<p><strong> Real estate sales</strong> on <strong>Anna Maria Island </strong>continue at the pace it’s been at for the last few months, again due mostly to low inventory.  Sales for the month of <strong>July 2022 at 34 were 31% lower than June 2022 at 49.  </strong> Sales for <strong>July 2022</strong> for Anna Maria City, Holmes Beach, and Bradenton Beach were <strong>34 </strong>(SF-18, Con-14, Dup-1 &amp; Lot-1) <strong>compared to June 2022 </strong>at <strong>49 </strong>(SF-25, Con-20, Dup-1 &amp; Lot-3).  The inventory <strong>continues to be in the lowest range it’s been in 30 years </strong>and continues to be well below the average of 300 for 39 of the last 48 months.  Inventory is currently at only <strong>143 </strong>(SF-102, Con-31, Dup-8, Lot-2) Inventory for the previous 48 months were 145, 94, 79, 88, 82, 72, 72, 72, 76, 100,135, 145, 155, 162, 175, 196, 230, 261, 253, 274, 308, 314, 312, 289, 279, 282, 292, 296, 293, 305, 334, 338, 319, 291, 257, 249, 231, 214, 223, 240, 254, 267, 297, 297, 310, 290, 298.  <strong> Sales have slowed down slightly and the inventory is slowly starting to increase but it’s still very low.</strong></p>
<p>Looking at the <strong>average sale price of single-family homes in</strong> <strong>Manatee County through May 2022</strong><strong> was up again 26.1%</strong> <strong>above</strong><strong> June 2021 at $715,505 </strong>and the <strong>Median </strong>sale price was<strong> up 37.5% </strong>at<strong> $550,000.  </strong>The current inventory has bumped up <strong>78.8%</strong> <strong>at 826 from 462 in June 2021</strong>.  T<strong>he Pending sales are at 592 vs 710 last year. <p><strong>        S</strong>ince last month there are currently <strong>28 properties that went pended SF-19, Condo-7, multi-family- 1, and the lots- 1.</strong>  The single families were listed between $995,500 and $5,900,000; the condos between $525,000 and $1,250,000; One Multi-family at $1,350,000 and one lot at $1,650,000.  Of the 94 single-family properties currently for sale, there is only 3 single-family properties under $1 million ($999,500) and only 23 between $1 Million and $2 Million the remaining range between $2,000,000 and $28,500,000.<strong>   </strong></p>
<p><strong>        To summarize </strong>the <strong>Anna Maria Island Real Estate </strong>Market sales for <strong>July 2022</strong> were <strong>21% lower than</strong> <strong>July 2021</strong>.  The inventory has begun to creep up but is still in the lowest range I’ve seen it in 30 years, at again only <strong>143 </strong>(SF-102, Con-31, Dup-8, Lot-2) <strong>64% is close to last month at 145 but still lower than 5 of the last 14 months at 145, 94, 79, 88, 82, 72, 72, 76, 100, 135, 145, 155, 162 &amp; 175</strong><strong>.</strong>  Pended properties (properties under contract) continue to remain about where they have been for the market at <strong>28 </strong>(SF-19, Con-7, Dup-1 &amp; Lot-1) lower than the previous fifteen months at 35, 59, 55, 63,<strong> 70, 85, 94, 95, 101, 87, 86, 90, 94, 112, 92.</strong>  Distressed properties continue to be non-existent as they have been for the last couple of years with again none in the current inventory and only two in the last thirty-nine months. The <strong>distribution of the 102 single-family properties</strong> currently for sale on AMI <strong>continues to skew to the high end</strong> with .9% (1) &lt;$750K, 2% or (2) between $750K and $1 million, 23% or (23) between $1 million and $2 million and 25% or (25) between 2-3 Million and 50% or (51) over $3 million.  As I mentioned above the <strong>lowest price single family home is <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/208-84TH-STREET-HOLMES-BEACH-FL-34217/A4540630/32/">208 84TH St. HB</a> listed at $929,000 a 2BR/2bath, 1,252 sq. ft.  The highest-priced single-family home</strong> currently is still at <strong><a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/102-48TH-STREET-HOLMES-BEACH-FL-34217/A4529937/32/">102 48<sup>th</sup> St. HB</a> listed at $28,500,000 a  1940, remodeled 3,892 10BR.7.5 bath beach house directly on a gulf front lot.</strong>  The <strong>distribution of the 31 Condos</strong> currently for sale on AMI is 3% or (1) &lt;$500K, 53% or (16) $500K-$750K, 27% or (8) $750K &#8211; $1 million and 17% or (5) &gt;$1 million.  You can see that 97% of the single-family prices are over $1 million while 83% of the condos were below $ 1 million and only 17% over $1 million.  Of the current inventory of <strong>31</strong> condos the lowest-priced unit, this month is <strong>a 1br/1 bath Tradewinds Condo at</strong> <strong><a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/1603-GULF-DR-N-31-BRADENTON-BEACH-FL-34217/A4532958/32/">1603 Gulf Dr. #31 BB</a> </strong>listed at <strong>$489,000</strong> and the highest is again a <strong>4br/4 bath condo at L’Plage, </strong><a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/6430-GULF-DRIVE-1-HOLMES-BEACH-FL-34217/A4519563/32/"><strong>6430 Gulf Dr. #1, HB</strong></a> <strong>listed with a price increase at $3,098,000. </strong> The prices for single-family homes continue to move up rapidly while condos continue to creep up.  Of the <strong>single-family </strong>properties currently for sale<strong> on AMI,</strong> the<strong> average </strong>list price is <strong>$3,797,568 </strong>and the <strong>median </strong>list price is <strong>$2,987,500 </strong>and for<strong> condos, </strong>the<strong> average </strong><strong>list price</strong> is<strong> $940,307 </strong>and<strong> the median </strong>list price is<strong> $712,800</strong>.  <strong> </strong></p>

<p><strong>         L</strong>ongboat Key current inventory popped up last month again to <strong>92 </strong>(SF- 41, Con- 41, Dup- 1 &amp; Lot- 9)  but still in the low end of the range it’s been in the last twenty-eight months  76, 48, 41, 62, 48, 63, 59, 75, 127, 129, 156, 172, 178, 199, 218, 275, 295, 337, 388, 386, 378, 364, 354, 309, 309, 274, 289,359 and significantly lower than the previous seven months at 388, 386, 404, 442, 461, 455, 452. Of the current inventory of <strong>41</strong> single-family homes, the average price is <strong>$3,723,354</strong> and the median list price is <strong>$2,650,000</strong>.  For the <strong>41</strong> condos for sale, the average and median list prices respectively are <strong>$1,781,105</strong> &amp; <strong>$950,000.</strong></p>

<p style="font-weight: 400;"><strong>Real estate sales</strong> on Anna Maria Island continue again to outpace 2020 and we do not know how much higher it can go because we are running out of inventory.  Sales for the month of <strong>May 2021 were 93% over May 2020.  The Inventory has not significantly changed and is currently at 82.</strong>  Sales for <strong>May 2021</strong> for Anna Maria City, Holmes Beach and Bradenton Beach were <strong>58 </strong>(SF-25, Con-25, Dup-4 &amp; Lot-4) <strong>compared to May 2020 </strong>at <strong>30 </strong>(SF-12, Con-12, Dup-4 &amp; Lot-2).  The inventory <strong>continues to be the lowest it’s been in 30 years </strong>and continues to be below 300 for 34 of the last 42 months and 21 of the last 24 months.  Inventory has popped up a little and is currently at only <strong>82 </strong>(SF-51, Con-14, Dup-14 &amp; Lot-3).  Inventory for the previous 42  months were 72, 72, 72, 76, 100,135, 145, 155, 162, 175, 196, 230, 261, 253, 274, 308, 314, 312, 289, 279, 282, 292, 296, 293, 305, 334, 338, 319, 291, 257, 249, 231, 214, 223, 240, 254, 267, 297, 297, 310, 290, 298.  I’ve talked to Realtors who are going on vacation because there is nothing to sell.  Looking at <strong>Manatee County</strong> the <strong>average sale price of single family homes in</strong> <strong>Manatee County for May 2021</strong> <strong>were</strong> <strong>up again 28%</strong> <strong>above</strong> <strong>May 2020</strong> and the current inventory is <strong>down 79.7%</strong> from 2020 at this time.  The average sale price of a single-family home in <strong>Manatee County is $303,121 and the median sales price is 235,000 and Pending sales are up 146.3% over last year. </strong><strong>Again.…. <p style="font-weight: 400;"><strong>To summarize </strong>the <strong>Anna Maria Island Real Estate </strong>Market<strong> </strong>sales for <strong>May 2021</strong> were <strong>93% higher than</strong> May 2020.  The inventory continues to drop and continues to be among the lowest I’ve seen it in 30 years, at again only <strong>82 </strong>(SF-46, Con-11, Dup-9, Lot-6)<strong> slightly up from last month but still lower than 6 of the last 9 months at 72, 72, 76, 100, 135, 145, 155, 162 &amp; 175</strong>.  Pended properties (properties under contract) continue to remain strong at <strong>70 </strong>(SF-44, Con-16, Dup-6 &amp; Lot-4) dropping slightly from the previous eleven months at <strong>85,</strong> <strong>94,</strong> <strong>95, 101, 87, 86</strong>,<strong> 90, 94, 112, 92,</strong> <strong>71.</strong>  Distressed properties continue to be non-existent as they have been for the last couple of years with again none in the current inventory and only two in the last thirty-four months. The <strong>distribution of the single-family properties</strong> currently for sale on AMI <strong>continues to skew to the high end</strong> with none &lt;$750K, 7% or (3) between $750K and $1 million, 39% or (17) between $1 million and $2 million and 27% or (12) between 2-3 Million and 27% or (12) over $3 million.  <strong>The highest priced single family home</strong> currently is a 3,593 sq. ft. 3BR/3.5 bath home built in 2016 on 1/3rd of an acre on Bimini Bay listed at $6,500,000.  The <strong>lowest priced is </strong>a Land condo 2BR/2 bath 880 sq. ft.  at 310 62<sup>nd</sup> St listed at $824,900.  The <strong>distribution of the 14 Condos</strong> currently for sale on AMI is 7% or (1) &lt;$500K, 27% or (4) $500K-$750K, 33% or (5) $750K &#8211; $1 million and 33% or (5) &gt;$1 million.  You can see that 100% of the single-family prices are over $750K and 97% are over $1 million while 34% of the condos were below $750K and only 33% over $1 million.  As I mentioned above of the <strong>current inventory of 51  single family homes </strong>the lowest priced property is <strong>$824,900</strong> a 2br/1bath land condo at<strong> <u>310 62<sup>nd</sup> St HB </u></strong> and the highest is a <strong>$6,500,000</strong> Bimini Bay Front property at <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/8017-MARINA-ISLES-LANE-HOLMES-BEACH-FL-34217/A4500595/32/" data-saferedirecturl="https://www.google.com/url?q=https://annamarialuxuryrealestate.com/homes-for-sale-details/8017-MARINA-ISLES-LANE-HOLMES-BEACH-FL-34217/A4500595/32/&amp;source=gmail&amp;ust=1625135936297000&amp;usg=AFQjCNE_DAQnJQ7ZSRY0VFY_rbRDUUCPAg"><strong>8017 Marina Isles Ln. HB</strong><strong>.</strong> </a> Of the current inventory of <strong>15</strong> condos the lowest priced unit again this month is <strong>a 1br/1bath Imperial House condo at</strong><strong> <u>611 N. Gulf Dr. #A23</u> </strong>listed at <strong>$269,000</strong> and the highest a <strong>3br/3 bath condo at Carissa Villas</strong>, 2 blocks to the beach at <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/201-57TH-STREET-A-HOLMES-BEACH-FL-34217/A4484622/32/" data-saferedirecturl="https://www.google.com/url?q=https://annamarialuxuryrealestate.com/homes-for-sale-details/201-57TH-STREET-A-HOLMES-BEACH-FL-34217/A4484622/32/&amp;source=gmail&amp;ust=1625135936297000&amp;usg=AFQjCNHX2aHT7rDEaoZQbGYtlCDf5V4ZoA"><strong>201 57<sup>th</sup> St unit A HB</strong></a><strong>.</strong> The prices for single family homes continue to move up rapidly while condos continue to creep up.  Of the <strong>single-family </strong>properties currently for sale<strong> on AMI,</strong> the<strong> average </strong>list price is <strong>$2,517,879 </strong>and the <strong>median </strong>list price is <strong>$2,225,000 </strong>and for<strong> condos, </strong>the<strong> average </strong>list price<strong> </strong>is<strong> $863,800 </strong>and<strong> the median </strong>list price is<strong> $824,999</strong>.  <strong> </strong></p>
<p style="font-weight: 400;"><strong>L</strong>ongboat Key current inventory has dropped down again to <strong>48 </strong>(SF- 18, Con- 27, Dup- 1 &amp; Lot- 2) the lowest it’s been in the last twenty-three months  63, 59, 75, 127, 129, 156, 172, 178, 199, 218, 275, 295, 337, 388, 386, 378, 364, 354, 309, 309, 274, 289,359 and significantly lower than the previous seven months at 388, 386, 404, 442, 461, 455, 452. Of the current inventory of <strong>18</strong> single family homes, the average price is <strong>$3,752,161</strong> and the median list price is <strong>$3,747,500</strong>.  For the <strong>27</strong> condos for sale, the average and median list prices respectively are <strong>$1,878,193</strong> &amp; <strong>$979,000.</strong></p>

<p><strong>          Real estate sales</strong> on Anna Maria Island continue again to outpace 2020 and we do not know how much higher it can go because we are running out of inventory.  Sales for the month of <strong>April 2021 were again at historic highs over April 2020.  The Inventory at 72 continues to be lower than the pended properties at 86.</strong>  Sales for <strong>April 2021</strong> for Anna Maria City, Holmes Beach, and Bradenton Beach were <strong>70 </strong>(SF-42, Con-23, Dup-1 &amp; Lot-4) <strong>were 3-times higher than April 2020 </strong>at <strong>23 </strong>(SF-12, Con-9, Dup-1 &amp; Lot-1).  The inventory <strong>continues to be the lowest it’s been in 30 years </strong>and continues to be below 300 for 33 of the last 40 months and 20 of the last 23 months.  Inventory is currently at only <strong>72 </strong>(SF-44, Con-13, Dup-9 &amp; Lot-6).  Inventory for the previous 41  months were 72, 72, 76, 100,135, 145, 155, 162, 175, 196, 230, 261, 253, 274, 308, 314, 312, 289, 279, 282, 292, 296, 293, 305, 334, 338, 319, 291, 257, 249, 231, 214, 223, 240, 254, 267, 297, 297, 310, 290, 298, and again has hit a new low for this market.  I’ve talked to Realtors who are going on vacation because there is nothing to sell.  Looking at the <strong>whole county</strong> the <strong>average sale price of single-family homes in</strong> <strong>Manatee County for April 2021</strong> <strong>were</strong> <strong>up again 37.4%</strong> <strong>above</strong> <strong>April 2020</strong> and the current inventory is <strong>down 76.3%</strong> from 2020 at this time.  The average sale price of a single-family home in <strong>Manatee County is $536,981 up 37.4% over a year ago and pending listings are up 65.7% over last year. </strong><strong>Again, for the fifth month….I CAN NOT </strong>say this <strong>strongly enough</strong><strong>;</strong>  for those of you<strong> thinking of selling</strong><strong> within the next year</strong> or two <strong>now would be </strong><strong>the time </strong><strong>to put your property on the market </strong>while it still is a sellers’ market. <strong><u>As a matter of fact, I’m going to take my own advice and put one of my properties up for sale next week</u>.  As far as you </strong><strong>buyers…buying sooner is better than later.</strong>  <strong>Call (941) 232-2216 </strong>or email me at <a href="mailto:alan@alangalletto.com"><strong>Alan@AlanGalletto.com</strong></a><strong>  </strong><strong>for an opinion of the value of the property you want to sell, </strong>or for<strong> starting a search to find a property to buy today. </strong></p>

<p><strong>                       </strong><strong>To summarize </strong>the <strong>Anna Maria Island Real Estate </strong>Market in<strong> May 2021, </strong>sales for <strong>April 2021</strong> were <strong>3-times higher than</strong> April 2020.  The inventory continues to drop and continues to be the lowest I’ve seen it in 30 years, at again only <strong>72 </strong>(SF-46, Con-11, Dup-9, Lot-6)<strong> down from 72, 76, 100, 135, 145, 155, 162 &amp; 175 the last eight months</strong>.  Pended properties (properties under contract) continue to remain strong at <strong>85 </strong>(SF-47, Con-29, Dup-6 &amp; Lot-3) dropping slightly from the previous eleven months at <strong>94,</strong> <strong>95, 101, 87, 86</strong>,<strong> 90, 94, 112, 92,</strong> <strong>71 &amp; 42.</strong>  For the last three months in a row, <strong>there are more pended properties than there is inventory</strong>. Distressed properties continue to be non-existent as they have been for the last couple of years with again none in the current inventory and only two in the last thirty-three months. The <strong>distribution of the single-family properties</strong> currently for sale on AMI <strong>continues to skew to the high end</strong> with only 2% or (1) &lt;$750K, 6% or (3) between $750K and $1 million, 40% or (19) between $1 million and $2 million and 25% or (12) between 2-3 Million and 27% or (13) over $3 million.  The highest-priced single-family home is a 3,600 sq. ft. home built in 2016 on 1/2rd an acre on Bimini Bay listed at $6,500,000.  The <strong>distribution of the 11 Condos</strong> currently for sale on AMI is 27% or (3) &lt;$500K, 27% or (3) $500K-$750K, 19% or (2) $750K &#8211; $1 million and 27% or (3) &gt;$1 million.  You can see that 98% of the single-family prices are over $750K and 92% are over $1 million while 54% of the condos were below $750K and only 27% over $1 million.  <strong>As you can see again single-family prices continue to go up much faster than condo prices.</strong>  Of the current inventory of <strong>46 </strong> “single-family homes” the lowest priced property again is <strong>$725,000</strong> (a 2br/1bath) home at <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/203-HAVERKOS-COURT-HOLMES-BEACH-FL-34217/A4494058/32/"><strong>203 Haverkos Ct. HB</strong></a> and the highest is a <strong>$6,500,000</strong> Bimini Bay Front property at <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/8017-MARINA-ISLES-LANE-HOLMES-BEACH-FL-34217/A4500595/32/"><strong>8017 Marina Isles Ln. HB</strong><strong>.</strong> </a> Of the current inventory of <strong>11</strong> condos the lowest priced unit again this month is <strong>a 1br/1bath  condo at</strong> <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/1325-GULF-DR-N-220-BRADENTON-BEACH-FL-34217/A4496082/32/"><strong>1325 Gulf Dr. #220 BB at Tortuga</strong></a> listed at $349,000 and the highest a $1,500,000.  3br/3 bath land condo, 2.5 blocks to the beach at <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/201-57TH-STREET-A-HOLMES-BEACH-FL-34217/A4484622/32/"><strong>201 57<sup>th</sup> St unit A HB</strong></a><strong>.</strong> The prices for single-family homes continue to move up rapidly while condos continue to creep up.  Of the <strong>single-family </strong>properties currently for sale<strong> on AMI,</strong> the<strong> average </strong>list price is <strong>$2,558,831 </strong>and the <strong>median </strong>list price is <strong>$2,112,500 </strong>and for<strong> condos, </strong>the<strong> average </strong>list price is<strong> $814,909 </strong>and<strong> the median </strong>list price is<strong> $750,000</strong>.  <strong> </strong></p>
<p><strong>                        L</strong>ongboat Key current inventory has, after dropping for ninth months in a row popped up again slightly to <strong>63 </strong>(SF- 23, Con- 34, Dup- 2 &amp; Lot- 4) still one of the lowest it’s been in the last twenty-two months  59, 75, 127, 129, 156, 172, 178, 199, 218, 275, 295, 337, 388, 386, 378, 364, 354, 309, 309, 274, 289,359 and significantly lower than the previous seven months at 388, 386, 404, 442, 461, 455, 452. Of the current inventory of <strong>23</strong> single-family homes, the average price is <strong>$2,379,227</strong> and the median list price is <strong>$1,844,000</strong>.  For the <strong>34</strong> condos for sale, the average and median list prices respectively are <strong>$1,249,570</strong> &amp; <strong>$639,000.</strong></p>

<p><strong>Well, its official!  Real estate sales for 2020</strong> on Anna Maria Island ended the year at <strong>579. Higher</strong> than any year since we have been recording sales.  The previous high was <strong>438</strong>.  Sales for the month of <strong>December were 68, twice as high as sales for December 2019 at 34.</strong>  <strong>Inventory continues to remain the lowest I’ve seen it in the last 25 years at 135.</strong>  Sales for <strong>December 2020</strong> for Anna Maria City, Holmes Beach and Bradenton Beach were <strong>68 </strong>(SF-39, Con-24, Dup-1 &amp; Lot-4) <strong>up 200%</strong> above December 2019 at <strong>34 </strong>(SF-24, Con-6, Dup-4 &amp; Lot-0) after being up <strong>179%</strong> and <strong>299%</strong> over the last two months.  Sales for <strong>December 31, 2020 Y-T-D</strong> were <strong>579</strong> (SF-327, Con-194, Dup-28, Lot-30) <strong>up 54% </strong>above <strong>December 2019 Y-T-D</strong> at <strong>375</strong> (SF-237, Con-107, Dup-24, Lot-7).  The inventory <strong>continues to be the lowest it’s been in 25 years </strong>and continues to be below 300 for twenty-eight of the last thirty-six months and fifteen of the last seventeen months.  Inventory is currently at only <strong>135 </strong>(SF-73, Con-42, Dup-9 &amp; Lot-11).  Inventory for the previous thirty-six months were 145, 155, 162, 175, 196, 230, 261, 253, 274, 308, 314, 312, 289, 279, 282, 292, 296, 293, 305, 334, 338, 319, 291, 257, 249, 231, 214, 223, 240, 254, 267, 297, 297, 310, 290, 298, and again has hit a new low for this market.  Single family sales for Manatee County December 31,2020 Y-T-D were <strong>up 63%</strong> above December 31,2019 Y-T-D and the current inventory is <strong>down 216%</strong> from 2019 at this time.</p>

<p><strong>T</strong>o summarize the Anna Maria Island Real Estate Market for the twelve months of 2020, sales were <strong>55% above</strong> the twelve months of 2019.  The inventory continues to drop and continues to be the lowest I’ve seen it in 25 years, at <strong>135 (SF-73, Con-42, Dup-9, Lot-11) down from 145, 155, 162 &amp; 175 the last four months</strong>.  Pended properties (properties under contract) remains strong at <strong>87 </strong>(SF-47, Con-31, Dup-7 &amp; Lot-2) close to last month at <strong>86</strong> and in the middle of the previous six months at<strong> 90, 94, 112, 92,</strong> <strong>71 &amp; 42.</strong>  Distressed properties continue to be non-existent as they have been for the last couple of years with again none in the current inventory and only two in the last twenty-seven months.</p>
<p><strong>T</strong>he <u>distribution of the</u> <u>single-family properties</u> currently for sale on AMI continues to skew to the high end with only 5% or (5) &lt;$750K, 12% or (9) between $750K and $1 million, 36% or (26) between $1 million and $2 million and 47% or (34) over $2 million.  The <u>distribution for Condos</u> currently for sale on AMI is 33% or (14) &lt;$500K, 29% or (12) $500K-$750K, 19% or (8) $750K &#8211; $1 million and 19% or (8) &gt;$1 million.  You can see that 95% of the single-family prices are over $750K and 83% are over $1 million while 33% of the condos were below $500K.  <strong>As you can see again single family prices are going up much faster than condo prices.</strong>  Of the current inventory of <strong>73 </strong> “single family homes” the lowest priced property is <strong>$525,000 (a 1br/1bath) home at </strong><a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/205-PEACOCK-LANE-A-HOLMES-BEACH-FL-34217/A4467714/32/"><strong>205 peacock Lane HB</strong></a> and the highest is again <strong>$6,495,000 a 1/2 acre gulf front tear down built in 1960 at </strong><a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/5102-5TH-AVENUE-HOLMES-BEACH-FL-34217/A4485234/32/"><strong>5102 5<sup>th</sup> Ave. HB</strong></a>  Of the current inventory of <strong>42</strong> condos the lowest priced unit this month is a <strong>2br/1bath  condo at </strong><a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/611-GULF-DRIVE-N-D26-BRADENTON-BEACH-FL-34217/A4488398/32/"><strong>611 Gulf Dr. Imperial House D26 BB</strong></a><strong> listed at $300,000</strong> and the <strong>highest $2,199,000 a 3br/3bath direct gulf front </strong><a href="https://www.annamarialuxuryrealestate.com/homes-for-sale-details/5622-GULF-DRIVE-4-HOLMES-BEACH-FL-34217/A4472502/32/"><strong>Vista Grande unit 4 HB</strong></a><strong>.</strong> BTW; our rental department estimates this unit could <strong>gross about $125k</strong>.  The prices for single family homes continue to move up rapidly while condos continue to remain flat.  Of the <strong>single-family </strong>properties currently for sale<strong> on AMI,</strong> the<strong> average </strong>list price is <strong>$2,308,936 </strong>and the <strong>median </strong>list price is <strong>$1,995,000 </strong>and for<strong> condos, </strong>the<strong> average </strong>list price is<strong> $769,459 </strong>and<strong> the median </strong>list price is<strong> $588,944</strong>.</p>
<p><strong>L</strong>ongboat Key current inventory has for the eighth month dropped down again significantly to <strong>129 </strong>(SF- 50, Con- 89, Dup- 1 &amp; Lot- 16) the lowest it’s been in the last eighteen months 156, 172, 178, 199, 218, 275, 295, 337, 388, 386, 378, 364, 354, 309, 309, 274, 289,359 and significantly lower than the previous seven months at 388, 386, 404, 442, 461, 455, 452. Of the current inventory of <strong>37</strong> single family homes, the average list price is <strong>$2,541,916</strong> and the median list price is <strong>$1,595,000</strong>.  For the <strong>75</strong> condos for sale, the average and median list prices respectively are <strong>$1,299,236</strong> &amp; <strong>$750,000.</strong></p>

<p><strong>T</strong>he year 2020 started off with a bang.  Sales for January 2020 for Anna Maria City, Holmes Beach and Bradenton Beach were <strong>33 </strong>(SF-24, Con-9, Dup-0 &amp; Lot-0) <strong>up 120%</strong> above January 2019 at <strong>15 </strong>(SF-9, Con-5, Dup-1 &amp; Lot-0) beginning the year up significantly.  Sales for the last 12 months were <strong>393</strong> (SF-252, Con-111, Dup-33 &amp; Lot-7) <strong>up 4% </strong>above the previous 12 months at <strong>379 </strong>(SF-219, Con-130, Dup-22 &amp; lot-8).   The inventory continues to remain low at <strong>314 </strong>after being below 300 for nineteen of the last twenty-five months.  Inventory is currently at <strong>314 </strong>(SF-182, Con-94, Dup-16 &amp; Lot-22).  Inventory for the previous twenty-five months were 312, 289, 279, 282, 292, 296, 293, 305, 334, 338, 319, 291, 257, 249, 231, 214, 223, 240, 254, 267, 297, 297, 310, 290, 298, and still historically low and still well below average  for this market.  Average sales for the last 16 years were 342, which includes 2004 and 2005 (the peak sales years).</p>
<p><strong>T</strong>here is something for everybody on Frank &amp; Al’s Great Buy’s list this month.  Since last month’s newsletter two more of our properties went under contract, a canal home in Key Royale and a warehouse in Bradenton. <a href="https://www.annamarialuxuryrealestate.com/homes-for-sale-details/622-HAMPSHIRE-LANE-HOLMES-BEACH-FL-34217/A4454673/32/"><strong>622 Hampshire Ln.</strong></a> and  <a href="https://www.annamarialuxuryrealestate.com/homes-for-sale-details/5823-21ST-STREET-E-BRADENTON-FL-34203/A4407421/32/"><strong>5821 21<sup>st</sup> St E. <p><strong>T</strong>o summarize the Anna Maria Island Real Estate Market to start 2020, sales have started strong and the inventory is at a healthy level….not too high but not too low to inhibit sales.  Pended properties (properties under contract) stayed very healthy again at <strong>68 </strong>(SF-33, Con-25, Dup-8 &amp; Lot-2) above last month at <strong>56 </strong>and a very healthy number which continues to bode well for a strong sales year in 2020.  Distressed properties continue to be non-existent again with no distressed property currently for sale on the island and only one in the last seventeen months.  The <u>distribution of the</u> <u>single family properties</u> currently for sale on AMI hasn’t changed much in the last year with only 3% or (5) &lt;$500K, 15% or (27) 500K-750K, 17% or (30) between $750K and $1 million, 40% or (70) between $1 million and $2 million and 25% or (45) over $2 million.  The <u>distribution for Condos</u> currently for sale is 57% or (52) &lt;$500K, 28% or (26) $500K-$750K, 5% or (5) $750K &#8211; $1 million and 10% or (9) &gt;$1 million.  You can see that again 72% of the single-family prices are over $750K and 65% are over $1 million while 57% of the condos were below $500K.  This distribution of single-family prices and condo prices continues to remain significantly unchanged over the past year or so.  Of the current inventory of <strong>182</strong> single family homes again the lowest priced property is $249,000 (seaside gardens 1br/1bath again) and the highest is $7,995,000 a one acre gulf front complex built in the 1940’s but totally remodeled.  Of the current inventory of <strong>94</strong> condos the lowest priced is a 1br/1bath Tradewinds at $210,000 and the highest $2,569,000 still 3br/3bath gulf front Vista Grande.  The highs and lows for single family and condos haven’t changed for the last several months.  Of the <strong>single-family </strong>properties currently for sale<strong> on AMI,</strong> the<strong> average </strong>list price is <strong>$1,708,593 </strong>and the <strong>median </strong>list price is <strong>$1,399,000 </strong>and for<strong> condos </strong>the<strong> average </strong>list price is<strong> $581,483 </strong>and<strong> median </strong>list price is<strong> $489,450</strong>.</p>
<p><strong>L</strong>ongboat Key current inventory has popped up again to <strong>378 </strong>(SF- 139, Con- 208, Dup- 3 &amp; Lot- 28) higher than the last seven months at 364, 354, 309, 309, 274, 289,359 but lower than the previous six months at  386, 404, 442, 461, 455, 452. Of the current inventory of <strong>139</strong> single family homes the average list price is <strong>$2,234,924</strong> and the median list price is <strong>$1,350,000</strong>.  The lowest priced single-family home on Longboat Key is <strong>$299,000</strong> (2br/2bath home in Spanish Main) and the highest is still <strong>$19,750,000</strong> (A 6BR/6 &amp; 2half baths, 19,300 sq. ft. home on 1.18 acre on the Gulf) same as last month.   For the <strong>198</strong> condos for sale the average and median list prices respectively are  <strong>$845,442 </strong> &amp;  <strong>$595,000</strong> with the lowest $6,000 (a 2BR/2bath Longboat Bay Club Timeshare) and the highest $15,900,000 (a 23BR/20 bath 23,595 sq. ft. condo resort).</p>

<p><strong>S</strong>ales on Anna Maria Island for August 2019 again ran well behind sales for August 2018 which continues to widen the 2019 Y-T-D vs 2018 Y-T-D.  Sales for July 2019 for Anna Maria City, Holmes Beach and Bradenton Beach were <strong>27 </strong>(SF-21, Con-5, Dup-0 &amp; Lot-1) <strong>down 36%</strong> below July 2018 at <strong>42 </strong>(SF-22, Con-13, Dup-7 &amp; Lot-0).  Sales through August 31, 2019 Y-T-D were <strong>264</strong> (SF-169, Con-75, Dup-14 &amp; Lot-6) <strong>down only 21% </strong>below August 31, 2018 Y-T-D at <strong>319 </strong>(SF-186, Con-103, Dup-21 &amp; lot-9) compared to last month year to date when we were down <strong>15% </strong>and the previous month when we were down 11% so you can see the year to date difference between 2019 and 2018 has been increasing.   The inventory has dropped down this month and has been below 300 for seventeen of the last twenty-one months.  Inventory is currently at <strong>282 </strong>(SF-159, Con-87, Dup-23 &amp; Lot-13).  Inventory for the previous twenty-one months were 292, 296, 293, 305, 334, 338, 319, 291, 257, 249, 231, 214, 223, 240, 254, 267, 297, 297, 310, 290, 298.  Again the lower sales this year-to-date over last year-to-date isn’t because of low demand but because the inventory continues to be low and buyers are not finding what they want to buy so they wait until it comes on the market.  Sales are still healthy for this market.  Average sales for the last 15 years which includes 2004 and 2005 (the peak sales years) were 340.  If you exclude the two peak years average sales for the last 13 years were 325.  Based on the current trajectory we should end the year somewhere between those two numbers.</p>

<p><strong>T</strong>o summarize the Anna Maria Island Real Estate Market for the first eight months of 2019 sales continue to run slower than the previous 5 years and Pended properties (properties under contract) jumped up this month to <strong>36 </strong>(SF-23, Con-7, Dup-6 &amp; Lot-0) well above last month and about at the average for pended properties.  Distressed properties continue to be non-existent with no distressed property for sale on the island and none in the last year.  The <u>distribution of the</u> <u>single family properties</u> currently for sale on AMI hasn’t changed much in the last year with only 4% or (7) &lt;$500K, 12% or (20) 500K-750K, 20% or (32) between $750K and $1 million, 38% or (61) between $1 million and $2 million and 26% or (41) over $2 million.  The <u>distribution for Condos</u> currently for sale is 60% or (52) &lt;$500K, 26% or (22) $500K-$750K, 5% or (4) $750K &#8211; $1 million and 9% or (8) &gt;$1 million.  You can see that again 84% of the single-family prices are over $750K and 64% are over $1 million while 60% of the condos were below $500K.  This distribution of single family prices and condo prices has continued to remain about the same for over a year.  Of the current inventory of 159 single family homes the lowest priced property is $359,000 (seaside gardens again) and the highest is still $5,750,000 an old gulf front cottage on a one-acre lot (the cottage is about $50K of the value the rest is the lot).  Of the current inventory of 87 condos the lowest priced is $214,500 (Bay View Terrace) and the highest $2,569,000 (still Vista Grande).  The highs and lows for single family and condos haven’t changed for several months.  Of the <strong>single-family </strong>properties currently for sale<strong> on AMI,</strong> the<strong> average </strong>list price is <strong>$1,645,074</strong> and the <strong>median </strong>list price is <strong>$1,495,000 </strong>and for<strong> condos </strong>the<strong> average </strong>list price is<strong> $564,259 </strong>and<strong> median </strong>list price is<strong> $439,500</strong>.</p>
<p><strong>L</strong>ongboat Key current inventory is <strong>274</strong>(SF- 90, Con- 155, Dup- 1 &amp; Lot- 28) lower than the last eight months at 289, 359, 386, 404, 442, 461, 455, 452 and from most of the six previous months at 314, 276, 277, 307, 320 and 377.  Of the current inventory of 90 single family homes the average list price is $2,208,399 and the median list price is $1,395,000.  The lowest priced single-family home on Longboat Key is $230,000 (2br/2bath in Spanish Main) and the highest is $22,500,000 (A 19,300 sq. ft. home on 1.18 acre on the Gulf) same as last month.   For the 155 condos for sale the average and median list prices respectively are $748,413 &amp; $566,750 with the lowest $160,000 (a 2BR/1bath La Playa 699 sq. ft. unit) and the highest $6,100,000 (a 4BR/4.5 bath 3,921 sq. ft. gulf front unit).  The Longboat Key inventory took a significant drop the last two months the same as the AMI inventory.</p>

<p><strong>T</strong>o summarize the Anna Maria Island Real Estate Market for the first seven months of 2019 continues to run slower than the previous 5 years and Pended properties (properties under contract) dropped down this month to <strong>25 </strong>(SF-15, Con-7, Dup-3 &amp; Lot-0) well below last month.  We’ll see if this trend continues or is just a blip.  Distressed properties continue to be virtually non-existent with no distressed property for sale on the island and none in eleven of the previous twelve months.  The <u>distribution of the</u> <u>single family properties</u> currently for sale on AMI continues to skew upward and hasn’t changed much in the last year with only 5% or (9) &lt;$500K, 15% or (25) 500K-750K, 20% or (34) between $750K and $1 million, 37% or (64) between $1 million and $2 million and 23% or (39) over $2 million.  The <u>distribution for Condos</u> currently for sale is 59% or (48) &lt;$500K, 27% or (22) $500K-$750K, 5% or (4) $750K &#8211; $1 million and 9% or (7) &gt;$1 million.  You can see that again 80% of the single-family prices are over $750K while 59% of the condos were below $500K.  This distribution of single family prices and condo prices has continued to remain about the same for over a year.  Of the current inventory of 171 single family homes the lowest priced property is $359,000 (seaside gardens again) and the highest is still $5,750,000 an old gulf front cottage on a one-acre lot (the cottage is about $50K of the value the rest is the lot).  Of the current inventory of 81 condos the lowest priced is $229,900 (still Trade winds) and the highest $2,569,000 (still Vista Grande).  The highs and lows for single family and condos haven’t changed for several months.  Of the <strong>single-family </strong>properties currently for sale<strong> on AMI,</strong> the<strong> average </strong>list price is <strong>$1,540,037</strong> and the <strong>median </strong>list price is <strong>$1,350,000 </strong>and for<strong> condos </strong>the<strong> average </strong>list price is<strong> $562,970 </strong>and<strong> median </strong>list price is<strong> $475,000</strong>.</p>
<p><strong>L</strong>ongboat Key current inventory is <strong>289</strong>(SF- 90, Con- 170, Dup- 0 &amp; Lot- 29) lower than the last seven months at 359, 386, 404, 442, 461, 455, 452 and from most of the six previous months at 314, 276, 277, 307, 320 and 377.  Of the current inventory of 90 single family homes the average list price is $2,114,478 and the median list price is $1,350,000.  The lowest priced single-family home on Longboat Key is $294,500 (2br/2bath in Spanish Main) and the highest is $22,500,000 (A 19,300 sq. ft. home on 1.18 acre on the Gulf) same as last month.   For the 170 condos for sale the average and median list prices respectively are $744,117 &amp; $545,000 with the lowest $160,000 (a 2BR/1bath La Playa 699 sq. ft. unit) and the highest $6,100,000 (a 4BR/4.5 bath 3,921 sq. ft. gulf front unit).  The Longboat Key inventory took a significant drop this month the same as the AMI inventory.</p>
<p>On Anna Maria the average sale price for single family homes since last July has gone up 19% and the median sale price has gone up 9%.  For condos over that same period the average sale price went up 9% and the median sale price went up 4%.  A continued healthy market.</p>

<p><strong>Sales in January 2016</strong> started the year off strong again among all property types and showed <strong>average and median sales prices up again from 2015.</strong>  <strong>January 2016 sales were 27 (SF-15, Con-8, Dup-3 &amp; Lot-1) down slightly from January 2015 at 30 (SF-15, Con-9, Dup-3 &amp; Lot-3) but still the third best January sales since 2006.  The last 12 months sales (Feb1, 2015 to Jan 31, 2016) were 404 (SF-228, Con-127, Dup-27, Lot-22) up 8% over the previous 12 months (Feb 1, 2014 to Jan 31, 2015) at 374 (SF-212, Con-105, Dup-34 &amp; Lot-23).  </strong>Of the <strong>last 12 months sales</strong> only <strong>4% or 18 (SF-9, Con-8, Dup-1 &amp; Lot-0) were distressed properties (bank owned or short sales) </strong>compared to <strong>6%</strong> <strong>or 22 (SF-10, Con-3, Dup-9 &amp; Lot-0) in the previous 12 months (Feb 1, 2014 to Jan 31, 2015).  </strong>Inventory on the island<strong> </strong>continues to remain low but is slightly up again this month at <strong>330 (SF-187, Con-97, Dup-17 &amp; Lot-29).  The inventory last month was 309 </strong>and<strong> </strong>for over the <strong>last year</strong> the inventory has been running slightly <strong>below</strong> <strong>300.</strong></p>

<p><strong>            </strong><strong>L</strong>ongboat Key current inventory is <strong>483 (SF- 148, Con- 207, Dup- 96 &amp; Lot- 32).  Pended properties on Longboat Key is 65 (SF-14, Con-31, Dup-20 &amp; Lot-0) and Distressed properties on Longboat Key are only 3 (SF-0, Con-1, Dup-2 &amp; Lot-0).  </strong>The distribution for <strong>single family home sales on Longboat Key for the last 12 months was 23% &lt;$500K, 29% $500K &#8211; $750K, 18% $750K &#8211; $1 million &amp; 30% &gt;$1 million.  </strong>The distribution for <strong>Condo sales on Longboat Key for the last 12 months was 51% &lt;$500K, 26% $500K &#8211; $750K, 10% $750K &#8211; $1 million &amp; 13% &gt;$1 million.  </strong></p>
<p><strong>            </strong><strong>T</strong>his year is starting out at about the same pace as last year<strong> </strong>and I expect the market to continue at the same pace that we’ve seen for the past five years that is at a 5%-6% equity increase.</p>

<p><span style="font-size: medium; color: #003366;"><span style="font-size: large;"><strong>S</strong></span>ales for September 2015 were up 11% over last year at 30 (SF-15, Con-11, Dup-3 &amp; Lot-1) compared to September 2014 at 27 (SF-7, Con-9, Dup-8 &amp; Lot-3). Sales for September 30, 2015 Y-T-D were 323 (SF-191, Con-95, Dup-17 &amp; Lot-20) again up 10% over September 30, 2014 Y-T-D at 293 (SF-169, Con-79, Dup-29 &amp; Lot-16). Sales for the last 12 months were 411 (SF-241, Con-122, Dup-22 &amp; Lot-26) up 5% over the previous 12 months at 393(SF-219, Con-110, Dup-39 &amp; Lot-25).  Of the sales for the last 12 months distressed properties were only 6% of the sales at 23 ( SF-14, Con-7, Dup-2 &amp; Lot-0) compared to the previous 12 months where 8% or 33 ( SF-14, Con-9, Dup-9 &amp; Lot-1) were distressed. Currently there are only 2 distressed properties on the market or .7% of the inventory of 257 (SF-132, Con-77, Dup-22 &amp; Lot-26) for sale on the island.  Pended properties (properties under contract) continue to remain strong at 37 (SF-21, Con-10, Dup-4 &amp; Lot-2) up from 29 last month. Inventory on the island has stayed pretty low and steady at under 300 for the past sixteen months. It currently is at 257 up a little from 242 last month.</span></p>
<p><span style="font-size: medium; color: #003366;"><span style="font-size: large;"><strong>S</strong></span>ince last month’s Frank, Scott &amp; Al’s Great Buy’s we have added a few new properties for you to review.  The property at 2814 Gulf Dr. is a 3 unit condo with two 2 bedroom/1 baths units and one 1 bedroom/1 bath unit.  There is a good size common pool and a backyard access to 29th St and one house to the beach. We are also previewing another 4 unit condo with a cocktail pool which will be listed within the next couple weeks.  These are all 1 bedroom/1 bath units in the low to mid $200K’s.  There have been two reduction in prices since last month.  103 75th St, a 4 bedroom/4 bath one house from the beach, was reduced from $1,659,000 to $1,499,900 and 9935 Manatee Ave. (Palms at Palma Sola Condo) a 3,908 sq. ft. unit with two boat docks and one lift, was reduced from $779,900 to $729,900.  Another property that was reduced this week was 629 Key Royale Drive, a direct bay front which was at $1,499,000 and just reduced to $1,399,000.  The lot there is worth $1.2 million.</span></p>
<p><span style="font-size: medium; color: #003366;">To summarize the island market, sales in 2015 continue to run ahead of 2014.  Again if you look at September 30, 2015 Y-T-D sales at 323 (SF-191, Con-95, Dup-17 &amp; Lot-20) they are up 10% compared to September 30, 2014 Y-T-D sales at 293 (SF-169, Con-79, Dup-29, Lot-16).  We continue to match or exceed the great sales years in 2012-2014 which had 431, 409 &amp; 381 properties sold respectively. We are still on track to again in 2015 have sales in the 400 range.  Single family sales continue at historic highs and for the last three years, continue to be higher than the peak year of 2005.  There are currently 132 single family homes for sale on the island with an average and median sale price of $1,315,143 and $1,199,000 respectively.  Also there are currently 77 condos for sale on the island with an average and median sale price of $655,716 &amp; $495,000 respectively.  The distribution of sales of single family homes Y-T-D were 23% &lt;$500K, 45% $500K-$750K, 18% $750K-$1Million and 14% &gt;$1 Million.  The distribution of sales of Condo’s Y-T-D were 80% &lt;$500K, 15% $500K-$750K, 2% $750K-$1 Million and 3% &gt;$1 Million. All the trends still continue to point to moderately rising prices and lower inventory levels.</span></p>
<p><span style="font-size: medium; color: #003366;"><span style="font-size: large;"><strong>I</strong></span> thought you may like to see some comparison to the Longboat Key market since it’s so close. Longboat Key currently has 277 properties for sale (SF-108, Con-133, Dup-3 &amp; Lots-33).  There are 57 properties pended (under contract) (SF-22, Con-32, Dup-0 &amp; Lot-3). Of the single families currently for sale the average and median sale prices are $1,938,150 and $1,069,500 respectively. Of the Condos currently for sale the average and median sale prices are $1,029,311 and $699,000 respectively.  As you can see the single family average and median sale prices are higher on Anna Maria than Longboat Key and the Condo average and median sale prices are higher on Longboat Key than Anna Maria. Longboat Key has more condos with a bigger price spread due to the high rises on Longboat.</span></p>
