showings in the market to almost a standstill and that includes Anna Maria Island. We see buyers pausing their pursuit of homes and a slight continuation of temporary withdrawing of listings (mainly so as not to accumulate additional days on the market). The continued low inventory (under 300) continues to support the current pricing without putting pressure on any reductions.  We will continue to keep you informed if anything significantly changes relative to the Corona Virus.</p>
<p>Sales for March 2020 for Anna Maria City, Holmes Beach and Bradenton Beach were <strong>34 </strong>(SF-14, Con-14, Dup-2 &amp; Lot-4) <strong>up 6%</strong> above March 2019 at <strong>32 </strong>(SF-20, Con-9, Dup-3 &amp; Lot-0) continuing the rise in sales.  Sales for March 31, 2020 Y-T-D were 102(SF-56, Con-35, Dup-5, Lot-6) <strong>up 34% </strong>above March 31, 2019 Y-T-D at 76 (SF-49, Con-21, Dup-5, Lot-1).  Sales for the last 12 months were <strong>403</strong> (SF-244, Con-123, Dup-24 &amp; Lot-12) <strong>up 7% </strong>above the previous 12 months at <strong>376 </strong>(SF-219, Con-126, Dup-23 &amp; lot-8).   The inventory has dropped below 300 again at <strong>274 </strong>after being below 300 for nineteen of the last twenty-seven months and six of the last nine months.  Inventory is currently at <strong>274 </strong>(SF-158, Con-85, Dup-12 &amp; Lot-19).  Inventory for the previous twenty-seven months were 308, 314, 312, 289, 279, 282, 292, 296, 293, 305, 334, 338, 319, 291, 257, 249, 231, 214, 223, 240, 254, 267, 297, 297, 310, 290, 298, and continues to be historically low and well below average  for this market.</p>
<p><strong>F</strong>rank &amp; Al’s Great Buy’s list this month is pretty much the same as last month with the exception that several properties have reduced their price.  <strong>For </strong>the<strong> ULTIMATE </strong>new modern Tampa Bay Front home see <a href="https://www.annamarialuxuryrealestate.com/homes-for-sale-details/661-KEY-ROYALE-DR-HOLMES-BEACH-FL-34217/A4455927/32/"><strong>661 Key Royale</strong></a>.  It has it all, with an “OMGoodness” to be sure. 4+ bedrooms and 5 Baths with 7000 sq. feet of FLORIDA under “roof” living area. <p><strong>T</strong>o summarize the Anna Maria Island Real Estate Market for the 1<sup>st</sup> quarter of 2020, sales were 34% above the 1<sup>st</sup> quarter of 2019 but we expect the 2<sup>nd</sup> quarter to slow down an be under the 2<sup>nd</sup> quarter of 2019 because of the corona-virus.  The inventory still remains in the low range, as shown above, at <strong>274</strong> which means there is not any immediate downward pressure on prices.  Pended properties (properties under contract) continue to be decent at <strong>39 </strong>(SF-18, Con-13, Dup-7 &amp; Lot-1) below last month at <strong>53 </strong>but still very healthy which continues to allow us to expect consistent sales into the next quarter.  Distressed properties continue to be non-existent as they have been for the last couple years with one distressed property currently for sale on the island (a bank owned condo) and only two in the last nineteen months.  The <strong>distribution of the single family</strong> properties currently for sale on AMI hasn’t changed much over the last year with only 3% or (5) &lt;$500K, 16% or (23) 500K-750K, 17% or (26) between $750K and $1 million, 40% or (60) between $1 million and $2 million and 24% or (36) over $2 million.  The <strong>distribution for Condos</strong> currently for sale is 52% or (41) &lt;$500K, 33% or (26) $500K-$750K, 8% or (6) $750K &#8211; $1 million and 7% or (7) &gt;$1 million.  You can see that again 81% of the single-family prices are over $750K and 64% are over $1 million while 52% of the condos were below $500K.  This distribution of single-family prices and condo prices have continued to inch up over the past year or so.  Of the current inventory of <strong>182</strong> single family homes the lowest priced property is still $249,000 (seaside gardens 1br/1bath again) and the highest is at $6,850,000 a one acre gulf front complex built in the 1940’s but totally remodeled.  Of the current inventory of <strong>94</strong> condos the lowest priced is again this month a 2br/1bath Bay View Terrace condo at $214,500 and the highest $2,300,000 a 3br/3.5bath gulf front Palm Gables unit.  The highs and lows for single family and condos continue to remain unchanged.  Of the <strong>single-family </strong>properties currently for sale<strong> on AMI,</strong> the<strong> average </strong>list price is <strong>$1,674,193 </strong>and the <strong>median </strong>list price is <strong>$1,399,000 </strong>and for<strong> condos </strong>the<strong> average </strong>list price is<strong> $574,605 </strong>and<strong> median </strong>list price is<strong> $499,000 not much change from last month</strong>.</p>
<p><strong>L</strong>ongboat Key current inventory has popped up a little again to <strong>388 </strong>(SF- 135, Con- 224, Dup- 2 &amp; Lot- 27) about the middle of the last nine months at 388, 378, 364, 354, 309, 309, 274, 289,359 but lower than the previous six months at  386, 404, 442, 461, 455, 452. Of the current inventory of <strong>126</strong> single family homes the average list price is <strong>$2,191,668</strong> and the median list price is <strong>$1,295,000</strong>.  For the <strong>213</strong> condos for sale the average and median list prices respectively are <strong>$739,570</strong> &amp; <strong>$575,500.</strong></p>

<p>Well another year is gone and real estate sales on Anna Maria Island for 2019 ended the year-to-date number of sales is down 6% below 2018 but still very healthy.  Sales for December 2019 for Anna Maria City, Holmes Beach and Bradenton Beach were <strong>34 </strong>(SF-24, Con-6, Dup-4 &amp; Lot-0) <strong>up 89%</strong> above December 2018 at <strong>18 </strong>(SF-12, Con-6, Dup-0 &amp; Lot-0) ending the year up significantly for the last two months of the year.  Sales for 2019 were <strong>375</strong> (SF-237, Con-107, Dup-24 &amp; Lot-7) <strong>down only 6% </strong>below 2018 at <strong>397 </strong>(SF-234, Con-131, Dup-23 &amp; lot-9).   The inventory continues to remain low but popped up to <strong>312 </strong>after being below 300 for nineteen of the last twenty-four months.  Inventory is currently at <strong>312 </strong>(SF-179, Con-96, Dup-19 &amp; Lot-18).  Inventory for the previous twenty-four months were 289, 279, 282, 292, 296, 293, 305, 334, 338, 319, 291, 257, 249, 231, 214, 223, 240, 254, 267, 297, 297, 310, 290, 298, and still historically low and still healthy for this market.  Average sales for the last 16 years which includes 2004 and 2005 (the peak sales years) were 342.  As I predicted in last month’s newsletter based on the trajectory of sale the last couple months we would end the year in the 375 range…….. Right on…..a healthy year.</p>

Pended properties (properties under contract) stayed very healthy at <strong>56 </strong>(SF-31, Con-16, Dup-5 &amp; Lot-4) well above last month at <strong>40 </strong>and a very healthy number which continues to bode well for a strong start of 2020.  Distressed properties continue to be non-existent again with no distressed property currently for sale on the island and only one in the last sixeen months.  The <u>distribution of the</u> <u>single family properties</u> currently for sale on AMI hasn’t changed much in the last year with only 3% or (5) &lt;$500K, 15% or (27) 500K-750K, 17% or (30) between $750K and $1 million, 40% or (70) between $1 million and $2 million and 25% or (45) over $2 million.  The <u>distribution for Condos</u> currently for sale is 57% or (52) &lt;$500K, 28% or (26) $500K-$750K, 5% or (5) $750K &#8211; $1 million and 10% or (9) &gt;$1 million.  You can see that again 72% of the single-family prices are over $750K and 65% are over $1 million while 57% of the condos were below $500K.  This distribution of single-family prices and condo prices haven’t changed much and has continued to remain about the same for over the past year.  Of the current inventory of 179 single family homes again the lowest priced property is $429,900 (seaside gardens 1br/1bath again) and the highest is $6,850,000 a 4br/5.5 bath direct bay front.  Of the current inventory of 96 condos the lowest priced is a 1br/1bath Tradewinds at $210,000 and the highest $2,569,000 still Vista Grande.  The highs and lows for single family and condos haven’t changed for the last several months.  Of the <strong>single-family </strong>properties currently for sale<strong> on AMI,</strong> the<strong> average </strong>list price is <strong>$1,687,227</strong> and the <strong>median </strong>list price is <strong>$1,454,500 </strong>and for<strong> condos </strong>the<strong> average </strong>list price is<strong> $572,617 </strong>and<strong> median </strong>list price is<strong> $445,000</strong>.</p>
<p><strong>L</strong>ongboat Key current inventory has popped up again to <strong>364 </strong>(SF- 133, Con- 198, Dup- 3 &amp; Lot- 30) higher than the last six months at 354, 309, 309, 274, 289,359 but lower than the previous seven months at  386, 404, 442, 461, 455, 452, 314. Of the current inventory of 133 single family homes the average list price is $2,070,131 and the median list price is $1,320,000.  The lowest priced single-family home on Longboat Key is $299,000 (2br/2bath home in Spanish Main) and the highest is $19,750,000 (A 6BR/6 &amp; 2half baths, 19,300 sq. ft. home on 1.18 acre on the Gulf) same as last month.   For the 198 condos for sale the average and median list prices respectively are $841,269 &amp; $595,000 with the lowest $160,000 (a 2BR/1bath La Playa 699 sq. ft. unit) and the highest $15,900,000 (a 23BR/20 bath 23,595 sq. ft. condo resort).</p>

<p><strong>          </strong>We are eleven months into 2019 and Anna Maria Island real estate sales are starting to catch up with the year-to-date sales for the year.  Real Estate Sales for November 2019 for Anna Maria City, Holmes Beach and Bradenton Beach were <strong>33 </strong>(SF-20, Con-10, Dup-3 &amp; Lot-0) <strong>up 45%</strong> above November 2018 at <strong>23 </strong>(SF-15, Con-8, Dup-0 &amp; Lot-0) and equal to sales in September at 22.  Sales through November 30, 2019 Y-T-D were <strong>341</strong> (SF-213, Con-101, Dup-20 &amp; Lot-7) <strong>down only 10% </strong>below November 30, 2018 Y-T-D at <strong>379 </strong>(SF-222, Con-125, Dup-23 &amp; lot-9) compared to the last two months year to date when we were down <strong>15%</strong>.   The inventory continues to remain low and has been below 300 for nineteen of the last twenty-four months.  Inventory is currently at <strong>296 </strong>(SF-165, Con-91, Dup-20 &amp; Lot-20).  Inventory for the previous twenty-four months were 289, 279, 282, 292, 296, 293, 305, 334, 338, 319, 291, 257, 249, 231, 214, 223, 240, 254, 267, 297, 297, 310, 290, 298.  As I mentioned last month, the lower sales this year-to-date over last year-to-date isn’t because of low demand but primarily because the inventory continues to be low and buyers are not finding what they want to buy so they wait until it comes on the market.  Sales are still healthy for this market.  Average sales for the last 15 years which includes 2004 and 2005 (the peak sales years) were 340.  If you exclude the two peak years average sales for the last 13 years were 325.  Based on the current trajectory and with only one month to go we shout end the year in the 375 range…..a healthy year.</p>

Pended properties (properties under contract) stayed very healthy at <strong>40 </strong>(SF-25, Con-13, Dup-1 &amp; Lot-1) a little below last month at <strong>47 </strong>but still a very healthy number which continues to bode well for a strong closing of the year.  Distressed properties continue to be non-existent again with no distressed property currently for sale on the island and only one in the last fifteen months.  The <u>distribution of the</u> <u>single family properties</u> currently for sale on AMI hasn’t changed much in the last year with only 3% or (5) &lt;$500K, 20% or (33) 500K-750K, 16% or (25) between $750K and $1 million, 35% or (56) between $1 million and $2 million and 26% or (42) over $2 million.  The <u>distribution for Condos</u> currently for sale is 58% or (52) &lt;$500K, 28% or (25) $500K-$750K, 5% or (4) $750K &#8211; $1 million and 9% or (8) &gt;$1 million.  You can see that again 77% of the single-family prices are over $750K and 61% are over $1 million while 58% of the condos were below $500K.  This distribution of single-family prices and condo prices haven’t changed much and has continued to remain about the same for over the past year.  Of the current inventory of 165 single family homes again the lowest priced property is $359,000 (seaside gardens again) and the highest is still $5,750,000 an old gulf front cottage on a one-acre lot (the cottage is about $50K of the value the rest is the lot).  Of the current inventory of 91 condos the lowest priced is again $225,000 (Lay-z-liv-n condo) and the highest $2,569,000 still Vista Grande.  The highs and lows for single family and condos haven’t changed for the last several months.  Of the <strong>single-family </strong>properties currently for sale<strong> on AMI,</strong> the<strong> average </strong>list price is <strong>$1,634,936</strong> and the <strong>median </strong>list price is <strong>$1,399,000 </strong>and for<strong> condos </strong>the<strong> average </strong>list price is<strong> $571,201 </strong>and<strong> median </strong>list price is<strong> $445,000</strong>.</p>

<p>Real Estate Sales on Anna Maria Island for February 2019 picked up ground on the slow start for January but is still behind 2018 for the first two months.  Sales in February 2019 for Anna Maria City, Holmes Beach and Bradenton Beach were <strong>30 </strong>(SF-21, Con-7, Dup-1 &amp; Lot-1) <strong>up 20%</strong> above February 2018 at <strong>25 </strong>(SF-16, Con-6, Dup-3 &amp; Lot-0).  As you can see by the attached charts this is the slowest start in sales since the low of 2010 but the 20% increase in February 2019 over 2018 is encouraging.  The inventory ticked up again this month to 338 where it has been below 300 for thirteen of the last fifteen months.  As I mentioned last month the average inventory over most of the past 30 years has been 400-450 properties for sale at any one time.  Inventory is currently at <strong>338 </strong>(SF-220, Con-78, Dup-24 &amp; Lot-16).  Inventory for the previous fifteen months were 319, 291, 257, 249, 231, 214, 223, 240, 254, 267, 297, 297, 310, 290, 298 as you can see all below 300 except for two months.  As I mentioned last month whether low sales and high inventory is the beginning of a trend its way too early to tell but it is a good sign that sales for February jumped up 20% over 2018 even so we’ll continue to keep an eye on it.</p>

<p>To summarize the Anna Maria Island Real Estate Market beginning 2019, January started slower than the previous 5 years but February gained some ground but we are still 22% behind 2018 for the first two months.  Pended properties (properties under contract) continue to be strong at <strong>44 </strong>(SF-25, Con-13, Dup-5 &amp; Lot-1) above average historically.   Distressed properties continue to be virtually non-existent with one distressed property for sale on the island, a bank owned single family home, and non in the previous seven months.  The distribution of the single family properties currently for sale on AMI continues to skewed upward with only 4%  or (9) &lt;$500K, 20% or (43) 500K-750K, 27% or (58) between $750K and $1 million, 32% or (70) between $1 million and $2 million  and 17% or (37) over $2 million.  The distribution for Condos currently for sale has bumped up a little from last year with 54% or (42) &lt;$500K, 29% or (23) $500K-$750K, 5% or (4) $750K &#8211; $1 million and 12% or (9) &gt;$1 million.  You can see that 76% of the single family prices are over $750K while 54% of the condos were below $500K.  Again, the lower prices on condos is due to the fact that most of the condos on the island were built in the 70’s and 80’s and are 2 bedroom/2 bath and there is not much you can do to improve them other than new kitchens and bathrooms.  They can’t be enlarged.  Of the current inventory of 220 single family homes the lowest priced property is $269,000 (seaside gardens) and the highest is $5,750,000 an old gulf front cottage on a one acre lot (the cottage is about $50K of the value the rest is the lot).  Of the current inventory of 78 condos the lowest priced is $214,900 (Bay View Terrace) and the highest $2,600,000 (Vista Grande).  Of the s<strong>ingle-family</strong> properties currently for sale, the <strong>average list price</strong> is <strong>$1,374,870</strong> and the median list price is<strong>$1,049,900 </strong>and for<strong> condos </strong>the<strong> average list price </strong>is<strong> $716,468 </strong>and<strong> median list price is $487,000</strong>.</p>
<p>Longboat Key current inventory is <strong>461</strong> (SF- 142, Con- 281, Dup- 3 &amp; Lot- 35) a little higher than last month at 455 which was up from the six of the seven previous months at 452, 314, 276, 277, 307, 320 and 377.  Of the current inventory of 142 single family homes the average list price is $1,922,282 and the median list price is $1,197,000.  The lowest priced single family home on Longboat Key is $280,000 and the highest is $22,500,000.   For the 281 condos for sale the average and median list prices respectively are $833,116 &amp; $575,000 with the lowest $175,000 and highest $6,395,000.  The Longboat Key inventory has been inching up the same as the AMI inventory over the last two months.</p>

<p><strong> </strong><strong>S</strong>ales on Anna Maria Island thru the third quarter of 2018 show Y-T-D sales again <strong>up 5% </strong>at 335 (SF-194, Con-109, Dup-23 &amp; Lot-9) compared to the same point in 2017 with Y-T-D sales of 319 (SF-180, Con-103, Dup-20 &amp; Lot-16).  Sales on Anna Maria Island for <strong>September 2018 were down 30% over September 2017</strong>.  For September 2018 AMI sales were 16 (SF-8, Con-6, Dup-2, &amp; Lot-0) <strong>compared to <a href="https://www.annamarialuxuryrealestate.com/real-estate-anna-maria-island-newsletter-october-2017/">September 2017</a></strong> at 23 (SF-12, Con-9, Dup-1 &amp; Lot-1).</p>
<p><strong>S</strong><strong>ales for the last 12 months</strong> (October 1, 2017 to September 30, 2018) for Anna Maria City, Holmes Beach and Bradenton Beach were 422 (SF-239, Con-141, Dup-31 &amp; Lot-11) <strong>up 7%</strong> over the previous 12 months (October 1, 2016 to September 30, 2017 at 395 (SF-222, Con-133, Dup-21 &amp; Lot-19).  Of the last 12 months sales (October 1, 2017 to September 30, 2018) only .9% or 4 (SF-2, Con-1, Dup-1 &amp; Lot-0) were distressed properties (bank owned or short sales) compared to 1% or 5 (SF-3, Con-1, Dup-1 &amp; Lot-0) for the previous 12 months (October 1, 2016 to September 30, 2017).  Inventory has dropped down significantly below 300 this month again for the fifth month in a row and for fourteen of the previous seventeen months.  Inventory is currently at 242 (SF-147, Con-63, Dup-16 &amp; Lot-16).  Inventory for the previous seventeen months was at 242, 266, 289, 295, 308, 313, 308, 297, 254, 249, 231, 214, 223, 240, 254, 267, &amp; 297.</p>
<p><strong>T</strong>o summarize the Anna Maria Island market for the first nine months of 2018, it’s continuing with very strong <strong>sales Y-T-D up 5% over 2017 </strong>which as I mentioned again in last month’s newsletter, was an exceptionally strong sales year at 401 properties sold, in only four of the last fourteen years have we had yearly sales over 400.   If you look at the chart, yearly sales 1993 to 2018 you can see if this year continues as projected it will be the highest sales in a year since 1993.  Fourteen of the last seventeen months the inventory has been below 300 which is the lowest since the crazy years of 2003-2005.  Attesting to the strong market on AMI, I have again left the article that I put in May’s newsletter from a personal finance site (GOBANKINGRATES- see attached article) that used data from Zillow comparing <strong>median home prices from January 1998 and January 2018 in 25 cities around the country to identify those where prices had gone up the most.</strong>  Of the top 10 cities it’s not surprising that 8 were in California, 1 was in Hawaii and the <strong>#5 city was Anna Maria.  Holmes Beach was in the top 25 at #23</strong>…. Which supports the great long-term value in property on the island.</p>
<p><strong>T</strong>he properties on this month’s Frank, Scott &amp; Al’s Great Buy’s list since last month 3303 Gulf Drive – Pirates Cove #1 has gone under contract.  If you’re looking for a great location in Holmes Beach with 180-degree views of the Gulf, then you must check out this one of a kind condo <strong><a href="https://www.annamarialuxuryrealestate.com/homes-for-sale-details/5622-GULF-DR-4-HOLMES-BEACH-FL-34217/A4214418/32/">5622 Gulf Drive Vista # 4</a></strong> listed at $2,600,000 arguably the best built complex on the island with only 4 units in the complex.  At the other end of the spectrum is <strong><a href="https://www.annamarialuxuryrealestate.com/homes-for-sale-details/5608-GULF-DRIVE-102-HOLMES-BEACH-FL-34217/A4409198/32/">5608 Gulf Drive #102</a> </strong>at Sun Plaza West a gulf front complex listed at $529,000.  Call me for more information on these or other real estate opportunities.</p>
<p><strong>O</strong>f the current AMI inventory of 147 single family homes the average sale price is $1,561,314 and the median sale price is $1,285,000.  The lowest priced single-family home on the island is currently $484,900 and the highest priced is $6,495,000.  For the 63 condos currently for sale on AMI the average and median sale prices are $659,290 &amp; $575,000 respectively with the lowest $198,900 and the highest $2,600,000.</p>
<p><strong>T</strong>he Longboat Key current inventory is 314 (SF-90, Con-196, Dup-1 &amp; Lot-27) higher than last month at 276 and up from the previous three months at 277, 307, 320, 377 &amp; 403 and creeping up to the high end of the previous five months at 304,314,336,345 and 374.  Of the current inventory of 90 single family homes the average price is $2,157,134 and the median price is $1,350,000.  For the 196 condos currently for sale the average sale price is $812,487 and the median sale price $577,000 with the lowest price at $229,000 and the highest at $6,100,000.  Pended properties on Longboat Key are 40 (SF-15, Con-23, Dup-0 &amp; Lot-2) still generally down from the previous eleven months at 34, 51, 63, 95, 113, 86, 45, 54, 49, 62 &amp; 86.  There is only one distressed property on Longboat Key a bank owned condo.</p>

<p>Two months into 2017 looks a lot like the beginning of 2016.  February 28, 2017 Y.T.D. Anna Maria Island property sales were; <strong>47</strong>(Single Family Homes (SF)- 22, Condos (Con)-21, Multi-Family homes, aka, Duplex (Dup)-2, &amp; Vacant lots (Lot)-2) which is even with  <a href="http://www.annamarialuxuryrealestate.com/real-estate-newsletter-march-2016-galletto-team-al-and-scott-anna-maria-island-fl/">February 29, 2016</a> Y.T.D. at <strong>47 </strong>(SF-23, Con-15, Dup-6 &amp; Lot-3).</p>
<p>Sales in February 2017 for Anna Maria City, Holmes Beach and Bradenton Beach were <strong>25</strong> (SF-11, Con-11, Dup-1 &amp; Lot-2) up 47% over February 2016 at <strong>17</strong> (SF-8, Con-7, Dup-0 &amp; Lot-2).  The last 12 months sales (Mar 1, 2016 to Feb 28, 2017) were <strong>361</strong> (SF-211, Con-115, Dup-20, Lot-15) down 9% from the previous 12 months (Mar 1, 2015 to Feb 29, 2016) at <strong>396</strong> (SF-222, Con-124, Dup-27 &amp; Lot-23).  Of the last 12 months sales only .6% or <strong>2</strong> (SF-2, Con-0, Dup-0 &amp; Lot-0) were distressed properties (bank owned or short sales) compared to 4% or <strong>15</strong> (SF-8, Con-6, Dup-1 &amp; Lot-0) in the previous 12 months (Mar 1, 2015 to Feb 31, 2016).  Inventory continues to run well below the normal of 450-500.  Inventory is currently at <strong>310</strong> (SF-178, Con-93, Dup-26 &amp; Lot-13).  Inventory for the previous six months were 290, 298, 314, 303, 308, 343.  The inventory hasn’t been below 300 since 2005 the peak year for prices.</p>
<p>Two new properties on Frank, Scott &amp; Al’s Great Buy’s list since last month, <a href="http://www.annamarialuxuryrealestate.com/idx/mls-a4152361-114_elm_avenue_anna_maria_fl_34216">114 Elm Ave.</a> and <a href="http://www.annamarialuxuryrealestate.com/idx/mls-a4159005-119_neptune_lane_holmes_beach_fl_34217">119 Neptune Ln</a>. are also great rentals each doing about $130,000 to $140,000/year in gross annual rental income.  The property at <a href="http://www.annamarialuxuryrealestate.com/idx/mls-a4160803-3603_4th_avenue_holmes_beach_fl_34217">3603 4<sup>th</sup> Ave, a 3BR/3bath single family,</a> three houses to the beach has been reduced to $959,000 is still a great rental and it does $85,000 in gross annual rental income.  The property just off the island <a href="http://www.annamarialuxuryrealestate.com/idx/mls-a4159279-9931_manatee_avenue_w_unit_9931_bradenton_fl_34209">9931 Manatee Ave. Bradenton</a> a 2,376 square foot, 3 bedroom 3 bath condo with boat dock and lift a great Palma Sola Bay View just went under contract.  Call me for more information on these or other real estate opportunities.</p>
<p>To summarize Anna Maria Island market for the first two months of 2017 started off neck and neck with 2016.  Pended properties continue to be strong remaining well above the average.  Pended properties (properties under contract) are at <strong>65</strong> (SF-42, Con-15, Dup-0 &amp; Lot-8).   Distressed properties continue to be non-existent with no distressed properties for sale on the island in the last three months and only one currently a bank owned condo at Sunbow Bay.</p>
<p>The current inventory of <strong>178 </strong>single family homes the average sale price is $1,359,110 and the median sale price is $1,154,000.  The lowest price single family home on the island is currently $289,900 and the highest price $4,995,000.  For the <strong>93</strong> condos for sale the average and median prices respectively are $584,663 &amp; $469,000 with the lowest $189,000 and highest $1,999,000.</p>
<p>Longboat Key current inventory is 469 (SF- 137, Con- 298, Dup- 0 &amp; Lot- 34) up dramatically from 304 last month and 314, 336, 345 and 374 the four previous months.  Of the current inventory of 137 single family homes the average sales price is $2,240,167 and the median sale price is $1,347,000.  The lowest priced single family home on the island is $289,000 and the highest is $26,500,000.   For the 298 condos for sale the average and median prices respectively are $805,485 and $599,000 with the lowest $199,999 and highest $3,650,000.  Pended properties on Longboat Key are 86 (SF-25, Con-59, Dup-0 &amp; Lot-2) up from last month at 45 and 54, 49, 62 and 86 the previous four months.  Distressed properties on Longboat Key are only 3 all condo’s 1 bank owned and 2 short sales.</p>

<p>Sales on Anna Maria Island for 2016 continues at a healthy pace. September 30, 2016 Y-T-D AMI sales were 282 (SF-170, Con-79, Dup-20, &amp; Lot-13) still down 13% from September 30, 2015 Y-T-D at 323 (SF-193, Con-95, Dup-15 &amp; Lot-20).</p>
<p>Sales in September 2016 for Anna Maria City, Holmes Beach and Bradenton Beach were 28 (SF-18, Con-8, Dup-2 &amp; Lot-0) about even with September 2015 at 29 (SF-17, Con-11, Dup-0 &amp; Lot-1). The last 12 months sales (Oct 1, 2015 to Sep 30, 2016) were 366 (SF-207, Con-112, Dup-30, Lot-17) still down 11% from the previous 12 months (Oct 1, 2014 to Sep 30, 2015) at 411 (SF-243, Con-122, Dup-20 &amp; Lot-26). Of the last 12 months sales only 1% or 5 (SF-3, Con-1, Dup-1 &amp; Lot-0) were distressed properties (bank owned or short sales) compared to 5% or 22 (SF-14, Con-7, Dup-1 &amp; Lot-0) in the previous 12 months (Sep 1, 2014 to Aug 31, 2015). Although we’re running 13% behind last year in sales, which had 407 properties sold and was one of 3 years in the last 6 with sales over 400. Again, the low inventory is the primary reason we are running behind 2015 in sales. Inventory is currently at 287 (SF-158, Con-80, Dup- 19 &amp; Lot-30). Inventory for the previous five months were 290, 298, 314, 303, 308. The inventory hasn’t been below 300 since 2005.</p>
<p>As I mentioned last month, two properties on Frank, Scott &amp; Al’s Great Buy’s have gone under contract. See below for this months BEST BUYS.  The property at <strong>307 Clark</strong> listed at $749,000 is due to close on 11/21/16 and <strong>503 59th</strong> St listed at $560,000 closed on 9/28/16 for $549,500. Also since last month the two real estate only restaurant properties went under contract. The property at <strong>1701 Gulf Dr</strong>. listed at $485,000 is due to close on 11/2/16 and the property at <strong>9705-9707 Gulf</strong> Dr. listed at $1,100,000 is due to close at 11/15/16. Both contracts are cash and no inspection. Call me for more information on these or other real estate opportunities.</p>
<p>To summarize the Island market for the first nine months of 2016, we continue to run behind 2015 but we will end the year with another strong sales year. Pended properties continue to be strong and still well above the average. Pended properties (properties under contract) are at 46 (SF-28, Con-15, Dup-2 &amp; Lot-1). Distressed properties continue to be non-existent with one single family that is a short sale and one bank owned multi-family property. The distribution of the single family sales on AMI over the last 12 months still hasn’t changed much with 18% &lt;$500K, 32% 500K-750K, 16% between $750K and $1 million and 34% over $1 million. The distribution for Condo sales over the last 12 months also hasn’t changed much and was 83% &lt;$500K, 14% $500K-$750K, 3% $750K &#8211; $1 million and 0% &gt;$1 million.</p>
<p>These percentages have been pretty consistent over the last several years. Of the single family properties sold the first eight months of <strong>2016, the average sale has been $933,505 and the median sale $772,750</strong>. In the first eight months of 2015 the average sale for single family homes was $739,941 and the median sale was $630,000. The current inventory of <strong>158 single family homes the average sale price is $1,334,221 and the median sale price is $1,100,000</strong>. The lowest price single family home on the island is currently $324,000 and the highest price $5,995,000. For the <strong>80 condos for sale the average and median prices respectively are $635,081 &amp; $515,000</strong> with the lowest $189,000 and highest $2,149,000.</p>
<p>Longboat Key current inventory is 358 (SF- 119, Con- 207, Dup- 2 &amp; Lot- 30) up from 304 last month and 314,336 and 345 the three previous months. Of the current inventory of 119 single family homes the average sales price is $2,068,938 and the median sale price is $1,394,500. The lowest priced single family home on the island is $224,900 and the highest is $19,900,000. For the 207 condos for sale the average and median prices respectively are $835,184 &amp; $629,000 with the lowest $164,900 and highest $5,999,000. Pended properties on Longboat Key are 33 (SF-7, Con-25, Dup-0 &amp; Lot-1) down last month from 48 and 54, 49 and 62 the previous three months. Distressed properties on Longboat Key are only 3 (SF-1, Con-2, Dup-0 &amp; Lot-0).</p>

<p><strong>S</strong>ales on Anna Maria Island for 2016 continues to creep up on 2015. July, 2016 Y-T-D Anna Maria Island real estate sales were 227(SF-141, Con-60, Dup-14, &amp; Lot-12) down 14% from July, 2015 Y-T-D at 265 (SF-160, Con-75, Dup-13 &amp; Lot-17). <strong>S</strong>ales in July 2016 for Anna Maria City, Holmes Beach and Bradenton Beach were 32 (SF-21, Con-7, Dup-2 &amp; Lot-2) up 6% from July 2015 at 30 (SF-21, Con-4, Dup-3 &amp; Lot-2). The last 12 months sales (Aug 1, 2015 to July 31, 2016) were 369 (SF-211, Con-113, Dup-26, Lot-19) down 10% from the previous 12 months (Aug 1, 2014 to July 31, 2015) at 412 (SF-234, Con-120, Dup-30 &amp; Lot-28). Of the last 12 months sales only 2% or 6 (SF-2, Con-2, Dup-1 &amp; Lot-0) were distressed properties (bank owned or short sales) compared to 7% or 27 (SF-16, Con-7, Dup-4 &amp; Lot-0) in the previous 12 months (Aug 1, 2014 to July 31, 2015). Although we’re running 14% behind last year in sales, we are closing the gap on 2015 which was a very good year for sales. The low inventory is the primary reason we are running behind 2015 in sales.  Inventory is currently at 298 (SF-171, Con-83, Dup-14 &amp; Lot-30). Inventory for the previous four months were 314, 303, 308, 343. The inventory hasn’t been below 300 since 2005.<br />
<strong>T</strong>his month these two investment properties are attractive investment properties. The property at <a href="http://www.alangalletto.com/idx/mls-a4160803-3603_4th_avenue_holmes_beach_fl_34217">3603 4th Ave</a>, in Holmes Beach a 3 BR/2 bath single family, three houses to the beach listed at $999,900 is a great rental and it does $75,000 in gross annual seasonal rental income. Another great rental with a 6% return is<a href="http://www.alangalletto.com/idx/mls-a4141977-209_54th_st_holmes_beach_fl_34217"> 209 54th St</a>. in Holmes Beach it’s a newly built (2014) 8 bedroom/6 bath, 2,936 sq. ft. home a block to the beach with peaks of the gulf and it does about $225,000 in gross annual seasonal rental and is listed at $2,300,000. These returns are exclusive of the increase in the value of the property. Call me for more information on these or other real estate opportunities.<br />
<strong>T</strong>o summarize the market for the first six months of 2016, we continue to run behind 2015 but continue to close the gap. Pended properties continue to be strong and well above the average which could mean a continued strengthening of sales if the inventory doesn’t continue to shrink. Pended properties (properties under contract) are at 49 (SF-26, Con-19, Dup-4 &amp; Lot-0). Distressed properties continue to be non-existent and as a matter of fact there have been no distressed properties for sale on the island in the last<br />
two months. The distribution of the single family sales on AMI over the last 12 months again hasn’t changed much with 19% &lt;$500K, 35% 500K-750K, 15% between $750K and $1 million and 31% over $1 million.  The distribution for Condo sales over the last 12 months also hasn’t changed much and was 84% &lt;$500K, 14% $500K-$750K, 1% $750K &#8211; $1 million and 1% &gt;$1 million. These percentages have been pretty<br />
consistent over the last year. Of the single family properties sold the first six months of 2016, the average sale has been $950,708 and the median sale $765,000. In the first six months of 2015 the average sale for single family homes was $734,897 and the median sale was $627,500. The current inventory of 171 single family homes the average sale price is $1,244,613 and the median sale price is $999,900. The lowest price<br />
single family home on the island is currently $239,900 and the highest price $5,995,000. For the 83 condos for sale the average and median prices respectively are $638,139 &amp; $485,000 with the lowest $197,500 and highest $2,149,000.<br />
<strong>L</strong>ongboat Key current inventory is 314 (SF- 108, Con- 173, Dup- 2 &amp; Lot- 31) down from 336 last month and 345 and 374 the two previous months. Pended properties on Longboat Key are 54 (SF-11, Con-40, Dup-0 &amp; Lot-3) up last month from 49 and 62 and 86 the previous two months. Distressed properties on Longboat Key are only 4 (SF-0, Con-4, Dup-0 &amp; Lot-0).<br />
