<p><strong>Inventory</strong> for sale since our windy season has almost tripled. The vast majority of the increase came at the start of 2025. Since the end of Q1/2025, Q2/2025 is only up 2.5%. In Q3/2024 our absorption rate was at a low of 4 months of inventory. Q1/2025 spiked to 12 months of inventory on hand and Q2/2025 has flat inventory absorption, maintaining a supply based on demand of 12 months of real property for sale on Anna Maria Island. Driving Anna Maria Island, I estimate that there are still 10% of ground-level properties that remain untouched from Helene.</p>
<p><strong>Q2/2024 vs Q2/2025 comparisons:</strong> Demand is down compared to last year, (114) Q1/2024 versus (87) Q2/2025 AMI property sold. Properties for sale have increased 7% year over year. (319) Q2/2024 versus (344) for Q2/2025.</p>
<p><strong>Q2/2025 sold data:</strong> The average sale pace for Q2/2025 was 29 per month. 15% of the sold properties Q2/2025 were above $2M as compared to Q1/2025 which was 21%. Q2/2024 saw 33% of properties sold above $2M. <strong>I </strong><strong>anticipate that until we get closer to 20-25% over $2M sold, the market will continue to be a buyer’s market. </strong>Lastly, 21 condos were sold in all of Q2/2025 up from 11 in Q1/2025. This is a sign that flood-resistant AMI properties are beginning to bounce back.</p>
<p><strong>Last month Comparisons:</strong> In the month of June, we saw 23 properties go pending. 22% of those had a list price of more than $2M. 53% of June pending were single-family homes and 22% were condos. There were 28 properties sold in June 2025. 11% of the properties were above $2M and 50% of the properties were single-family homes. This continues my thoughts that we are mostly in a distressed buyer’s market which will likely continue until DEC 2025.</p>
<p><strong>Single Family for sale Data:</strong> The distribution of single-family properties for sale is 10%, $1M or less, 35% is $1M &#8211; $2M, 21% is $2M &#8211; $3M, 24% from $3M to $5M and above $5M is 10% of the AMI inventory for sale.</p>
<p><strong>Condo for Sale Stats:</strong> The distribution of condos for sale are 32% under $0.5M, 52% from $0.5M to $1M, and 16% above $1M for sale.</p>
<p><strong>Summary:</strong> All the data is pointing to a buyer’s market for Anna Maria Island real estate. Don’t believe me, 41% of the AMI real estate for sale is $2M and over. These are non-distressed wind and flood-damaged properties. Q2/2025 saw 15% of the sold properties were above $2M. <strong>Just to reiterate, I anticipate that until we get </strong><strong>closer to 20-25% over $2M sold, the market will continue to be a buyer’s market.</strong> If you are in the market to buy, give us a call or email so we can begin to send you real-time properties as they go up for sale. If you are in the market to sell, we can help with that too however we will suggest you try to hold out until later in 2025 or early 2026. <p><strong>              </strong><strong>Real estate sales</strong> on <strong>Anna Maria Island continue to be slow in 2023 compared to the past couple of years</strong>.  Sales for <strong>JUNE 2023</strong> for Anna Maria City, Holmes Beach, and Bradenton Beach were <strong>42 </strong>(SF-30, Con-10, Dup-2 &amp; Lot-0) <strong>compared to JUNE 2022 </strong>at <strong>24 </strong>(SF-11, Con-12, Dup-0 &amp; Lot-1).  Although sales remain low the inventory <strong>continues to remain low as well, still well below the normal average of 350-400</strong>.  Inventory is currently at only <strong>232 </strong>(SF-161, Con-50, Dup-11, Lot-10) Inventory for the previous 51 months (about 4 years) were 205, 193, 111, 143, 145, 94, 79, 88, 82, 72, 72, 72, 76, 100,135, 145, 155, 162, 175, 196, 230, 261, 253, 274, 308, 314, 312, 289, 279, 282, 292, 296, 293, 305, 334, 338, 319, 291, 257, 249, 231, 214, 223, 240, 254, 267, 297, 297, 310, 290, 298.  <strong> Sales on the island continue to remain low as does the inventory on the island.</strong></p>
<p><strong>                S</strong>ince last month, <strong>37 properties went pended on AMI, SF -22, Condo -14, multi-family -0, and the lots -1.</strong>  The single families were listed between $540,000 and $4,350,000; the condos between $399,000 and $1,095,000; zero multi-families and one lot at $2,900,000.  Of the 145 single-family properties currently for sale, there are only 3 single-family properties under $1 million and only 28 between $1 Million and $2 Million the remaining range between $2,000,000 and $22,500,000.<strong> </strong><strong>  </strong></p>
<p><strong>                To summarize, </strong>the <strong>Anna Maria Island Real Estate </strong>Market sales for <strong>JUNE 2023</strong> were <strong>75% higher </strong><strong>than JUNE 2022</strong>.  The inventory is still in the lowest range it’s been in 20 years, at again only <strong>232 </strong>(SF-161, Con-50, Dup-11, Lot-10) <strong>13% higher than last month </strong><strong>at 205, </strong><strong>inching up but still in the general range of the last 18 months at 205, 139, 111, 143, 145, 94, 79, 88, 82, 72, 72, 76, 100, 135, 145, 155, 162 &amp; 175.</strong>  <strong>Pended properties</strong> (properties under contract) continue to remain about where they have been for the market at <strong>37 </strong>(SF-22, Con-14, Dup-0 &amp; Lot-1) but lower than four of the previous nineteen months of 50, 17, 27, 28, 35, 59, 55, 63,<strong> 70, 85, 94, 95, 101, 87, 86, 90, 94, 112, 92.</strong>  Distressed properties continue to be non-existent as they have been for the last couple of years with again none in the current inventory and only two in the last forty-five months. The <strong>distribution of the 161 single-family</strong><strong> properties</strong> currently for sale on AMI <strong>continues to skew to the high end</strong> with 2% (3) &lt;$1 million, 17% (28) between $1 million and $2 million, and 25% or (40) between 2-3 Million and 56% or (93) over $3 million.  As I mentioned above the <strong>lowest price single-family home is </strong><a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/445-62ND-STREET-B-HOLMES-BEACH-FL-34217/A4573343/32/"><strong>445 62nd St. HB</strong></a><strong> listed at $439,900 </strong>for a 1bath, 616 sq. ft. Villa, no pool.<strong>  The highest-priced single-family home</strong> currently is at <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/104-SUNSET-LANE-HOLMES-BEACH-FL-34217/A4561611/32/"><strong>104 Sunset Ln. AM</strong></a> <strong>listed at $22,500,000 </strong>newly built in 2023 6 BR 6 full baths 7,163 sq. ft. direct gulf-front with pool.  The <strong>distribution of the 44 Condos</strong> currently for sale on AMI is 16% or (7) &lt;$500K, 55% or (24) $500K-$750K, 14% or (6) $750K &#8211; $1 million, and 15% or (7) &gt;$1 million.  You can see that 98% of the single-family prices are still over $1 million while 85% of the condos were below $1 million and only 15% were over $1 million.  Of the current inventory of <strong>50</strong> condos the lowest-priced unit, this month is <strong>a 1br/1 bath Runaway Bay Condo at</strong> <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/1801-GULF-DRIVE-N-215-BRADENTON-BEACH-FL-34217/A4561361/32/">1801 GULF DRIVE N Unit #215 BB, </a> listed at <strong>$425</strong><strong>,000</strong> and the highest is a <strong>2br/2 bath 1,398 sq. ft. Island Paradise Condo at, </strong><strong><a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/3708-GULF-DRIVE-1-HOLMES-BEACH-FL-34217/A4576821/32/">3708 Gulf Dr #1, HB</a> is </strong><strong>listed at</strong><strong> $2,695,000. </strong> Again, the prices for single-family homes continue to move up while condos continue to creep up.  Of the <strong>single-family </strong>properties currently for sale<strong> on AMI,</strong> the<strong> average </strong>list price is <strong>$3,987,084 </strong>and the <strong>median </strong>list price is <strong>$2,895,000, </strong>and for<strong> condos, </strong>the<strong> average </strong><strong>list price</strong> is<strong> $779,000 </strong>and<strong> the median </strong>list price is<strong> $687,000</strong>.</p>
<p><strong>                This month Frank &amp; Al’s Best Buy at </strong><a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/106-BEACH-AVE-ANNA-MARIA-FL-34216/A4541244/32/"><strong>106 Beach Ave. AM</strong></a><strong>  3452 sq. ft. 5BR/3.5 Bath home two back from the Gulf was in the Wall Street Journal mansions section! </strong> If you want to see any properties just call Lynn or me.  <strong>We can also put you on your own automatic search for properties with your specific criteria so you can get them as soon as they go up for sale, </strong><a href="mailto:Alan@AlanGalletto.com"><strong>let us know what that is today!</strong></a>    There is an exquisite GULF front home coming on the market soon!</p>
<p><strong>                L</strong>ooking at an <strong>average sale price of single-family homes in</strong> <strong>Manatee County through May 2023</strong><strong> was up again .9%</strong> <strong>above</strong><strong> May 2022 at $735,779 </strong>and the <strong>Median </strong>sale price was<strong> up 10.7% </strong>at<strong> $570,000 from May 2022. </strong>The current inventory of single-family has jumped up <strong>169.5%</strong> <strong>at 1531 from 568 in May 2022 and Condos were up to 786 from 234 in May 2022</strong>.  T<strong>he Pending sales of SF are up at 772 vs. 593 in May 2022 and condos were up to 318 from 301 in May 2022. </strong></p>

<p><strong>                L</strong>ongboat Key current inventory dropped a little from last month to <strong>159 </strong>(SF- 56, Con- 85, Dup- 0 &amp; Lot- 18)  and is still in the middle of the range it’s been in the last thirty-two months 194, 137, 88, 92, 76, 48, 41, 62, 48, 63, 59, 75, 127, 129, 156, 172, 178, 199, 218, 275, 295, 337, 388, 386, 378, 364, 354, 309, 309, 274, 289,359 and significantly lower than the previous seven months at 388, 386, 404, 442, 461, 455, 452. Of the current inventory of <strong>56</strong> single-family homes, the average price is <strong>$1,039,000</strong> and the median list price is <strong>$1,000,000</strong>.  For the <strong>85</strong> condos for sale, the average and median list prices respectively are <strong>$884,000</strong> &amp; <strong>$925,000.</strong></p>

<p><strong>        S</strong>ince last month there are currently <strong>22 properties that went pended on AMI, SF -14, Condo -6, multi-family -2, and the lots -0.</strong>  The single families were listed between $929,000 and $5,995,000; the condos between $634,900 and $3,098,000; two multi-families at $1,349,000 and $1,495,000and no lots.  Of the 80 single-family properties currently for sale, there are only 3 single-family properties under $1 million and only 21 between $1 Million and $2 Million the remaining range between $2,000,000 and $12,000,000.<strong>   </strong></p>
<p><strong>       To summarize </strong>the <strong>Anna Maria Island Real Estate </strong>Market sales for <strong>September 2022</strong> were <strong>21% lower than</strong> <strong>September 2021</strong>.  The inventory is still in the lowest range I’ve seen it in 30 years, at again only <strong>111 </strong>(SF-80, Con-25, Dup-5, Lot-1) <strong>22% lower than last month at 143 but still lower than 7 of the last 15 months at 143, 145, 94, 79, 88, 82, 72, 72, 76, 100, 135, 145, 155, 162 &amp; 175.</strong>  <strong>Pended properties</strong> (properties under contract) continue to remain about where they have been for the market at <strong>22 </strong>(SF-19, Con-7, Dup-1 &amp; Lot-1) but lower than the previous sixteen months at 28, 35, 59, 55, 63,<strong> 70, 85, 94, 95, 101, 87, 86, 90, 94, 112, 92.</strong>  Distressed properties continue to be non-existent as they have been for the last couple of years with again none in the current inventory and only two in the last thirty-nine months. The <strong>distribution of the 80 single-family properties</strong> currently for sale on AMI <strong>continues to skew to the high end</strong> with 3% (2) &lt;$750K, 2% or (1) between $750K and $1 million, 26% or (21) between $1 million and $2 million and 33% or (26) between 2-3 Million and 36% or (29) over $3 million.  As I mentioned above the <strong>lowest price single family home is </strong><a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/451-62ND-STREET-HOLMES-BEACH-FL-34217/U8173612/32/">451 62TH St. HB</a><strong> listed at $479,900 a 2BR/1bath, 832 sq. ft. property no pool.  The highest-priced single-family home</strong> currently is at <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/211-HAVERKOS-COURT-HOLMES-BEACH-FL-34217/A4543233/32/">211 Haverkos CT. HB</a> <strong>listed at $12,000,000 a newly built in 2018 5BR 5 full and 2 half baths bay front house.</strong>  The <strong>distribution of the 25 Condos</strong> currently for sale on AMI is 8% or (2) &lt;$500K, 44% or (11) $500K-$750K, 24% or (6) $750K &#8211; $1 million and 24% or (6) &gt;$1 million.  You can see that 95% of the single-family prices are over $1 million while 76% of the condos were below $1 million and only 24% over $1 million.  Of the current inventory of <strong>25</strong> condos the lowest-priced unit, this month is <strong>a 1br/1 bath Coquina Reef Condo at</strong> <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/204-CHURCH-14-BRADENTON-BEACH-FL-34217/A4548628/32/">204 Church St. #14 BB</a> listed at <strong>$459,000</strong> and the highest is again a <strong>7br/6.5 bath 3,108 sq. ft. condo at, </strong><a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/2514-AVENUE-C-B-BRADENTON-BEACH-FL-34217/A4540519/32/">2514 Avenue C unit  #B, BB</a> <strong>listed at $2,900,000. </strong> Again, the prices for single-family homes continue to move up rapidly while condos continue to creep up.  Of the <strong>single-family </strong>properties currently for sale<strong> on AMI,</strong> the<strong> average </strong>list price is <strong>$3,218,555 </strong>and the <strong>median </strong>list price is <strong>$2,950,000 </strong>and for<strong> condos, </strong>the<strong> average </strong><strong>list price</strong> is<strong> $876,692 </strong>and<strong> the median </strong>list price is<strong> $702,000</strong>.</p>

<p><strong> Real estate sales</strong> on <strong>Anna Maria Island </strong>continue at the pace it’s been at for the last few months, again due mostly to low inventory.  Sales for the month of <strong>July 2022 at 34 were 31% lower than June 2022 at 49.  </strong> Sales for <strong>July 2022</strong> for Anna Maria City, Holmes Beach, and Bradenton Beach were <strong>34 </strong>(SF-18, Con-14, Dup-1 &amp; Lot-1) <strong>compared to June 2022 </strong>at <strong>49 </strong>(SF-25, Con-20, Dup-1 &amp; Lot-3).  The inventory <strong>continues to be in the lowest range it’s been in 30 years </strong>and continues to be well below the average of 300 for 39 of the last 48 months.  Inventory is currently at only <strong>143 </strong>(SF-102, Con-31, Dup-8, Lot-2) Inventory for the previous 48 months were 145, 94, 79, 88, 82, 72, 72, 72, 76, 100,135, 145, 155, 162, 175, 196, 230, 261, 253, 274, 308, 314, 312, 289, 279, 282, 292, 296, 293, 305, 334, 338, 319, 291, 257, 249, 231, 214, 223, 240, 254, 267, 297, 297, 310, 290, 298.  <strong> Sales have slowed down slightly and the inventory is slowly starting to increase but it’s still very low.</strong></p>
<p>Looking at the <strong>average sale price of single-family homes in</strong> <strong>Manatee County through May 2022</strong><strong> was up again 26.1%</strong> <strong>above</strong><strong> June 2021 at $715,505 </strong>and the <strong>Median </strong>sale price was<strong> up 37.5% </strong>at<strong> $550,000.  </strong>The current inventory has bumped up <strong>78.8%</strong> <strong>at 826 from 462 in June 2021</strong>.  T<strong>he Pending sales are at 592 vs 710 last year. The <strong>distribution of the 102 single-family properties</strong> currently for sale on AMI <strong>continues to skew to the high end</strong> with .9% (1) &lt;$750K, 2% or (2) between $750K and $1 million, 23% or (23) between $1 million and $2 million and 25% or (25) between 2-3 Million and 50% or (51) over $3 million.  As I mentioned above the <strong>lowest price single family home is <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/208-84TH-STREET-HOLMES-BEACH-FL-34217/A4540630/32/">208 84TH St. HB</a> listed at $929,000 a 2BR/2bath, 1,252 sq. ft.  The highest-priced single-family home</strong> currently is still at <strong><a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/102-48TH-STREET-HOLMES-BEACH-FL-34217/A4529937/32/">102 48<sup>th</sup> St. HB</a> listed at $28,500,000 a  1940, remodeled 3,892 10BR.7.5 bath beach house directly on a gulf front lot.</strong>  The <strong>distribution of the 31 Condos</strong> currently for sale on AMI is 3% or (1) &lt;$500K, 53% or (16) $500K-$750K, 27% or (8) $750K &#8211; $1 million and 17% or (5) &gt;$1 million.  You can see that 97% of the single-family prices are over $1 million while 83% of the condos were below $ 1 million and only 17% over $1 million.  Of the current inventory of <strong>31</strong> condos the lowest-priced unit, this month is <strong>a 1br/1 bath Tradewinds Condo at</strong> <strong><a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/1603-GULF-DR-N-31-BRADENTON-BEACH-FL-34217/A4532958/32/">1603 Gulf Dr. #31 BB</a> </strong>listed at <strong>$489,000</strong> and the highest is again a <strong>4br/4 bath condo at L’Plage, </strong><a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/6430-GULF-DRIVE-1-HOLMES-BEACH-FL-34217/A4519563/32/"><strong>6430 Gulf Dr. #1, HB</strong></a> <strong>listed with a price increase at $3,098,000. </strong> The prices for single-family homes continue to move up rapidly while condos continue to creep up.  Of the <strong>single-family </strong>properties currently for sale<strong> on AMI,</strong> the<strong> average </strong>list price is <strong>$3,797,568 </strong>and the <strong>median </strong>list price is <strong>$2,987,500 </strong>and for<strong> condos, </strong>the<strong> average </strong><strong>list price</strong> is<strong> $940,307 </strong>and<strong> the median </strong>list price is<strong> $712,800</strong>.  <strong> </strong></p>

<p><strong>        S</strong>ince last month’s newsletter, there are currently 35 properties that went pended SF-20, Condo-15, multi-family- 0 and the lots- 0.  The single families were listed between $999,500 and $5,495,000; the condos between $259,000 and $1,985,000; The Multi families between $1,200,000 and $2,295,000.  There were 0 lots pended.  Of the 94 single-family properties currently for sale, there is only 1 single-family property under $1 million ($999,500) and only 17 between $1 Million and $2 Million the remaining range between $2,000,000 and $28,500,000.<strong>   </strong></p>
<p><strong>        To summarize </strong>the <strong>Anna Maria Island Real Estate </strong>Market sales for <strong>May 2022</strong> were <strong>16% lower than</strong> in <strong>May 2021</strong>.  The inventory has begun to creep up but is still the lowest I’ve seen it in 30 years, at again only <strong>145 </strong>(SF-106, Con-29, Dup-7, Lot-3)<strong> 64% up from last month but still lower than 4 of the last 13 months at 94, 79, 88, 82, 72, 72, 76, 100, 135, 145, 155, 162 &amp; 175</strong><strong>.</strong>  Pended properties (properties under contract) continue to remain about where they have been for the market at <strong>35 </strong>(SF-20, Con-15, Dup-0 &amp; Lot-0) lower than the previous fourteen months at 59, 55, 63,<strong> 70, 85, 94, 95, 101, 87, 86, 90, 94, 112, 92.</strong>  Distressed properties continue to be non-existent as they have been for the last couple of years with again none in the current inventory and only two in the last thirty-eight months. The <strong>distribution of the 106 single-family properties</strong> currently for sale on AMI <strong>continues to skew to the high end</strong> with 0% (0) &lt;$750K, 3% or (4) between $750K and $1 million, 15% or (16) between $1 million and $2 million and 28% or (30) between 2-3 Million and 57% or (60) over $3 million.  <strong>The highest-priced single-family home</strong> currently is still $28,500,000 a 1940, remodeled 3,892 10BR.7.5 bath beach house directly on a gulf front lot.  The <strong>lowest-priced is </strong>a half-duplex, 2 BR/1 bath, 700 sq. ft. home in Holmes Beach. The <strong>distribution of the 27 Condos</strong> currently for sale on AMI is 8% or (2) &lt;$500K, 37% or (10) $500K-$750K, 27% or (7) $750K &#8211; $1 million and 27% or (7) &gt;$1 million.  You can see that 97% of the single-family prices are over $1 million while 73% of the condos were below $1million and only 27% are over $1 million.  As I mentioned above of the <strong>current inventory of 106 single-family homes </strong>the lowest priced property at <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/3007-AVENUE-E-A-HOLMES-BEACH-FL-34217/A4534121/32/"><strong>3007 Ave E unit A, HB</strong> </a>listed at <strong>$949,000</strong> a <strong>2br/1bath, 700 sq. ft. half-duplex</strong> and the highest is a <strong>$28,500,000</strong> Gulf Front property at <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/102-48TH-STREET-HOLMES-BEACH-FL-34217/A4529937/32/"><strong>102 48th St, HB.</strong> </a> Of the current inventory of <strong>29</strong> condos the lowest-priced unit, this month is <strong>a 1br/1.5 bath Condo at</strong> <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/3014-AVENUE-C-4-HOLMES-BEACH-FL-34217/W7846661/32/"><strong>3014 Ave C. #4 HB</strong></a> listed at <strong>$259,000</strong> and the highest is again a <strong>4br/4 bath condo at L’Plage, </strong><a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/6430-GULF-DRIVE-1-HOLMES-BEACH-FL-34217/A4519563/32/"><strong>6430 Gulf Dr. #1, HB</strong></a> <strong>listed at $2,998,000. </strong> The prices for single-family homes continue to move up rapidly while condos continue to creep up.  Of the <strong>single-family </strong>properties currently for sale<strong> on AMI,</strong> the<strong> average </strong>list price is <strong>$3,994,525 </strong>and the <strong>median </strong>list price is <strong>$2,995,000 </strong>and for<strong> condos, </strong>the<strong> average </strong><strong>list price</strong> is<strong> $985,481 </strong>and<strong> the median </strong>list price is<strong> $750,000</strong>.  <strong> </strong></p>

Of the current inventory of <strong>36</strong> single family homes, the average price is <strong>$3,778,883</strong> and the median list price is <strong>$2,645,000</strong>.  For the <strong>37</strong> condos for sale, the average and median list prices respectively are <strong>$1,948,100</strong> &amp; <strong>$1,175,000.</strong></p>

<p><strong>Real estate sales</strong> on Anna Maria Island continue to slow down due mostly to low inventory.  <strong>Sales</strong> for the month of <strong>April 2022 at 40 were 60% lower than April 2021 at 70.  Even though sales are slowing, the Inventory continues to remain at the same level as it’s been for the last year or two.   It currently is at 94.</strong>  Sales for <strong>April 2022</strong> for Anna Maria City, Holmes Beach, and Bradenton Beach were <strong>40 </strong>(SF-26, Con-9, Dup-4 &amp; Lot-1) <strong>compared to April 2021 </strong>at <strong>70 </strong>(SF-42, Con-23, Dup-1 &amp; Lot-4).  As mentioned above, the inventory <strong>continues to be the lowest it’s been in 30 years </strong>and continues to be well below 300 for 37 of the last 45 months.  Inventory is currently at only <strong>94 </strong>(SF-65, Con-25, Dup-2 &amp; Lot-2).  Inventory for the previous 45 months were 79, 88, 82, 72, 72, 72, 76, 100,135, 145, 155, 162, 175, 196, 230, 261, 253, 274, 308, 314, 312, 289, 279, 282, 292, 296, 293, 305, 334, 338, 319, 291, 257, 249, 231, 214, 223, 240, 254, 267, 297, 297, 310, 290, 298.  <strong> Sales have started to slow down, but the inventory has not started to build much yet</strong>.</p>
<p>Looking at<strong> Manatee County </strong>the<strong> average sale price of single-family homes and Condos through April 2022 was up again 31% </strong>over a year ago to $703,385<strong> above April 2021 at $536,981 </strong>and the current inventory is<strong> down 7.7% at 431 from 467 in April 2021.  </strong>As I noted above, the average sale price of a single-family home in <strong>Manatee County is $703,385 and the median sales price is 525,000 and the Pending sales are at 705 vs 826 last year. Again.…. Villa.</strong> The <strong>distribution of the 25 Condos</strong> currently for sale on AMI is 4% or <strong>(1) &lt;$500K</strong>, 56% or <strong>(14) $500K-$750K</strong>, 16% or <strong>(4) $750K &#8211; $1 million</strong> and 24% or <strong>(6) &gt;$1 million</strong>.  You can see that 97% of the single-family prices are over $1 million while 76% of the condos were below $1million and only 25% over $1 million.  Of the current inventory of <strong>25</strong> condos the lowest-priced unit, this month is <strong>a 1br/1bath Condo at</strong> <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/1603-GULF-DR-N-31-BRADENTON-BEACH-FL-34217/A4532958/32/"><strong>1603 Gulf Dr. #31 HB</strong></a> listed at <strong>$499,000</strong> and the highest is a <strong>4br/4 bath condo at L’Plage, </strong><a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/6430-GULF-DRIVE-1-HOLMES-BEACH-FL-34217/A4519563/32/"><strong>6430 Gulf Dr. #1 HB</strong></a> <strong>listed at $2,998,000 (reduced from last month). </strong> The prices for single-family homes continue to move up rapidly while condos continue to creep up.  Of the <strong>single-family </strong>properties currently for sale<strong> on AMI,</strong> the<strong> average </strong>list price is <strong>$4,247,122 </strong>and the <strong>median </strong>list price is <strong>$3,425,000 </strong>and for<strong> condos, </strong>the<strong> average </strong><strong>list price</strong> is<strong> $1,038,500 </strong>and<strong> the median </strong>list price is<strong> $749,900</strong>.  <strong> </strong></p>

Of the current inventory of <strong>30</strong> single family homes, the average price is <strong>$3,986,533</strong> and the median list price is <strong>$2,995,000</strong>.  For the <strong>36</strong> condos for sale on LBK, the average and median list prices respectively are <strong>$2,322,581</strong> &amp; <strong>$1,324,000.</strong></p>

<p><strong>        S</strong>ince last month’s newsletter, there were 59 properties that went pended SF-27, Condo-25, multi-family- 4 and the lots- 3.  The single families were listed between $769,900 and $6,900,000; The condos between $400,000 and $4,175,000; The Multi-families between $1,200,000 and $2,295,000.  Of the 94 single-family properties currently for sale, there is only 1 single-family property under $1 million ($999,500) and only 5 between $1 Million and $2 Million the remaining range between $2,195,000 and $28,500,000.<strong>   We have left out Frank &amp; Al’s best buys again this month since there is so little inventory, and it changes so fast.  </strong>If you want to see any properties just call Lynn or me.  <strong>We can also put you on your own automatic search for properties with your specific criteria so you can get them as soon as they go up for sale because the inventory is turning over so quickly, </strong><a href="mailto:Alan@AlanGalletto.com"><strong>let us know what that is today!</strong></a></p>
<p><strong>        To summarize </strong>the <strong>Anna Maria Island Real Estate </strong>Market sales for <strong>April 2022</strong> were <strong>70% lower than</strong> <strong>April 2021</strong>.  The inventory has begun to creep up but is still the lowest I’ve seen it in 30 years, at again only <strong>94 </strong>(SF-65, Con-25, Dup-2, Lot-2)<strong> 19% up from last month but still lower than 6 of the last 12 months at 79, 88, 82, 72, 72, 76, 100, 135, 145, 155, 162 &amp; 175</strong>.  Pended properties (properties under contract) continue to remain about where they have been for the market at <strong>59 </strong>(SF-27, Con-25, Dup-4 &amp; Lot-3) at the low end from the previous thirteen months at <strong>55, 63,</strong> <strong>70,</strong> <strong>85,</strong> <strong>94,</strong> <strong>95, 101, 87, 86</strong>,<strong> 90, 94, 112, 92.</strong>  Distressed properties continue to be non-existent as they have been for the last couple of years with again none in the current inventory and only two in the last thirty-seven months. The <strong>distribution of the 65 single-family properties</strong> currently for sale on AMI <strong>continues to skew to the high end</strong> with 0% (0) &lt;$750K, .1% or (1) between $750K and $1 million, 6% or (5) between $1 million and $2 million and 28% or (18) between 2-3 Million and 62% or (40) over $3 million.  <strong>The highest-priced single-family home</strong> currently is $28,500,000 a 1940, remodeled 3,892 10BR.7.5bath beach house directly on a gulf front lot.  The <strong>lowest-priced is </strong>a half-duplex, 2 BR/2 bath, 1,053 sq. ft. at 208 82<sup>nd</sup> St.  Holmes Beach. The <strong>distribution of the 26 Condos</strong> currently for sale on AMI is .5% or (1) &lt;$500K, 41% or (12) $500K-$750K, 1.5% or (3) $750K &#8211; $1 million and 30% or (7) &gt;$1 million.  You can see that 98% of the single-family prices are over $1 million while 73% of the condos were below $1million and only 27% are over $1 million.  As I mentioned above of the <strong>current inventory of 65 single-family homes </strong>the lowest priced property at <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/414-80TH-STREET-HOLMES-BEACH-FL-34217/A4526948/32/"><strong>208 82nd St, HB</strong> </a>listed at <strong>$999,500</strong> a <strong>2br/2bath, 1053 sq. ft. half-duplex</strong> and the highest is a <strong>$28,500,000</strong> a Gulf Front property <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/102-77TH-STREET-HOLMES-BEACH-FL-34217/A4518449/32/"><strong>102 48th St, HB.</strong> </a> Of the current inventory of <strong>20</strong> condos the lowest-priced unit, this month is <strong>a 1br/1bath Condo at</strong> <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/600-MANATEE-AVENUE-240-HOLMES-BEACH-FL-34217/A4527312/32/"><strong>1603 Gulf Dr. #31 HB</strong></a> listed at <strong>$499,000</strong> and the highest a <strong>4br/4 bath condo at L’Plage, </strong><strong><u>6430 Gulf Dr. #1 </u></strong><strong>listed at $3,095,000. </strong> The prices for single-family homes continue to move up rapidly while condos continue to creep up.  Of the <strong>single-family </strong>properties currently for sale<strong> on AMI,</strong> the<strong> average </strong>list price is <strong>$4,483,625 </strong>and the <strong>median </strong>list price is <strong>$3,685,000 </strong>and for<strong> condos, </strong>the<strong> average </strong><strong>list price</strong> is<strong> $1,025,138 </strong>and<strong> the median </strong>list price is<strong> $716,500</strong>.  <strong> </strong></p>
<p><strong>         L</strong>ongboat Key current inventory stayed about where it was last month at <strong>48 </strong>(SF- 19, Con- 19, Dup- 1 &amp; Lot- 2)  in the low end of the range it’s been in the last twenty-six months  41, 62, 48, 63, 59, 75, 127, 129, 156, 172, 178, 199, 218, 275, 295, 337, 388, 386, 378, 364, 354, 309, 309, 274, 289,359 and significantly lower than the previous seven months at 388, 386, 404, 442, 461, 455, 452. Of the current inventory of <strong>18</strong> single family homes, the average price is <strong>$4,324,000</strong> and the median list price is <strong>$3,047,500</strong>.  For the <strong>29</strong> condos for sale, the average and median list prices respectively are <strong>$2,242,297</strong> &amp; <strong>$1,250,000.</strong></p>

<p><strong>             Real Estate Sales</strong> on Anna Maria Island for 2022 is a little slower compared to 2021 but that’s because we are running out of inventory.  Sales for the month of <strong>January 2022 at 45 is down 25% over January 2021 at 56.  The Inventory has continued to drop and is currently at 61 (SF-40, Con-12, Dup-6 &amp; Lots-3).</strong>  Sales for <strong>January 2022</strong> for Anna Maria City, Holmes Beach, and Bradenton Beach were <strong>45 </strong>(SF-25, Con-14, Dup-4 &amp; Lot-2) <strong>compared to January 2021 </strong>at <strong>56 </strong>(SF-28, Con-20, Dup-7 &amp; Lot-1).  The inventory <strong>continues to be at historic lows </strong>and continues to be well below 100 for 10 of the last 10 months.  Inventory is currently at only <strong>61 </strong>(SF-40, Con-12, Dup-6 &amp; Lot-3) and <strong>pending properties</strong> <strong>are currently at 80 (SF-42, Con-32, Dup-4 &amp; Lots-2)</strong>.  <strong>We’re at the point where we are seeing the sales starting to slow down but the inventory has not started to build yet because of continued high demand. </strong> The <strong>average sale price of single-family homes on Anna Maria Island for January 2022</strong> <strong>was</strong> <strong>up again 28%</strong> <strong>above</strong> <strong>January 2021</strong> <strong>to $2,192,988 from $1,713,896 </strong>and the current inventory on the island is <strong>down 40%</strong> <strong>at 61 from 88 in January 2021</strong>.  <strong>Looking at</strong> <strong>Manatee County</strong> the average sale price of single-family homes<strong> in</strong> <strong>Manatee County is $496,984 up 23.6% over 2021 and the median sales price is $357,900 up 28.5% over a year ago and the Pending sales are at 505 vs 578 last year down 12.6%. Again.…. Ft. lot.  The <strong>lowest-priced is </strong>a  2 BR/1.5 bath, 988 sq. ft. home, listed at <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/309-63RD-STREET-A-HOLMES-BEACH-FL-34217/A4523174/32/"><strong>$945,000</strong> </a> The <strong>distribution of the 12 Condos</strong> currently for sale on AMI is 8% or (1) &lt;$750K, 58% or (7) $750K &#8211; $1 million and 34% or (4) &gt;$1 million.  You can see that 87.5% of the single-family home prices are over $2 million while 66% of the condos were below $1 million.  Of the current inventory of <strong>12</strong> condos the lowest-priced unit, this month is <strong>a 2br/2bath Shell Point condo at</strong><a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/6300-FLOTILLA-DRIVE-100-HOLMES-BEACH-FL-34217/A4524004/32/"><strong> 6300 Flotilla #100 HB</strong></a>  listed at <strong>$525,000</strong> and the highest a <strong>4br/4 bath condo at L’Plage</strong> a direct gulf front <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/6430-GULF-DRIVE-1-HOLMES-BEACH-FL-34217/A4519563/32/"><strong>6430 Gulf Dr. #1, HB</strong></a> <strong>listed at $3,195,000.</strong> The prices for single-family homes continue to move up rapidly while condos continue to creep up.  Of the <strong>single-family </strong>properties currently for sale<strong> on AMI,</strong> the<strong> average </strong>list price is <strong>$2,590,152 </strong>and the <strong>median </strong>list price is <strong>$1,992,500 </strong>and for<strong> condos, </strong>the<strong> average </strong>list price is<strong> $857,312 </strong>and<strong> the median </strong>list price is<strong> $830,000</strong>.  <strong> </strong></p>
<p><strong>         L</strong>ongboat Key current inventory is down again to <strong>40 </strong>(SF- 19, Con- 19, Dup- 0 &amp; Lot- 2) the lowest it’s been in the last twenty-six months and significantly lower than the previous thirteen months. Of the current inventory of <strong>19</strong> single-family homes, the average price is <strong>$3,584,053</strong> and the median list price is <strong>$3,195,000</strong>.  For the <strong>19</strong> condos for sale, the average and median list prices respectively are <strong>$2,197,000</strong> &amp; <strong>$1,390,000.</strong></p>

<p><strong>         Real estate sales</strong> on Anna Maria Island again continue to outpace 2020 but is starting to slow down because we are running out of inventory.  Sales for the month of <strong>June 2021 were 54% over June 2020.  The Inventory has not significantly changed and is currently at 88.</strong>  Sales for <strong>June 2021</strong> for Anna Maria City, Holmes Beach, and Bradenton Beach were <strong>57 </strong>(SF-34, Con-19, Dup-3 &amp; Lot-1) <strong>compared to June 2020 </strong>at <strong>37 </strong>(SF-22, Con-10, Dup-1 &amp; Lot-4).  The inventory <strong>continues to be the lowest it’s been in 30 years </strong>and continues to be well below 300 for 35 of the last 43 months and 22 of the last 25 months.  Inventory has popped up a little and is currently at only <strong>88 </strong>(SF-54, Con-18, Dup-14 &amp; Lot-2).  Inventory for the previous 43  months were 82, 72, 72, 72, 76, 100,135, 145, 155, 162, 175, 196, 230, 261, 253, 274, 308, 314, 312, 289, 279, 282, 292, 296, 293, 305, 334, 338, 319, 291, 257, 249, 231, 214, 223, 240, 254, 267, 297, 297, 310, 290, 298.  <strong>I think we’re close to the point where we are going to see the sales start to slow down and the inventory starts to build</strong>.  Looking at <strong>Manatee County</strong> the <strong>average sale price of single-family homes in</strong> <strong>Manatee County for May 2021</strong> <strong>was</strong> <strong>up again 19.4%</strong> <strong>above</strong> <strong>May 2020</strong> <strong>to $261,466 </strong>and the current inventory is <strong>down 78.5%</strong> <strong>at 207 from 961 in May 2020</strong>.  The average sale price of a single-family home in <strong>Manatee County is $261,466 and the median sales price is 243,595 and the Pending sales are at 299 vs 252 last year. </strong><strong>Again.…. <p><strong>        S</strong>ince last month’s newsletter, there was not much activity.  The only property under contract from last month’s newsletter: <a href="https://annamarialuxuryrealestate.com/homes-for-sale-sold-details/3407-29TH-STREET-W-BRADENTON-FL-34205/16497172/0/"><strong>3407 29<sup>th</sup> St Bradenton</strong></a> listed at<strong> $265,000 sold for $265,000</strong><strong>.</strong>  Of the 54 single-family properties currently for sale, there are only 5 single-family properties under $1 million and only 22 between 1 Million and 2 million.<strong>   We have left out Frank &amp; Al’s best buys again this month since there is so little inventory.  </strong>If you want to see any properties just call Lynn or me.  <strong>We can also put you on your own automatic search for properties with your specific criteria so you can get them as soon as they go up for sale, </strong>let us know what that is- today!    <strong>        </strong></p>
<p><strong>        To summarize </strong>the <strong>Anna Maria Island Real Estate </strong>Market sales for <strong>June 2021</strong> were <strong>54% higher than</strong> <strong>June 2020</strong>.  The inventory continues to drop and continues to be among the lowest I’ve seen it in 30 years, at again only <strong>88 </strong>(SF-54, Con-18, Dup-14, Lot-2)<strong> slightly up from last month but still lower than 6 of the last 10 months at 82, 72, 72, 76, 100, 135, 145, 155, 162 &amp; 175</strong>.  Pended properties (properties under contract) continue to remain strong at <strong>63 </strong>(SF-40, Con-18, Dup-4 &amp; Lot-1) dropping slightly from the previous twelve months at <strong>70,</strong> <strong>85,</strong> <strong>94,</strong> <strong>95, 101, 87, 86</strong>,<strong> 90, 94, 112, 92,</strong> <strong>71.</strong>  Distressed properties continue to be non-existent as they have been for the last couple of years with again none in the current inventory and only two in the last thirty-five months. The <strong>distribution of the 54 single-family properties</strong> currently for sale on AMI <strong>continues to skew to the high end</strong> with 5% (3) &lt;$750K, 4% or (2) between $750K and $1 million, 43% or (22) between $1 million and $2 million and 23% or (12) between 2-3 Million and 25% or (13) over $3 million.  <strong>The highest-priced single-family home</strong> currently is $8,900,000 a 1950’s house on a double gulf front lot with 174 ft. of beachfront.  The <strong>lowest-priced is </strong>a seaside garden 1 BR/1 bath, 688 sq. ft.  Villa. The <strong>distribution of the 18 Condos</strong> currently for sale on AMI is 19% or (3) &lt;$500K, 12% or (2) $500K-$750K, 38% or (6) $750K &#8211; $1 million and 31% or (5) &gt;$1 million.  You can see that 95% of the single-family prices are over $750K and 91% are over $1 million while 31% of the condos were below $750K and only 31% over $1 million.  As I mentioned above of the <strong>current inventory of 54 single-family homes </strong>the lowest priced property at <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/431-62ND-STREET-HOLMES-BEACH-FL-34217/A4506658/32/"><strong>431 62<sup>nd</sup> St HB </strong></a> listed at <strong>$489,000</strong> a <strong>1br/1bath Villa in Seaside Gardens</strong> and the highest is an <strong>$8,900,000</strong> double lot gulf Front property at <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/5102-5TH-AVENUE-HOLMES-BEACH-FL-34217/A4506853/32/"><strong>5102 5th Ave. HB. </strong></a> Of the current inventory of <strong>18</strong> condos the lowest-priced unit, this month is <strong>a 1br/1bath Westbay Cove condo at</strong> <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/600-MANATEE-AVENUE-214-HOLMES-BEACH-FL-34217/A4505920/32/"><strong>600 Manatee Ave. #214</strong></a> listed at <strong>$425,000</strong> and the highest a <strong>3br/3 bath condo at Carissa Villas</strong>, 2 blocks to the beach at <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/201-57TH-STREET-A-HOLMES-BEACH-FL-34217/A4484622/32/"><strong>201 57<sup>th</sup> St unit A HB</strong></a><strong>.</strong> The prices for single-family homes continue to move up rapidly while condos continue to creep up.  Of the <strong>single-family </strong>properties currently for sale<strong> on AMI,</strong> the<strong> average </strong>list price is <strong>$2,590,152 </strong>and the <strong>median </strong>list price is <strong>$1,992,500 </strong>and for<strong> condos, </strong>the<strong> average </strong>list price is<strong> $857,312 </strong>and<strong> the median </strong>list price is<strong> $830,000</strong>.  <strong> </strong></p>
<p><strong>         L</strong>ongboat Key current inventory has popped up again to <strong>62 </strong>(SF- 21, Con- 38, Dup- 1 &amp; Lot- 2) still the lowest it’s been in the last twenty-one months  48, 63, 59, 75, 127, 129, 156, 172, 178, 199, 218, 275, 295, 337, 388, 386, 378, 364, 354, 309, 309, 274, 289,359 and significantly lower than the previous seven months at 388, 386, 404, 442, 461, 455, 452. Of the current inventory of <strong>21</strong> single family homes, the average price is <strong>$3,643,814</strong> and the median list price is <strong>$3,445,000</strong>.  For the <strong>38</strong> condos for sale, the average and median list prices respectively are <strong>$1,280,862</strong> &amp; <strong>$899,000.</strong></p>

<p style="font-weight: 400;"><strong>Real estate sales</strong> on Anna Maria Island continue again to outpace 2020 and we do not know how much higher it can go because we are running out of inventory.  Sales for the month of <strong>May 2021 were 93% over May 2020.  The Inventory has not significantly changed and is currently at 82.</strong>  Sales for <strong>May 2021</strong> for Anna Maria City, Holmes Beach and Bradenton Beach were <strong>58 </strong>(SF-25, Con-25, Dup-4 &amp; Lot-4) <strong>compared to May 2020 </strong>at <strong>30 </strong>(SF-12, Con-12, Dup-4 &amp; Lot-2).  The inventory <strong>continues to be the lowest it’s been in 30 years </strong>and continues to be below 300 for 34 of the last 42 months and 21 of the last 24 months.  Inventory has popped up a little and is currently at only <strong>82 </strong>(SF-51, Con-14, Dup-14 &amp; Lot-3).  Inventory for the previous 42  months were 72, 72, 72, 76, 100,135, 145, 155, 162, 175, 196, 230, 261, 253, 274, 308, 314, 312, 289, 279, 282, 292, 296, 293, 305, 334, 338, 319, 291, 257, 249, 231, 214, 223, 240, 254, 267, 297, 297, 310, 290, 298.  I’ve talked to Realtors who are going on vacation because there is nothing to sell.  Looking at <strong>Manatee County</strong> the <strong>average sale price of single family homes in</strong> <strong>Manatee County for May 2021</strong> <strong>were</strong> <strong>up again 28%</strong> <strong>above</strong> <strong>May 2020</strong> and the current inventory is <strong>down 79.7%</strong> from 2020 at this time.  The average sale price of a single-family home in <strong>Manatee County is $303,121 and the median sales price is 235,000 and Pending sales are up 146.3% over last year. </strong><strong>Again.…. The <strong>distribution of the single-family properties</strong> currently for sale on AMI <strong>continues to skew to the high end</strong> with none &lt;$750K, 7% or (3) between $750K and $1 million, 39% or (17) between $1 million and $2 million and 27% or (12) between 2-3 Million and 27% or (12) over $3 million.  <strong>The highest priced single family home</strong> currently is a 3,593 sq. ft. 3BR/3.5 bath home built in 2016 on 1/3rd of an acre on Bimini Bay listed at $6,500,000.  The <strong>lowest priced is </strong>a Land condo 2BR/2 bath 880 sq. ft.  at 310 62<sup>nd</sup> St listed at $824,900.  The <strong>distribution of the 14 Condos</strong> currently for sale on AMI is 7% or (1) &lt;$500K, 27% or (4) $500K-$750K, 33% or (5) $750K &#8211; $1 million and 33% or (5) &gt;$1 million.  You can see that 100% of the single-family prices are over $750K and 97% are over $1 million while 34% of the condos were below $750K and only 33% over $1 million.  As I mentioned above of the <strong>current inventory of 51  single family homes </strong>the lowest priced property is <strong>$824,900</strong> a 2br/1bath land condo at<strong> <u>310 62<sup>nd</sup> St HB </u></strong> and the highest is a <strong>$6,500,000</strong> Bimini Bay Front property at <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/8017-MARINA-ISLES-LANE-HOLMES-BEACH-FL-34217/A4500595/32/" data-saferedirecturl="https://www.google.com/url?q=https://annamarialuxuryrealestate.com/homes-for-sale-details/8017-MARINA-ISLES-LANE-HOLMES-BEACH-FL-34217/A4500595/32/&amp;source=gmail&amp;ust=1625135936297000&amp;usg=AFQjCNE_DAQnJQ7ZSRY0VFY_rbRDUUCPAg"><strong>8017 Marina Isles Ln. Gulf Dr. #A23</u> </strong>listed at <strong>$269,000</strong> and the highest a <strong>3br/3 bath condo at Carissa Villas</strong>, 2 blocks to the beach at <a href="https://annamarialuxuryrealestate.com/homes-for-sale-details/201-57TH-STREET-A-HOLMES-BEACH-FL-34217/A4484622/32/" data-saferedirecturl="https://www.google.com/url?q=https://annamarialuxuryrealestate.com/homes-for-sale-details/201-57TH-STREET-A-HOLMES-BEACH-FL-34217/A4484622/32/&amp;source=gmail&amp;ust=1625135936297000&amp;usg=AFQjCNHX2aHT7rDEaoZQbGYtlCDf5V4ZoA"><strong>201 57<sup>th</sup> St unit A HB</strong></a><strong>.</strong> The prices for single family homes continue to move up rapidly while condos continue to creep up.  Of the <strong>single-family </strong>properties currently for sale<strong> on AMI,</strong> the<strong> average </strong>list price is <strong>$2,517,879 </strong>and the <strong>median </strong>list price is <strong>$2,225,000 </strong>and for<strong> condos, </strong>the<strong> average </strong>list price<strong> </strong>is<strong> $863,800 </strong>and<strong> the median </strong>list price is<strong> $824,999</strong>.  <strong> </strong></p>
<p style="font-weight: 400;"><strong>L</strong>ongboat Key current inventory has dropped down again to <strong>48 </strong>(SF- 18, Con- 27, Dup- 1 &amp; Lot- 2) the lowest it’s been in the last twenty-three months  63, 59, 75, 127, 129, 156, 172, 178, 199, 218, 275, 295, 337, 388, 386, 378, 364, 354, 309, 309, 274, 289,359 and significantly lower than the previous seven months at 388, 386, 404, 442, 461, 455, 452. Of the current inventory of <strong>18</strong> single family homes, the average price is <strong>$3,752,161</strong> and the median list price is <strong>$3,747,500</strong>.  For the <strong>27</strong> condos for sale, the average and median list prices respectively are <strong>$1,878,193</strong> &amp; <strong>$979,000.</strong></p>
